This is a very pretty property in a very special location, the precincts of the Art Quarter in the location of the original medieval village of Riberac, opposite the site of the former castle. It is full of character and has all modern conveniences. There are 2 spacious bedrooms with lounge areas, 2 flat screen TVs with UK channels and en suite bathrooms with either bath or shower.The house is situated on 3 floors with the bedroom suites 2 floors apart, so that families with children or couples each have their own private living space. Free wi-fi and central heating are available throughout the house. The ground floor comprises a fully equipped kitchen, range cooker with gas hob, electric oven, dishwasher, washing machine, fridge-freezer and also a dining and lounge area. Free parking is available just outside.The private peaceful orchard garden has a heated pool 8m x 4m x 1.45m from March 31st - November 3rd, a poolside chalet with fully equipped summer kitchen, outside dining area and boasts a unique uninterrupted view over Riberac's landmark 12th century Collegiale Church.
A 5 minute walk takes you to the town centre with it's numerous facilities, cafes, restaurants and the famous Friday market, the largest in the Dordogne. Riberac is also served by 5 supermarkets all within a 5 minute drive and the open countryside is no more than 10 minutes in all directions. The beautiful villages of Brantome, 'The Venice of the North' with it's Abbey, Aubeterre 'One of the Prettiest Villages in France' with it's Monolithic Church and Brantome with it's stunning castle, are all within a 15/20 minute drive. The sandy beaches at Lac Jemaye and Aubeterre are within the same distance. Lots of leisure facilities are also within easy reach. Golf, Fishing, Horse Riding, Canoeing and Cycling to name but a few.
Bergerac Airport is a one hour drive and the TGV train link, 2 hours from Paris, is at Angouleme also a one hour drive. There are flights from the UK to Bordeaux, a minimum one hour 15 minutes drive. Arrival and departure dates are flexible. Payment terms as follows:
25% at time of booking. Full amount payable 45 days prior to arrival date.Up to 60 days prior to arrival - 100% refund. Betweeen 45-30 days prior to arrival 50% refund. After 30 days prior to arrival no refund is applicable. A security deposit of 300 euros is payable on arrival and is refunded within 7 days of departure.

The garden and it's facilities is for the sole use of guests other than Tuesday & Thursday 3.30pm. - 6p.m. when it is closed for general maintenance and pool cleaning. An ideal time to visit the nearby sandy beaches at Lac Jemaye and Aubeterre for lake or river swimming.

Maximin 4 guests. In the interests of safety and security, chidren under the age of 7 cannot be accommodated.
Bedlinen, bathroom towels, tea towels, garden/pool towels, toiletries and cleaning materials are provided. Also, 2 hairdryers, iron, ironing board and clothes dryer. Cleaning charges are included in the price.
My husband and I relocated from the UK 12 years ago to settle in this beautiful part of France. Our first main task was to renovate our own home, a rundown, uninhabited, small farmhouse on the outskirts of Riberac. Our second main task was to renovate our rental property in the town.

|Unique benefits of property||This is one of the oldest dwellings in Riberac and we fell in love with it's character and it's location immediately. We have retained original features which are combined with all modern facilities. There are 2 large bedrooms with lounge areas, 2 en suite bathrooms, English tv in both bedrooms and free wi-fi throughout the house. The kitchen is fully equipped with a gas hob, electric oven, retro fridge-freezer and a washing machine. Also a lounge area and dining area to accommodate 4 people. Free parking is available just outside and there is central heating for low season visits.The orchard garden has a unique, peaceful atmosphere, a heated swimming pool 8m x 4m x 1.45m open from March 31st to November 2nd and a poolside chalet with fully equipped summer kitchen and outdoor dining area. A 5 minute walk takes you to the town centre with it's cafes, restaurants and Riberac's famous Friday market. There are 5 supermarkets within 5 minutes and open countryside within 10 minutes.|
People come from far and wide to visit Riberac's Friday Market which is an absolute must. Brantome the 'Venice of the North' with it's Abbey, Aubeterre 'One of the prettiest villages in France' with its Monolithic Church and Bourdeilles with it's Castle, are 3 very popular destinations within close proximity. There are sandy beaches at Aubterre and Lac Jemaye both within a 15/20 minute drive. There is also a lovely woodland walk around the lake and canoe hire at Aubeterre beach.
The description was largely accurate although the pool area was a 1 minute walk from the property via the front door which was a bit awkward. The house was clean but a bit dusty maybe as it was such an old building with an ancient staircase. It was disappointing that the pool cleaning was scheduled for twice in the week and at the hottest part of the day. The owners booked a restaurant for us on our first evening which was very helpful however despite the central location and nice pool I probably wouldn’t recommend it because of the very old kitchen, lack of an attached garden and the small bath
The guest refers to the: "very old kitchen". This had been installed but one year earlier, as was the poolside chalet/kitchen.
The: "ancient staircase" is solid oak and normally regarded as an attractive feature.
The bath is compact but not child-size. There is also a spacious shower unit in the second bathroom.
The guest complained on the first morning of an insufficient quantity of towels. In the knowledge that full sets of towels had been provided, we nonetheless provided more. Pool/beach towels had additionally been supplied in the chalet.
We live 7 minutes from the property and are on hand to deal with any problems. If there were any issues with "dust" the guest simply had to inform us and this would have been resolved.
The guest says that "It was disappointing that the pool cleaning was scheduled for twice in the week". This is clearly stated in our advertisement and if prospective guests feel that this would be inconvenient, they have the option not to book.
Further to pool cleaning on the Tuesday afternoon we informed the guest that we would forego cleaning on Thursday, as this was forecast to be a warm, sunny day. We hoped that this would compensate for the unusually variable weather that week and that the guest would have appreciated this gesture.
The guest had booked 20 weeks ahead with ample opportunity to pre-clarify any grey areas during the free cancellation period, including .the "awkward" location of the garden at a 1 minute walk from the house.
