The kitchen with french doors to the garden/courtyard, has a butler sink and a range of white modern units including a Range master fridge/freezer, large range gas oven, dishwasher, washing machine and microwave oven. In addition there is a DeLongi coffee machine for those who want the perfect coffee.The large kitchen table sits 8.
The front door leads to a spacious Lounge/Dining area, there is a large fireplace suitable for a log fire should the evenings go cold. There is an original stone sink, wooden flooring, beams and a staircase leading to the first floor.
The lounge is furnished with a large sumptuous three seater sofa and two large comfy lounge chairs, tv and satellite connection so you don't miss those all important English programmes, a large dining table and chairs, bookcase with numerous books, including cookery books for those who want to try their hand at some french cooking.
A music system will allow you to connect up to your iPhone/iPad so you can enjoy your own music.
As you enter the property there is a corridor leading to two light and airy good sized bedrooms, one large double at the front and a twin room at the rear which overlooks the garden.
There are two further bedrooms, the master is to the front aspect of the property and a twin bedroom to the rear.
All bedrooms are capable of adding additional put me up beds/cots.
The modern bathroom, with a bath, wc and handbasin is next to the kitchen.
On the first floor there is a bathroom with a walking shower, wc and handbasin.
The property is heated by a log fire. There are electric oil fire heaters should the evening go cold.
Hot water is supplied by an emersion heater, providing plenty of hot water.
B&W music system. Satellite tv, numerous board games and books.
Large 10x5 metre pool, fenced and alarmed. Large area for outdoor games. Large eating area with bbq with teak table and numerous chairs, capable of seating 10 in comfort. Around the pool are sun loungers and parasols to shade you from the hot summer sun.
Outside there is parking for three to four cars.
This property is unsuitable for wheelchair bound people due to the numerous different levels inside and outside the property.
We purchased this property in 2017 having looked for the right property and area over a period of about 5 years. Les Prades fitted everything we were looking for. Situated in open countryside, yet not cut off. Expect to find deer in the garden and there is an abundance of wildlife to enjoy with country walks on our doorstep.

|Why this location?||Les Prades is in a small quiet hamlet just outside the village of St. Martin de Fressengeas, with a bakers, cafe/bar and shop. One of the prettiest villages in France, St Jean de Cole is only 7 kms away and the bustling market town of Thiviers, where you will find all commences and train station is just 10 kms away. The nearest airport Limoges is 61 kms, which is served by the low cost airlines.
Brantome, known as the "Venice of the Dordogne" with its Abbey, river and beautiful cobbled streets, full of restaurants and small boutique shops is just a short drive away. A little further downstream is castle of Bourdeilles. To east of the property you will find the fairy tale looking chateau of Jumilhac and the Chateau and wonderful gardens of Hautefort. Further south is the beautiful city of Perigeaux with its prominent St. Front Cathedral.
If it's the outdoor life you require then the area is blessed with canoeing, cycle paths, fishing, rock climbing and much much more.
|Unique benefits of property||Externally there is a 10x5 metre in ground Chlorine pool which is fenced, gardens large enough to enjoy outdoor games, and a wonderful eating area just outside the rear kitchen door. Internally there are four large bedrooms, two bathrooms (one with shower), a large lounge and a fully fitted kitchen. The house comfortably accommodates 8 but all bedrooms can fit extra beds, if required.
The kitchen has a Rangemaster Fridge/Freezer with an integral ice making machine ideal for those hot summer days.
The property is full of character with wooden floors exposed beams makes this property truly a french retreat.
Fine dining at its best, if you don't book well in advance you won't get in. It is expensive, but as a special treat.
