Our pretty stone house is located in the tiny hamlet of Le Sorbier nestling at the end of a quiet road with only 2 neighbours and surrounded by farmland.
The house has been lovingly restored to a very high standard with attention to detail and high end fixtures and fittings. Original features such as the large stone fireplace in the kitchen/dining room, wooden beamed ceilings and stone walls have been restored giving the property an abundance of character. New wood floors have been laid throughout and there is a woodburning stove which provides heat and a cozy atmosphere in the winter.
There are woodland walks on the doorstep and the River Vezere is just a short walk away. There is ample parking for several cars plus a large garden. The whole plot is around 1.5 acres and it is all available to guests. As well as the 12m x 4m swimming pool which has an automatic cover there is an outdoor dining area under a pergola and various seating areas throughout the garden. There is also a charcoal barbeque (charcoal not provided).
The lovely town of Montignac is only 3km away and a level walk which takes about 40 minutes and where a market is held every Wednesday and Saturday. In July and August there are night markets every Monday and every July there is a festival of music. There are 24 restaurants in Montignac and numerous shops and bars as well as 3 supermarkets, a bank, post office and tourist information office. There is also a cinema which tends to show films in French only.
The famous and very popular Lascaux caves are only 3km from the house and the tourist attractions in the Dorodogne valley are less than an hour way. Further afield the larger towns of Perigueux (64 km) and Brive (50 km) are worth a visit. The popular historic town of Sarlat la Caneda is 29 km.
The kitchen area has a Fisher and Pykel double oven stove with 6 burners and a warming drawer, an integrated dishwasher and LG American style fridge/freezer with water dispenser and ice maker. A large island provides storage with a stainless steel worktop for food preparation. The kitchen is very well equipped including a coffee making machine, food mixer, blender and crepe maker (A small amount of coffee pods are provided but guests will need to bring a stock of their preferred brand. The local Intermarché supermarket has a good selection)
There is also a separate utility room with a washing machine, separate tumble dryer, sink and toilet and coat rack. This is a useful room for wet shoes and boots.
Adjacent to the utility room is a small library area with a wide selection of books and games.
This is a spacious room with exposed stone walls and beamed ceiling, a newly laid solid oak floor and stunning original stone fireplace with modern wood burning stove.
There is seating for 6 people and a dining table again with seating for 6 people.
A spacious room with exposed stone walls, beamed ceiling, feature fireplace and new solid oak flooring. The bed is superking (6ft) but can be split into two single beds if required. There is ample storage in a double wardrobe and large chest of drawers. This room has a lovely view over the front garden and fields beyond.

This attractive room has recently been converted from the original attic. There are lots of original beams and a lovely view from the small front window overlooking fields. The metal bed in this room is double (4ft 6”). This room benefits from air conditioning which can be used as heating in the winter. A large velux window makes this a bright and sunny room (black out blind). This bedroom has an en suite shower room.
The two bedrooms on the first floor share a newly fitted bathroom with large shower unit with two separate shower heads. There is ceramic tiling to the walls and floor and a heated towel rail. This room does not have a window.
The attic bedroom has an ensuite which again is a newly fitted room with some exposed stone and tiling. A large shower unit houses a power shower with two shower heads. There are two very small feature windows in the stone wall.
There is a log burner in the living room and electric heaters in bedrooms 1 and 2. Bedroom 3 has air conditioning which can be reversed to provide heating in the winter.
Both bathrooms have electric heated towel rails.
We have a small library of books and games and some cd's and dvd's. A smart tv is fixed to the wall and receives UK and French tv as well as connecting to the wi-fi
The 12m x 4m swimming pool is brand new and has terracing with 6 sunbeds (towels not provided)
There is also an outdoor searing area under a pergola for shade when the sun is too hot.
There is plenty of space to be in the sun or shade, whichever you prefer.
In summer the house is surrounded by corn fields making the garden very private.
There is off street parking for at least 4 vehicles.
Unfortunately the property is not suitable for wheelchair users as all the bedrooms are upstairs.
The 2 staircases are newly fitted and very sturdy. The staircase leading to the second floor is narrower than a normal staircase and there is a fairly low beam at the top.
Otherwise all rooms have good ceiling height.
The house is in a very secluded area with very little passing traffic, we only have one full time neighbour and one other holiday home which is privately used by the owners a few times per year.
The total area of the land is 1.5 acres but please note that there is no fencing so guests with small children will need to keep an eye on them.
The swimming pool has an electric cover which closes with the press of a button. It is very important that the cover is closed when the pool is not in use. This not only protects your children but also prevents any animals going into the pool such as rabbits or deer.
Hi, myself and my husband Simon have just spent a year renovating our lovely house just outside Montignac. We still live in the UK so have just listed our house for rental when we are not using it ourselves. We have thoroughly enjoyed the challenges and hard work that the renovation has brought and hope everyone loves the house and the area as much as we do.

|Why this location?||We love the Dordogne and particularly the quieter Vezere Valley. Montignac is a pretty town and is still lively in the winter due to a large percentage of the population being French. We wanted to be near enough to the ports to be able to drive easily, we are around 6 hours from several ferry ports and 8 from Calais, we usually use Eurotunnel. We also wanted somewhere with a good climate and this area certainly delivers, the temperature is in the 30's in August and only a bit cooler in September. Winter can be very cold though ie December, January and February. We are only 4km from Montignac which takes between 30 and 40 minutes to walk and 5 to drive. There are plenty of shops, bars and restaurants although some do close in winter. People here are very friendly and polite and the French love it when we try to speak to them in their language.|

The lane to our hamlet finishes just after our house and then becomes a track which leads into the woods where we can walk or cycle. There is also an integrated dishwasher and in a separate utility room, a washing machine and tumble dryer.There is also a food mixer, blender, coffee machine & crepe machine. Upstairs as well as three bedrooms there are two newly fitted shower rooms, both have large showers with two shower heads. Doors on the first floor landing lead to a balcony which overlooks and garden and pool which is 12m x 4m with sun loungers for all. The pool area is surrounded by corn fields|
Bar Paradiso is a lovely/bar restaurant adjacent to the local cinema. They have lovely comfy sofas outside in the shade or sun and are open from lunchtime until midnight for food and drinks. The owner, Elvira, speak perfect English. Some of her staff speak English but not all so a good opportunity to practise your French!
