Acabanes is very flexible accommodation and can equally be enjoyed by a couple or by a large group.

Acabanes is a large, beautifully renovated French villa in a lovely area of the Western Dordogne, close to Bergerac, Duras and Eymet.

It is full of charm and character, yet modernised to the highest standards with extensive facilities, and is situated in a quiet location on the side of a gentle hill with lovely south facing views over the surrounding rolling countryside and vineyards.

Acabanes has been designed and equipped for outdoor living, with a large (11x5m) superb heated pool with retractable cover, which means it can be used as an indoor or outdoor pool.

We cater for all sizes of parties and can accommodate both the very young, the elderly, or those with limited mobility/wheel chair users.
Extensive equipment is provided complimentary for infants and young children. There is no need to bring any of your babies or childrens equipment with you which means you have the option of flying to Bergerac or Bordeaux if you prefer.

The villa has extensive grounds of approximately 3 acres and has 5 terraces. The outdoor areas are ideal for general relaxation and various sporting activities for all the family to enjoy. A large sports box is provided for guests.

The covered tiled terrace is ideal for bbq's, with table and chairs provided for 'al fresco' dining or just simply enjoying the views over the garden and surrounding countryside.

Pool and Terraces: The pool and terraces have been designed to produce the maximum space for guests whilst maximising individual space. The 11 x 5m pool is surrounded by a very large sheltered terrace with many sunbeds and sun shade. The pool is fitted with a retractable telescopic pool cover. There is a Solar heated shower adjacent to the swimming pool. Atmospheric lighting throughout enables the pool and terraces to be used late into the evening.

There are 6 terraces;
1. 5 x 4m outside the downstairs Lavender bedroom
2. 6 x 4m outside the Green bedroom with an inlaid giant chess board
3. Between these terraces and underneath the large balcony is timber deck
5. Breakfast terrace for the morning sun leads from the kitchen
6. Covered main terrace leading from the kitchen

The gardens extend to over 3 acres with a fenced lower garden of 2 acres. This large garden is perfect for football with football goals, and rounders. There is also a supersize trampoline, childrens play area, sand pit, Wendy House and boules.

Ground Floor
The focal point of the barn is a vast sitting room measuring 9m x 8m and which is open to a magnificent timbered 'cathedral' ceiling. This sitting room is full of character with the original stone walls and tiled floors. Located within the lounge is an entertainment area which includes a 50in hd plasma tv connected to a dvd and vcr. A championship pool table is also in the lounge area which our guests really enjoy and many tournaments are enjoyed late into the evening. There is a comprehensive information area with maps and leaflets. There are lots of board games for all ages for our guests to enjoy.

The kitchen and dining area leads from the sitting room. This area is 9m x 4m with tiled floors and oak fitted units. It also has a large Range Master dual fuel gas oven, microwave oven, dishwasher, washing machine and large fridge/freezer. The kitchen opens through double frenchdoors, onto a partly covered tiled terrace. There is a Weber charcoal and gas bbq, and table and chairs on the terrace ideal for dining.

Downstairs the two super-king triple bedrooms Lavender and Green, have adjacent en suite shower rooms, with exposed stone walls, tiled floors and doors to their own terraces leading to the pool area.

First floor:
There are 2 family suites upstairs; All first floor bedrooms have air conditioning
The Rose Suite - Master bedroom with super king bed and sofa which can convert to a single bed. Smaller childrens room with a single bed and wooden cot. These 2 rooms share a large bathroom with shower and large organic bath.
The Yellow Suite - Master bedroom with super-king bed and sofa which can convert to a single bed. Twin bedroom. These 2 bedrooms share a bathroom with shower and bath.

All Master bedrooms have tea and coffee making facilities and all beds have high quality mattresses. Each guest is provided with a pool towel and 2 bathroom towels. There is Bedeck bedding throughout. There are Authentic African nets over all super-king beds.

Family Pets:
We have been welcoming much loved family dogs since we started renting in 2000 very successfully, and indeed with many returning each year. The majority of local restaurants and vineyards welcome them too. There are lovely walks directly from La Grange through the vineyards and along the single track lanes. It is very easy to bring them on the ferry in the dog friendly cabins.

The villa is surrounded by a network of single track lanes without hedges which are perfect for cycling and walking. One of the great joys in rural France is to enjoy a walk or cycle to a local restaurant.
We have strong links with several local family and dog friendly vineyards for our guests to enjoy.

Hello, my name is Tracey Jones and I live in Salisbury, Wiltshire, in England. I live with my husband Adi and elderly Golden Retriever Holly. We have a daughter who is married and lives in Cape Town and a son who lives in the Dordogne. Acabanes is the best property that we have been lucky enough to find in our 20+ years of villa rentals.
This was our third visit, and won't be our last.
This time, we took some friends who hadn't been there before, and they were wowed.

From pre-booking to after coming home, the service and communication from Tracey is superb.

As well as being spacious, with high quality furniture & fittings, and hugely comfortable, the house is equipped with everything you could wish for.

Bathrooms are brilliant, beds are so comfy, equipment is extensive and high quality.

We have taken our 2 springer spaniels each time, and the house and grounds are exceptionally dog-friendly.(and also child friendly!)

The house, pool and fantastic grounds are immaculately kept.

The concierge services provided make everything so easy and relaxing.
We took advantage of - ordering shopping to be delivered for our arrival, arranging for chef-cooked meals from Lucy Simper (great quality and quantities!), and restaurant booking.
On previous visits, we have also had massages and other treatments in Acabanes arranged.

We can't wait to go back!

What a fabulous place. Set in beautiful French countryside, tranquil and full of rural charm. The house is absolutely amazing with a vaulted ceiling and a massive communal area. Many an hour was spent around the 2 log fires, pool table and the kitchen table that could have seated a small army. The swimming pool is very well thought through, with a sliding cover about 3ft over the water, so even if you were to visit out of season you can all jump in and the pool is kept warm. There is even a sauna and gym should you feel so inclined. When you then delve deeper into the house, there are lots of beautifully made up rooms, retaining their rustic charm, yet combined with all the modern luxuries you could want for. The beds are fantastically comfortable and the bathrooms with their roll-top baths and power showers are a great way to unwind after a long day of walks, biking or relaxing on the terrace or in the enormous garden. It is often the case in other such places that details such as the kitchen are lost. Not at all here - all the important bits such as kitchen knives that are actually sharp, ample cutlery, cooking implements, coffee machines, crockery and of course wine glasses are all there in abundance, fully thought through for large groups and families to be more than comfortable. And if cooking isn’t your thing, then there are various restaurants and eateries just a walk or a bike ride away. An absolute 10/10 and we shall definitely be back. Thank you Tracey & Adrian

Outstanding villa. Luxury means luxury here - and we know from ten years’ experience renting in this part of France that this isn’t always the case.

It is a well-thought out villa and all the equipment is good quality/premium brands. No corners have been cut here and the investment shows.

The team are highly professional, available and so helpful.

We loved it. It would suit groups of couples and families with children. You do need a car to enjoy the local bastide towns, markets, chateaux, vineyards and some great restaurants.

The service from Tracey is second to none and anything she can do to help make your holiday great is provided for.
