A pretty, quirky and very spacious Charentaise farmhouse in an acre of fenced garden with secluded fenced swimming pool, set amongst the sunflowers and vineyards of a delightful hamlet. The nearest village is 2km away with a tennis court, small store/tabac and bar/food.
There are 3 double bedrooms (one with extra single bed) plus a children's bedroom sleeping up to 4 children (2 singles, 1 bunk). Two bathrooms. Living accommodation consists of a large, fully equipped kitchen/dining room, sitting room, playroom (with table tennis), a children's 'chill area' on a mezzanine (Moroccan style) and utility room (washing machine, dryer, dishwasher).
Two outside eating areas with barbecue, large courtyard and sunbathing pool terrace. The house is ideal for 1-3 families with plenty of space to escape.
Linen included (except swimming pool towels). There are family bikes available for use, satellite tv, lawn badminton, boules and games.
Central heating and wood burning stoves. Animals are welcome on request.
Out of season one part of the house can be shut off to create a one bedroomed unit with kitchen, large sitting room and bathroom suitable for a couple or a family of 3. (Large double bed and a single bed). (Price on application).
No smoking. Long lets considered out of high season but not during winter months at the moment.

| Location and activities: | Rural, with easy access to the Charente river. Walking, cycling, fantastic wildlife all around, hares, deer, birds (including montague harriers) and much more. Locally there is fishing, golf, riding and kayaking. There is a free tennis court a short bike ride away in the nearest village (2km) and a small tabac, store and bar adjacent to it. The beaches are 45 mins away and surf beaches just over an hour. The shopping is good in Cognac and Saintes and excellent in La Rochelle. |

| Outside: | This is a rural area, the garden is surrounded by vines and sunflowers with the occasional field of wheat. Wildlife abounds and local farmers are very happy for you to walk and cycle through their vineyards provided their crops are respected. Early morning and evening walks usually reveal hares and deer and the bird life is extensive. There is a riverine forest a few hundred yards to the back of the property and a path along this and through to the river. Short term fishing permits can be purchased at the Post Office in Jarnac de Champagne (passport photos are needed for this). |
| General: | A wonderful place for a family holiday with opportunities for lots of activities or lots of lazing. |
| Suitability: | Suitable for all ages but care needs to be taken with the stair-ladders to the children's chill area. This would not be suitable for very young children. |

'Cognac'
"Cognac itself is a small but lovely shopping centre with an excellent indoor market that is open every morning for fresh produce and a larger market once a week. There is a similar market in Jarnac and many small weekly markets in neighbouring towns and villages. Saintes has a wonderful Saturday morning market and is heaven for shoes and La Rochelle has an abundance of boutiques from designer to chic and cheap chains.

"One of the joys of France is the ease of eating out as a family. The Cognac area is awash with excellent markets and restaurants making everything from picnics and barbecues to romantic dinners a pleasure. We have a few excellent restaurants nearby (details in our little blue book at the house) and a few within very easy driving distance. "
'Messing about on the River.'
"The Charente has to be one of the most glorious rivers for messing about on, from fishing and boating to swimming and picnicking. Fishing licences are available from local tabacs (can be purchased for weeks at a time) and there are all sorts of boats for hire from pedaloes and kayaks to electric motor boats and daily river cruises. Cognac, Saintes, Taillbourg and Jarnac are the best places to head for. There are also long stretches of river paths to cycle along."

"With the long and glorious west coast of France nearby the choice of beach is extensive, from the traditional seaside town of Royan to the endless beaches of the Gironde (accessed by the half hourly ferry from Royan), the surfers Cote Sauvage and the enchanting Ilse d'Oleron. For a family day out of beach and fun a combination of the wonderful Zoo at La Palmyre (Royan) and its lovely long beach accessed through the cool pine forest is perfect. A little further up the road on the Marais (just south of Rochefort) is the enchanting artist village of Mornac sur Seudre and the surfer beaches of the Cote Sauvage. "
