Restored, traditional farmhouse, with spacious accommodation;  beautiful views and over 2 acres of garden and meadow.

We have owned the property for over 15 years and it is regarded as a second home by our family.  The house was restored in the 1960s by a French family who lived there until relocated for work reasons.  We have undertaken extensive modernisation during our ownership.  There is mains water and electricity;  electric oven and bottled gas hob;  constant hot water from our oil fired boiler.

The front of the property is sheltered by an extensive veranda over the terrace;  two further terraces catch the sun at all times of the day.  The barbeque is adjacent both to the sheltered terrace and to a sunny terrace by the kitchen.

On entering the property, look upwards to the magnificent mezzanine gallery and the stunning beams supporting the roof.  The downstairs sitting area by the open log fire has comfortable seating and the dining table accommodates 10. 

Also on the ground floor is a spacious double bedroom with a built-in wardrobe and french windows on to the front terrace.  The second large downstairs bedroom has twin beds and a built-in wardrobe.  There is a huge bathroom with wash hand basin, bath with shower over.  There is a separate toilet.

The kitchen has a door to a sunny terrace and is adjacent to the barbeque.  In addition to the previously mentioned cooking facilities, there is a microwave oven, dishwasher, fridge freezer and washing machine.  There is an excellent supply of cutlery, crockery, pots and pans.

Upstairs are two further good sized bedrooms;  one double with built-in wardrobe and one twin with plenty of storage.  There is a second bathroom with wash hand basin, bath with shower over and toilet.  A third toilet is next to the bathroom.

The mezzanine gallery has a very comfortable sofa bed, and an armchair, together with a wardrobe and drawers for storage; TV and dvd.  There is a large table and a selection of games (eg Scrabble and Halma) and a selection of jigsaw puzzles;  a radio for cds and tapes.

Outside, the private pool is surrounded by the third terrace with sun loungers.  There are 3 sets of tables and chairs which you can arrange in position on the terraces of your choice.  There is about half an acre of maintained garden surrounding the house and a meadow surrounding the garden.  This is a wonderful area for children to play in, and affords plenty for their imaginations. 

In the surrounding area there is golf, tennis, horse riding and canoeing.  Many local farms sell honey, prunes, cheese, pate de fois gras, and there are plenty of local vineyards offering wine tasting as well as the opportunity to buy their wonderful products by the bottle, case or en vrac - which loosely translates as 'loose' ie in a large plastic container containing about 22 litres.

There are many excellent restaurants offering good value for money meals as well as some more exclusive restaurants, all within a 10 mile radius.

The absence of light pollution means that the night sky is very clear and those interested in astronomy should bring a telescope!

Theouliere is a gracious house and one of the things which pleases us is that over the years our visitors have referred to it as a 'happy house'.  It is equally suitable for 2 people;  families with babies and grandparents;  2 families;  or groups of friends.  All these have visited in the past and we have many repeat bookings.

The road journey from the UK is long but not difficult.  St. Malo, Caen and Calais are the most frequent ports used.  The nearest airports are Bordeaux and Bergerac and car hire is available from both these airports.
