Quirky Barn Conversion In A Gloriously Peaceful Spot. This cottage/gite is in a rural setting.

The house is situated on high ground with wonderful views, 8 kms from Riberac, a bustling market town in the Perigord Vert of the Dordogne.

This is a barn conversion, nicely restored, with beams, exposed stone walls and natural wood floors and is situated in a little hamlet of converted farm buildings, so it is very safe for children and animals. The location is fantastic and very peaceful.

Kitchen and dining

The kitchen is well equipped with gas hob, electric oven, dishwasher, washing machine, microwave.
You can eat on the terrace outside through a patio door from the kitchen, or in the enormous living room with a large dining table seating 10.
There is also a small dining table in the kitchen - great for little children.

Living rooms

There is a huge triple aspect, vaulted living room (about 30 ft long and 20 ft wide).
Two seating areas and a large dining table. It has several sofas and a wood burning stove. Opening from this is a study (bedroom 4) and the kitchen.
All the downstairs rooms have patio doors opening either to the large terrace balcony at the back or to the front of the house.
There is also a downstairs shower room.

Bedrooms

Upstairs - 3 bedrooms , 2 bathrooms, large mezzanine.

Bedroom 1 - (18 ft by 10ft) double bed, en suite shower room - views over back of garden to fields and hills beyond.

Bedroom 2 -( 11 ft by 11 ft) double bed - jack and jill bathroom. Views over front garden.

Bedroom 3 -(11 ft by 9 ft) twin beds and bunk beds, next door to jack and jill bathroom. Views over back garden as bedroom 1

Bathrooms

There are three bathrooms in this half of the house. One is a shower room en suite with the main bedroom, one is a bathroom which leads off a small corridor and is also en-ensuite with bedroom 2.
The third is a shower room downstairs next to the study.

Heating

The house has central heating and a wood burning stove, but neither are in use in the summer.

Entertainment

There is a small library of English books.

Garden and outside

The pool is set away from the house and is fenced. There are loungers by the pool. The garden is mostly grass and slopes to a wooded area with a little path leading down to what we call the glade. In all just over two acres. So plenty of room to get away from one another.

Parking and garages

No garage, but plenty of parking in the gravelled area at the front of the house.

Visitor suitability

Adults, children of all ages. The downstairs study/bedroom 4 is excellent for an older person who finds stairs hard, since there is a shower room next door to it.

I live in Sussex with my husband, dogs and horses and would love to spend more time in my peaceful house in France, but sadly I can't due to other commitments. I had a wonderful time converting the house into two separate parts and landscaping the two acre garden.

Why this location? I knew the local area very well having visited Riberac for many years and I love being in the country.
Unique benefits of property Wonderfully tranquil and I am told the house has a lovely atmosphere. 180 degree views across the valley.

Riberac has an amazing market every Friday - bigger than most in the area with lots of local produce, including of course, foie gras

Le lac de Jemaye

About 5 kms up the road is a man made lake withsandy beaches and lots of trails for walking or cycling. Smaller children love it

Famous vineyards

Within an hour's drive are the vineyards and towns of St Emilion, Montbazillac which are worth visiting

Canooing

At Bordeilles and Brantome ( about a half hour drive)are centres which hire out canoos and you can spend an afternoon drifting around the rivers. Several fun weirs to go down too, but not difficult.
