Enjoy the tranquillity of what seems to be your own private valley, offering absolutely magnificent west-facing views - yet is only a 4 minute walk to the centre of the wonderful medieval village of Ladornac, with a friendly cafe/restaurant naturally at its heart.

La Rousselie is ideally situated in the Dordogne (Department 24), South West France. Available all year round with lots to see and do, the villa is ideally situated for visiting the world-famous sites of Sarlat and its fabulous markets and restaurants, Lascaux and its incredible prehistoric caves, Rocamadour the cliff-hanging village and site of pilgrimage for centuries, medieval Domme with stunning views across the Dordogne valley and beautiful river towns such as Terrasson, Montignac, Beynac, Bergerac and Riberac, all are within an easy drive through spectacular countryside. The vibrant regional capital of Périgueux is also a short distance away and well worth a visit. The beautiful gardens of Eyrignac and Marqueyssac are a short drive away. There is plenty nearby for active guests as well - treetop parcours, canoeing, walking, horse riding & even skiing in the Cantal mountains! Of course, you could just relax and chill out on the deck or around the stunning heated pool.



Kitchen and dining

La Rousselie has a new kitchen, fully equipped to make your time easier and more enjoyable.
There is a double electric oven, electric hob, microwave, Samsung American-style fridge-freezer (with ice-making ability), dishwasher, kettle, toaster and Nespresso machine.

In the kitchen is a lovely oak table that can comfortably seat 10. On the west-facing patio is another table seating 10 - perfect for all your meals al fresco. The outdoor dining table has a permanent sunshade, so you don't need to worry about getting too hot.

On the patio is a bbq for those who want to cook outside.

The kitchen is fully equipped with all the utensils you might need, plus juicer, blender and a picnic basket for any away-days.

Living rooms

La Rousselie has a very generous open plan living room, with room for 10 to sit comfortably on new sofas. It has outdoor access on three sides, providing plenty of light into the room. There is a wood stove for any chillier evenings, plus 2 ceiling fans to help keep it cooler. The living room opens onto the secluded side patio via patio doors or the west facing patio through 2 pairs of French doors.

The living room comes with a large tv (which is internet enabled giving access to all UK channels plus Netflix), dvd, stereo and a selection of books and dvds.

La Rousselie has 4 generous sized bedrooms.

On the ground floor is a king sized bed with en suite bathroom (bath and shower), as well as outdoor access via French doors. The room also has a built-in wardrobe plus chest of drawers, as well as a ceiling fan.

On the first floor are 3 further bedrooms. The master bedroom faces west (looking out over the swimming pool and down the valley), with a king sized bed, wardrobe, chest of drawers and occasional chair. It also has a ceiling fan. It has an en suite bathroom (which gets the morning sun) with bath and shower.

Bedroom two has 3 single beds (2 as bunkbeds), wardrobe and chest of drawers - it has the benefit of 2 windows, making it lovely and light. There is a tower fan for cooling.

Bedroom three has 3 single beds (2 as bunkbeds), wardrobe and chest of drawers. It faces west (looking out over the swimming pool). There is a tower fan for cooling.

Bedroom two and three share an en suite bathroom with shower.


La Rousselie has 3 en suite bathrooms and a separate downstairs toilet.
The bathrooms have been recently refurbished - there are two baths and each bathroom has a generous shower, together with new vanity units and mirror cabinets.

Outside by the pool is an outdoor shower.


La Rousselie has modern electric radiators, which can keep the property lovely and warm in the chillier months.
It also has a wood stove in the living room (with a supply of wood).
There is a generous size water tank for hot water.

Garden and outside

With 2 acres of fenced gardens, La Rousselie has all the space you could need. The house faces west, surrounded by lawn to the south and west. There are no other houses within 200m of La Rousselie, meaning you really can get away from it all.

There is a raised patio (with railings and a gate which can prevent access to the pool), leading down to a large poolside patio area with enough sunbeds and seating areas (with cushions) for everyone. The pool is 12m x 5m (with a depth of 0.9m to 2.0m) with a pool alarm.

The pool and surrounding patio is secluded by laurel hedges, providing all the privacy that you could need, as well as plenty of lavender providing a wonderful smell.

There is a large lawn area (ideal for garden games) on the south side of the house, with the rest of the garden gently sloping down to an undisturbed west-facing valley.

There are permanent sunshades for the patio and seating area by the pool.

Parking and garages

La Rousselie has a white gravel drive, with ample parking for 4 cars if needed.

La Rousselie is perfect for a family looking to get away from it all, or 2 families wanting to share a place in the sun.

With 4 generous bedrooms (2 doubles and 2 bedrooms with 3 single beds), a large living room, fully equipped kitchen and heated pool and hot tub, La Rousselie offers plenty of space to stretch out and enjoy yourself.

There is wheelchair access to the house if needed, with a ground floor bedroom available.

As it is our home, we do ask that guests treat it accordingly - it is not a hotel, but a chance to have a wonderful self-catered holiday in a glorious part of France. We ask that you leave the house in the same state that you would like to find it for a luxury holiday.

Information about any additional facilities

The separate utility room has a washing machine, tumble dryer and facility for drying clothes inside and outside. It also has a first aid kit, fire extinguisher and picnic kit.

In the summer, we recommend that you keep the shutters closed during the day wherever possible - this will help keep it cooler inside.

We are a family of four who have found a piece of heaven in La Dornac. We are lucky to be able to have an escape in the Dordogne that works all year round offering plenty of space, fabulous views, great food and wine and a "home from home".

Why this location? We like travelling in France. We first went on holiday to La Rousselie in 2014 when exploring the Dordogne region and liked it so much we returned in 2015 for 3 weeks. As luck would have it, the previous owner was selling - we liked it so much, we bought the villa!
We love the peace and quiet, as well as the fantastic views down an unspoilt valley with the most spectacular sunsets. It is by a very quiet hamlet, but only 10 minutes to Terrasson-Lavilledieu which has everything you need, or 25 minutes to the lovely city of Brive La Gaillarde.
There are plenty of activities within a very short drive - castles, canoeing, gardens, caves, lovely walks and fantastic food and wine wherever you go.
Further afield are Cahors, Rocamadour, Bergerac, St Emilion and Bordeaux - all easy day trips.
There are a number of regional airports if you want to fly or it is close to major motorways for a leisurely drive from the UK.
Unique benefits of property A luxury villa in South-West France. It is a home from home but with the added benefit of a heated swimming pool and hot tub on a west facing patio! About 10 years old, it has a 12m x 5m pool, plenty of space for up to 10 people, a new kitchen and new bathrooms and sits by itself in about 2 acres of meadow. The kitchen has all the facilities you need or there is a bbq if you don't.
Good wi-fi (which works pool-side!), internet enabled tv, separate games room, 4 comfortable beds, plenty of outside seating/loungers, utility room with washing machine and dryer and plenty of space for children to run around free from traffic.
And the view of the sunsets and the stars at night need to be seen to be believed.
La Rousselie provides everything you need for a wonderful and relaxing self-catering holiday in the Dordogne.

La Rousselie - kick back and relax

One of the nicest things to do at La Rousselie is just to stay put and enjoy the lovely facilities and views. From the 12m heated pool, the 2 acres of land, the games room, internet-enabled TV (with Netflix), wonderful sunset views and the hot tub waiting for some star gazing, it's difficult to beat just soaking up the sun in the convenience of the comfort of La Rousselie.

La Dornac - for your essentials

La Dornac is a small hamlet, but has a shop for essentials and a lovely restaurant and bar if you want a change.


A small town only 10 minutes away, Terrasson-Lavilledieu offers a convenient place to stock up. It has 3 supermarkets, plenty of restaurants, banks, bakeries, ice cream and a small cinema, as well as a chocolate factory and the lovely Jardins de l'Imaginaire.

Brive La Gaillarde

Brive is a lovely city, about 25 minutes away. It is an old walled city with a compact city centre, offering plenty of shopping or the chance for a gentle stroll or stop at the many cafes or bars.
It has a fantastic Olympic sized swimming pool and attached leisure pool, cinemas, large supermarkets, outlet shopping offering everything you might need and is very conveniently located by the A20 motorway.

This property is of a very high standard and the amenities and location make for a comfortable relaxing stay in peaceful surroundings. I had to contact the owners on arrival on a minor issue and I was delighted by the prompt response from Allan. The house is very comfortably furnished and the cleanliness and standard of accommodation throughout is worthy of positive comment. I found the kitchen to be particularly well equipped and the external space is exceptional with a glorious terrace with hot tub as well as a super swimming pool just a few steps from the house and terrace.
I would recommend this house as suitable for everyone from couples to large families.
The village of Ladornac is small but nearby Terrasson is a lovely, scenic town only ten minutes drive away with bars, restaurants and supermarket.
The location is perfect for exploring the region with visits to Les Eyzies, Brive, Sarlat and Lascaux all within easy reach during our week at La Rousselie.
We also particularly enjoyed canoeing on the river Veyzère from the base near the bridge in Les Eyzies.
Overall an excellent choice representing good value for money.
