Set in beautiful rolling countryside on the Gironde/Lot et Garonne border, the property enjoys wonderful views and tranquility, but is only 5 mins from Monsegur, with its lively market, cinema, bars and restaurants. There is a good supermarket, pharmacy and all the essential shops and services.
From mid June to mid September there is a weekly night market where local producers serve gourmet foods and wines, with live entertainment, always a fabulous evening. During July and August, there is a similar night market in the surrounding towns and villages practically every night of the week.
Marmande, 15 mins away, is a large town with all shopping and services, and a lovely riverside park, complete with a small sandy beach on the river Garonne.
This is wine country, in the Bordeaux appellation, but also on the edge of the Duras and Marmande regions, all producing fabulous wines with plenty of opportunities for wine tasting.
The 'village fleurie' of St. Vivien de Monsegur, 2km away, has a tennis court available to use.

The adjoining dining room is bright and airy, with seating for up to eight people.
Reclining sofas and armchairs, a wide screen tv, UK satellite for all the English channels, a good collection of dvds, all makes for a very comfortable and relaxing place to be, if you can ever tear yourselves away from the conservatory and decking!
The large conservatory is south facing, enjoying the best of the weather and the great view. Ideal for dining or enjoying a sundowner, it overlooks the expanse of decking around the pool.
Bedroom 1 has a double bed, en suite bathroom with bath and shower, plenty of drawer and wardrobe space, and double frenchdoors leading onto its own large balcony, south facing.
Bedroom 2 also has a double bed and is en suite, with plenty of storage space, but is a little smaller.
Bedroom 3 is a small walk-through room, leading into Bedroom 1. It is intended as a child's room with a folding Z-Bed. There is a small tv for watching satellite tv or dvd's.
En suite 1 has a bath, large shower unit, double vanity unit and wc.
En suite 2 has a shower unit, vanity and wc.
The separate wc is in the utility room with a washbasin.
A wood stove in the living room heats the whole house, but there is also electric heating in every room.
The living/ dining//kitchen area and bedroom 1 also have air conditioning units.
Large screen tv with English satellite reception and a wide range of dvds.
Music can be played through the tv via a USB port or cd, or UK radio stations via the satellite.
Cards and various board games are also provided in case of a rainy day!
There is an exterior games room with table tennis and a pool/snooker table.
Also a variety of garden games, croquet, badminton, etc.
The property extends to almost 2 acres. On one side is woodland with shady walks, to the other side is open grassland with some young fruit trees.
Surrounding the house is a delightful garden area, but the main feature is the huge wood deck between the swimming pool (6 x 4m) and conservatory. There is ample comfortable seating for outside entertaining or relaxing, and sunshades. At the western end of the house is a covered area for alfresco dining, with a bbq.
Our property adjoins vineyards and farmland, there are no immediate neighbours so it is very private. The road is small and farm vehicles are probably more frequent than cars!
There is ample parking on the gravelled drive for several cars, with space in the carport for one car.
The garage is not available to guests.
The house is wheelchair accesible, but no particular provision has been made for this.
The pool has an alarm but is not fenced, so parents must keep a close eye on young children and toddlers.
After years sailing the world we settled in France, living on an old Dutch barge, cruising the French waterways. We finally found out favourite spot here and love our home. Making it available for others to enjoy a holiday here, lets us continue to enjoy travelling!

|Why this location?||We love the rolling hills, great views and peace and quiet. The area has lots of historic towns and villages, plenty to see and do, but is not overrun with tourists in the summer.|
|Unique benefits of property||Set in nearly two acres, the house has wonderful grounds, a huge deck surrounding the pool, and great south facing views across vineyards and farmland.|
These are held from about mid June to mid September in a number of towns and villages around us. Local producers set up stalls and cook or serve their speciality for us to eat and enjoy on the spot. And wine of course! Live music or entertainment follows and a great evening is always guaranteed. It is possible to visit one almost any night, full details are available on arrival.
The swimming pool is great for a cooling dip but if you are looking for a beach, there are several options. Nearby Marmande has a small beach on the river Garonne, but just a little further at Casteljaloux, there is a large lake with a great beach, water slides and games, boat hire, aerial rope ways and a zip line across the lake. Also at Casteljaloux, there are the famous thermal baths with a large pool.
For the ocean, head for Arcachon, 1 1/2 hrs drive away. A lively coastal resort with great beaches and the Dune de Pylas, Europe's largest sand dune.
There are a number boating opportunities on the regions rivers, and on the tranquil Canal de Garonne.
At Couthures, a picturesque village on the banks of the River Garonne, there is an interesting museum about life on the river, and an opportunity to go for a cruise on the river, sometimes getting attacked by pirates!
We are surrounded by wine country, so lots of opportunities for visiting vineyards for wine tasting.
Lots of Bastide towns and villages in the area to explore, castles and caves, amusement parks and more.
Pleasant walks from the house, and lots more in the area..
The quiet country roads are popular for cyclists, as is the Voie Verte running the length of the Canal de Garonne/Midi.
We cannot rate this property high enough . It deserves far more than 10/10.
This was our second visit after being so impressed after staying here last year.
An excellent property with everything you could wish for on a self- catering holiday, all supplied by the marvellous owners.
A good sized swimming pool and fabulous raised decking area set in a very large well maintained garden.
The property is located in the rural wine producing area of the Dordogne's with amazing views and close to the local town and within driving distance of larger towns and cities.
The owners are very friendly and extremely helpful and ensured we were well informed and all our requirements were catered for.
This is a must if you want a location that offers privacy, with the option of being close to local amenities.
We will certainly be staying again in the future and would again like to thank the owners for their hospitality and assistance prior too our stay on both occasions

We have just returned from staying in Toyat and we had a fabulous week.
The property was superb and the children (young and old!) had more than plenty to do. It was very clean and had the choice of 3 different dining areas!
The games room was very well equipped with snooker/pool, table tennis, badminton, boules, croquet etc etc.
A lovely outside cooking/eating area with barbecue as well.
The views and surroundings were excellent and only 5 minute drive to the nearest town - Monsegur and found a lovely pizza restaurant that we visited a couple of times!
We had all had a relaxing time and would not hesitate to recommend Toyat and the owners have really thought of every little detail.

Our family of four stayed at Toyat for two weeks from 1 August 2018. It is an outstanding property in terms of location and facilities, without doubt it is the best we have stayed at in France.
We swam everyday (and evening) in the superb pool. There are multiple outside sitting areas all over the property and multiple dining areas; inside, in the conservatory and a fully equipped outside kitchen with impressive views over the countryside. An extensive decking system connects the house to the pool and master bedroom.
Caroline and Charles are charming and so helpful. It is their winter home and has many personal touches, yet they are happy to share the property and do not intrude at all. In fact they took the opportunity to travel to Spain in their camper van.
Toyat has an excellent air conditioning system, which was welcome in temperature exceeding 35 degrees. We spent most evenings were spent together watching DVDs from their extensive collection... all in alphabetical order, which pleased me immensely.
The surrounding area is stunning. We travelled to Bergerac, St Emilion, Arcachon, Bordeaux, as well as cycling to many of the surrounding villages, stumbling upon a wine tasting festival at Duras. The Wednesday night market at Monsegur is a must and the variety of food is amazing. We also swam in the Garonne at Marmande. We even saw Mama Mia Here 2 at the Eden cinema in Monsegur.
All in all a holiday and property of superlatives.
The property fulfilled our expectations. We were a party of 6 friends who could not find fault with anything. The cooking facilities were great with the barbecue and outdoor kitchen a real bonus.
Caroline and Charles were perfect hosts.
We would all be happy to return to this lovely place
