Secluded Riverside Character Watermill, Private Pool. This cottage/gite is in a rural setting.

Secluded Perigordian riverside watermill with wi-fi and private pool, which is available from mid June until September for the sole use of our guests.

Woodland walks start right on the doorstep past lakes, ten minutes to the village bakery.
 
Stone built watermill property lost in rural France. There is no passing traffic, and a pedestrian bridge over the river to the front of the property leads to miles of walks through woodland and local lanes, past lakes and enchanting scenery.
 
The nearest swimming lake is at St Saud, (5kms) where there is a sandy beach with a lifeguard, changing facilities, an adventure playground, and restaurant. 
 
The Lake of Saint-Estèphe (8kms) is one of the largest and most beautiful stretches of water in the department. Here you can find a sandy beach supervised by a lifeguard, and free loan of canoes and three restaurants.
 
Located in the Regional Natural Park Périgord Limousin within the bounds of the villages of Saint-Estèphe and Augignac, it lies in a rural area of meadows, woodland, lakes and granite outcrops (nearby you can find the picturesque Roc Branlant (rocking rock) and Chapelet du Diable (Devil's rosary).
 
In the village of Abjat-sur-Bandiat you will find a baker 10 minutes drive from the mill, where you can get your breakfast croissants, and there is a restaurant, a bar, post office, and a hairdressers. 
 
Our local villages boast farmers markets every night throughout July/August, and the popular weekly Wednesday market at Piegut is 9 kms away.
 
There is a 4.5 m octagonal plunge pool for your exclusive use. The pool area is fenced according to local safety standards, and kept locked at all times. We provide sun loungers, and comfortable seating in the pool area with parasols. A stone built open logia in the pool area provides a cool shaded sitting area for people who do not want to sit out in the sun.

We provide beach towels for use in the pool area and at the local beaches, so that you do not have to pack towels.

For the energetic we have a selection of cycles that you may borrow free of charge to explore the lanes, or perhaps use to pop to the bakers for the morning croissants. 
 
Locally you can enjoy canoeing at St. Estephe, or take a trip to the delightful town of Brantome, where canoes can be hired for trips on the River Dronne, 30 minutes by car. The very brave can also try stand up paddling here, or if you prefer you can take a sedate river trip on a gabare.
 
Wine tasting can be found in Saint Sornin. Further afield you can visit the vineyards of Bordeaux.
 
Formed 150 million years ago, in the Jurassic period, the Villars Cave is a masterpiece of nature and time. Discovered in 1953, this natural cavern is covered floor to ceiling with spectacular mineral columns. Giant stalagmites, sumptuous draperies. The Villars Caves can be found 15 miles from the mill.

We are a family of Francophiles, who sought our own little piece of rural France.

Year property purchased 2012
Why this location? Our family love the woodland walks right on the doorstep, and the number of lakes and rivers in close proximity for swimming and fishing. We are only fifty minutes from the airport at Limoges, and we have the whole of the Perigord right here within easy reach.
Unique benefits of property This property has the benefit of a location away from passing traffic, yet is only a fifteen minute walk through the woods for the croissants. There are thick stone walls and a stone floor to keep you cool in the summer, and a terrace where you can sit and relax with the odd glass of something nice.
There is a secluded swimming pool with a stone sun logia for those who may wish to avoid the sun, yet still enjoy the lovely view.

We were a party of 4 consisting of mum, dad, daughter and her boyfriend. Our directions to Le Moulin were accurate even though we were doubting ourselves as we went down the meandering overgrown track; we almost turned back and then suddenly this idyllic property came into view. It far exceeded our expectations. The location was perfect for us, quiet, away from it all but close to amenities. The daily walk to the boulangerie (apart from Mondays!) was beautiful and a great way to start the day. The service and availability of daily treats was unbelievable at the bakery and so friendly. There was something for everyone, pool, bbq, chance to bird watch, peace and quiet, opportunity to walk (great signed paths all around. The house itself has been renovated to a high standard and the American fridge/freezer was a godsend and prevented us from needing to shop so regularly; though the supermarkets were only 15minutes away. great choice in Nontron. Small tops ups could be done in Piegut. The beds and bedding were very comfortable. There was so much to see and do in the area if you wished to. We loved our visit to Brantome Police Horses,12km canoe trip from Brantome to Bourdeilles, tennis and facilities at Lake St-Estephe, visiting the lovely village of St Jean de cole. walking around Nontron and Brantome. We had a lovely meal at La Cloche in Abjat too. The weather, location, facilities all made for a very memorable holiday. Many thanks to Lois for answering all our questions.

We are a family of 4 with two teenage sons who have just returned from a two week holiday in France. We spent the first week in the Loire region and our second week at Le Moulin.
We all loved Le Moulin. The whole property is huge but the holiday rental probably only takes up a 1/3 of the old mill buildings. We found Le Moulin holiday let to be very spacious and comfortable. It had been very nicely renovated and decorated to a high standard with thoughtful fixtures and fittings. As we were there when the temperatures reached a constant 33 degrees we found the house to be very comfortable and Lois had provided fans for each of the bedrooms.
The outside area was wonderful. Peace and tranquility at its best with no other sounds other than nature at its best with the added bonus of the sound of the Bandiat stream running along the bottom of the garden. The plunge pool was a real bonus in the heat. After our days out there was nothing better than to just jump in and have a splash around and still be sunbathing at 7.30pm! The boys spent their evenings outside on the grass area doing their work outs, whilst the BBQ was busy cooking our tea! Le Moulin is located at the end of a lane and you have immediate access to lots of woodland walks which are very well signposted. We didn't have maps but managed to easily follow a selection of Yellow posts (circular) walks of varying distances. Wonderful week for proper R&R whilst there were still plenty of things to do/see nearby.

A well equipped Gite set in very peaceful country side. Perfect for a relaxing break in the beautiful Perigord Vert. Plenty to see and do in the surrounding villages and towns.

We thoroughly enjoyed our 2 week stay at Le Moulin. The Villa was spacious and modern and as described in the advert. It was a huge bonus to be able to watch English TV as the Olympics were on. It was fully equipped for our needs. The area is idyllic for a peaceful holiday. The local village has a bread shop and a restaurant which we enjoyed a couple of meals at. There are walks or cycle routes straight from the front door into woods and past lakes.
We went to a couple of local lakes where there were sandy beaches and free use of the canoes. We also enjoyed an afternoon of archery at one, and a leisurely walk around the 3km lake.
There are plenty of activities to do during a 2 week stay. Canoeing down the river Dronne, visiting a chateaux, or local markets, but for lazy days at the villa it was great to have the pool to jump into when the weather hit the 30's, and the lovely shaded barn was ideal for many games of darts.
The owner was generally onsite if there were any problems, and couldn't have been more helpful.
We would highly recommend this property to others and would love to return ourselves.
