Beautiful, historic 12th century fortified watermill, set on its own private island with 4 others belonging to it. 3ha total and once featured in The Tatler. Prinate pool, newly renovated this year, plus air conditioning.
The largest island, accessed easily by bridges, houses lots of little paths that meander around, a large designer pool in grey stone (14m x7m including steps), large grass play area with a tennis net & football goal, a small short tennis/badminton hard area pool side, table tennis, 2 canoes, 1 kayak, 1 fishing boat, fishing rod, 6-7 person hot tub etc. Beautiful property, very private grounds. There are sounds of the 2 waterfalls there - from a large, suspended cantilevered balcony over the river with another waterfall over the little canal that passes through the property. The river runs under the house in 3 places in an authentic, original ground floor. Living accommodation is on the first floor only, accessed by a very modern floating staircase. 4 double bedrooms, 1 en suite with jacuzzi bath & 1 wetroom. Whilst marvellous for children there, it is not recommended for under 5's. Life jackets are provided for the boat & canoes. It is a paradise for wild life, with herons, kingfishers, ducks, cormorants, fish, red squirrels, coypu etc in abundance. You may indeed be wolf whistled at by the beautifully coloured golden orioles ( rare in the UK) that nest in the canopy on the largest island each year. It is a location to be truly enjoyed, to rest & re-charge your batteries or to have as energetic holiday as you wish, with something for everyone. The first floor only accommodation unfortunately makes it unsuitable for the physically challenged.

The large kitchen/diner is a spectacular, double height , spacious room. Light airy, & fully fitted. US fridge.
A very large double height lounge leads on to a very large,spectacular, suspended, cantilevered balcony actually overhanging the river. Comfortable white leather furniture & large flat screen tv completes a luxurious look.
A double height, beautifully spacious master bedroom. It is duel aspect, and has an ensuite bathroom complete with jacuzzi bath. It looks directly on to the river. The second double bedroom is also double height, giving a spacious feel to the room - also looking directly on to the river. The first of the twin-bedded rooms in between the doubles keeps to the theme of being double height... light & airy & looking straight out onto the river, whilst the 4th bedroom can be found on the mezzanine above the lounge & is a great favourite with children. They can also see the river from this room, as the watermill comes close to feeling like a boat! All rooms have luxury white bedding.
One en suite with 2 sinks, wc, shower over a jacuzzi bath. The second one is a modern wet room with shower, sink, wc.
Electric radiators and woodburner.
Satellite tv, dvd player, chess, cards.
Table tennis table; 6-7 person tub, boules, canoes, boat, kayak, short tennis/badminton, football goals, tennis net. Walks around the large island. Free fishing from its own land.
Outside ample parking in front of the watermill on its own land & private to the watermill. Footbridge over to the watermill & between the largest 2 islands.
Suitable for babies who can't walk and all children over the age of 4-5yrs. Unsuitable for toddlers & people who can't climb stairs - even though the floating staircase entry is easy rise - as the accommodation is all on the first floor level.
I am a retired lecturer who has lived out in France for over 20 years & rented my properties out for 18 years....actually starting with Brittany Ferries for several years ( they put this watermill in the Tatler one year); then trying other sites before now returning to them this year. I could well retire (finally!) after this season, so it could be a last chance to rent this watermill.

|Why this location?||It is an archipeligo estate- the watermill itself stands on its own island with the gardens being other islands - and is a location second to none, often being called 'paradise' by guests.|
|Unique benefits of property||It is just that - unique. Private, yet only a few mins from the nearest little town for all conveniences, with an abundance of wildlife around you. Fishing at the property needs no license.|
Markets abound around this region...in high season, one can be found close by for every day of the week & some night markets spring up, too. There is an internationally renowned '48hrs Swing' music festival in Monségur at the beginning of July each year, & others are organised nearby, too, as the season gets into full swing. As you are in the middle of the Bordeaux wine region, free tasting may be had at many outlets. St Emilion is only 35 kms away, with a restaurant that gets a good name. The pizzeria in La Réole also gets a good name, although Le Moulin guests say they don't seem to leave the premises very much, it has to be said! Other restaurants are dotted around as you may expect in rural France, so there should be somewhere to suit all tastes and pockets. Apart from this, the region organises ever more special events for holidaymakers during high season, all advertised liberally on the roadsides. The place to find out up to date info every year on this is the Tourist Info Office, who will tailor make excursions for you & your particular families. One can be found in Monségur, and another in La Réole.
