This beautiful and unique Manor house is located in the very popular Dordogne town of Eymet and is just 25 minutes’ drive from Bergerac Airport.
The house sits in private gardens of a ¼ of an acre. To the rear of the house is a pretty walled courtyard with a 10m long heated swimming pool and a beautiful original gazebo, offering shade.

Eymet has a lively market every Thursday morning and in July and August it has a night market every Tuesday evening and a Gourmet picnic in the park every Thursday evening. Every year on the 15th August there is a Wine and Oyster Festival. Eymet is very well served for restaurants and cafés and as it sits on the edge of the river Dropt it offers some lovely spots for a picnic too.

The House and its facilities.

Newly renovated throughout, offering superb facilities and new equipment. Attention to detail has been thoroughly planned and considered. The accommodation comprises of the following:-

Kitchen – Fully fitted kitchen and equipped with a Stove Range with 7 Gas burners and 3 ovens, a kettle, Nespresso coffee machine, fridge/freezer with ice dispenser. There is a large island and an oak table which extends, a dishwasher, food processor, hand blender, juicer, spirilizer and an extensive array of plates, cutlery, glassware, pans and baking trays.

From the kitchen, there is a dining room and a small area dedicated to a gymnasium. There are several machines (used at your own risk) to include; running machine, rowing machine, cycling machine and a crosstrainer.

A utility room provides a 10-kilo washing machine and an extra fridge freezer.

Living rooms

Entrance Hall - Beautiful central entrance hall with original tiles and double doors leading off into the drawing room & study.

The drawing room has full UK free to air satellite channels.

The study is a quiet place to work or read with an extensive book library.

Television snug – with basic UK channels.

Playroom – equipped with children’s toys and games and a separate tv for the kid’s cartoons and a dvd players and an extensive dvd collection.

The wide landing has doors off to the East and West wings of the house, each wing has 3 bedrooms, 1 with an en suite and a family bathroom for the further 2 bedrooms.

The property has oil central heating and a log burning stove.

Garden and outside

There are various seating areas around the garden and pool and mature trees offering shade.

The rear courtyard garden is enclosed with a 2m high wall and is planted with 4 metre high hornbeam trees around the circumference.

The 10m x 4m dark grey pool has wide steps running the width of the pool into the shallow end which has been designed to be both child and adult friendly alike. The pool benefits from a beautiful terrace around its circumference which extends to 80m2 in total, on which a pergola offers shady dining.

A large gas bbq and a Plancha is provided for al fresco dining. The rear courtyard and pool have extensive lighting for evening ambience all working on a state of the art remote control system. Sun loungers and comfortable garden furniture is provided.

Parking and garages

There are double gates and a gravelled drive, offering parking for several cars. Several mature trees provide natural shade from the sun.

Why this location? We have bought and sold several times in the region, always living outside of villages and towns, so when this property came on the market, walkable to our office, the girls school and our favorite restaurant, it was a done deal!
Unique benefits of property It is one of the most beautiful houses in the town of Eymet. On a quiet boulevard and set back behind beautiful iron railings. Although we are in the centre of town, we have a spacious garden, with mature trees and a beautiful rear courtyard with a heated swimming pool. The house is extremely spacious and it is full of lovely old features.

Thursday Morning Market

Every Thursday morning Eymet comes to colourful life with stalls and stalls of fresh fruit and bread, flowers, cooked chickens, tantalizing pastries, Paella, clothes, bric and brac and tasteful souvenirs. A morning not to be missed.

Summer Night Market

Every Tuesday evening from Mid June to early September. Stalls and stalls of tempting food and wine, from Moules/Frites to Vegan/Gluten Free delights. Oodles handmade jewelry and pottery and fun stalls for children!

Picnic in the Park

A hugely fun filled occasion in the Chateau Park every Thursday evening from late June to early September. With a select number of gourmet food stalls and live music and dancing, often until late!

Wine & Oyster Fair

On a Bank Holiday on the 15th August. A fabulously fishy affair starting early in the morning until late at night, with spectacles, music and dancing later in the evening.

Chateau Bridoire

A place to explore with the children, an ancient Medieval Chateau with secret rooms and dungeons. Ancient games in the garden and a Labyrinth! Just 10 minutes drive from Eymet.

Canoeing

There are hundreds of choices of routes and lengths of canoe trips. They are a fabulous day out with wonderful views of chateax and cliff side villages, along the Dordogne and the Vezere rivers and lots of beaches for picnics and shallow places to swim. Further details and leaflets will be available in the house.

Swimming Lakes

There are various swimming lakes with sandy beaches in the area. The best for children is the Lac du Lougratte, which not only has a sandy beach, shallow enclosed area for children to swim, pedloes, a slide and a playground. There are also BBQ's, so you can take your own lunch, picnic tables and a snack bar. The prettiest is Lac de Pombonne in Bergerac.
