A renovated village cottage in Ste Sabine Born, 5 miles from Beaumont and Villeréal and only 30 minutes from Bergerac Airport. The cottage is ideal for exploring the Dordogne and Lot et Garonne with their many Medieval and Bastide towns.
The accommodation comprises of a fully-fitted kitchen, comfortably furnished sitting room, dining room with a fireplace which opens onto the verandah with outside dining area and rural views. There are 2 bedrooms, 1 king size and 1 twin bedded in the attic, both en suite.
Outside we have a heated pool (8 x 4m) with roman steps making it, in total, 10 metres long, with large terrace set in pretty enclosed gardens. Linen, including pool towels, gas, electricity, and pool heating is included.
The owners live just 10 minutes away so are available should you need any information or assistance. As well as for summer holidays, La Marotte is now available for winter breaks. If you are considering buying a property in France we are ideally situated for exploring both the Dordogne and the Lot et Garonne.
All rooms are equipped with electric radiators and the dining room has a logburner, with wood supplied, so La Marotte is a very cosy cottage in the winter.
All periods will be considered whether just one week or 2 months, prices on application.
The kitchen has a fridge-freezer, dishwasher, washing machine, iron and ironing board plus microwave.
Comfotably furnised with tv and freesat plus, dvd player, stereo and wi-fi.
One king size bedroom and 1 twin bedded room in the attic.
The king size bedroom has an en suite shower with wc and the attic twin bedroom has an en suite bath with wc.
All rooms are equipped with electric radiators and the dining room has a logburner. Wood will be supplied.
Horse-riding, cycling, walking and also canoeing on the Dordogne River. Restaurant, bar and bakery in village. Other restaurants, supermarkets in nearby towns.
There is a heated swimming pool and a large terrace with parasols, sunloungers and table and chairs.
Private parking just outside the cottage.
Not suitable for wheelchair users.

|Why this location?||La Marotte is a very typical perigourdine fermette (small farmhouse) but set in a village with amenities and perfectly situated to explore, not just the beautiful Dordogne region, but also the stunning Lot et Garonne.|
|Unique benefits of property||There are lots of holiday homes set in pretty villages throughout the region but very few with a private, heated swimming pool.|
On Saturday mornings and, during high season, Wednesday mornings, the only place to be is Villereal market. Unlike some other villages this is not just for the tourists, it takes place all year round and is a bustling market full of local produce plus some summer stalls just for the visitors where you can buy your souvenirs. Held in the square around the beautiful 13th century Halle it's worth a visit just for the architecture and ambiance and, if you get hungry or thirsty there are bars where you can sit, have a drink and a meal, and soak up the atmosphere.
We had an amazing week staying at La Marotte. The owners had thought about everything to make our stay just perfect. Beautiful house with a superb pool surrounded by gorgeous countryside. Would highly recommend.

The perfect small house! It was extremely comfortable with great beds and sofas, a small, functional kitchen, three toilets and two bathrooms. The terrace was perfect; small and covered with a dining table and views over the rolling countryside. The pool is impeccably kept with comfortable loungers and seating areas.
The only slight downside was the road was very close and local farm traffic shudders by a lot in the mornings.
The situation is great with a good local eatery (Chez Edith) and the very posh MIchelin place in the village as well a bakers. Local towns are stunning and easy to reach including the bastide towns. There are lots of local activities including parcour, swimming lakes, canoeing etc to keep teens happy. The river Dordogne with it's wonders is about a 45 minute drive away.
The very best thing is the hosts who are incredibly welcoming and ensure absolutely everything is in place for guests comfort. They are on hand and friendly but never intrusive.
It is very good value for money and I would recommend it unreservedly.
