Welcome to Pechicas, set in half an acre and complete with its own solar heated private pool. Pechicas is located within a forest which is part of the national reserve, it offers you seclusion and peace yet the local village of Prechac is less than a mile away and there are surrounding towns of Langon, Bazas and Villandraut within a fifteen minute drive that offer wonderful restaurants, supermarkets and sightseeing. The chateau Cazeneuve is in the village of Prechac and is open to visitors all through the summer. The beach of Archacon and Dunes of Pyla are within an hours drive. There is also a zoo, kayaking down the Ciron river, Hostens lake - a great place for children, fishing, golf, karting, ice skating, horse riding and of course wine tasting at any of the many local vineyards.
Notes on accommodation:
The property and area are suitable for children and elderly however there are a couple of steps up to the ground floor bedroom and the first floor is reached by a outside wooden staircase so anyone who cannot manage steps may find this difficult. The pool has a fence around and a locking gate to ensure children cannot get access without you being there. The garden is fully enclosed so it is safe for children to play in as well as pets, there is an indoor kennel supplied for pets when left on their own. There is also a log burner and wood supplied at the property for when the nights get chilly, this runs the heating in the gite.
The property is available using the ground floor only from end Oct to end March due to cold nights and accessing the upstairs bedrooms via outside staircase, if however you wish to occupy these rooms they are heated but please be aware of the fact you need to go outside to access the amenities on the ground floor of the Gite.
For pets there is a local vet in Uzeste who speaks English and there is a doctor in the local village as well as a helpful Pharmacy who speaks some English.
There are ample grounds as well as a covered patio area and open patio by the pool. The pool is 9m x 4m and comes with sunloungers and dining table and chairs in addition to the table and chairs on the patio area. There are 6 mountain bikes for your use as well as plenty of parking and room to play any games you wish.
Washing machine, ironing board and iron as well as supply of pegs and fitted washing line outside.
Cleaning / Towels / Linen / Maid service:
Cleaning is carried out before you arrive as is ample supplies of clean bed linen, towels, tea towels etc. You are free to wash and change your bed linen and towels as often as you wish during your stay, you have your own washing machine.
Balcony area on the first floor ideal for sitting and reading out of the heat of the summer sun. The whole pool area is fenced in and secured with a locking gate. There is a large table outside for al fresco dining with 8 chairs plus poolside dining area.
Built in oven, hob and extractor. Fridge and separate freezer, microwave, dishwasher, kettle and toaster as well as pots, pans, crockery and cutlery to feed at least 8. Supply of flour, cornflour, herbs and spices, salt and pepper, stock cubes and other larder essentials supplied in cupboard.
Large table outside on terrace that can seat 8/10 plus highchair, further table by pool that can also seat 8 plus 6 stools on island inside gite.
Plus drinks fridge on terrace and another by the pool area.
Two leather sofas, one is a sofabed. The kitchen and lounge are one very large room and include a large island with 6stools for eating/drinking and socialising whilst cooking.Tv on wall with satelite tv and dvd player (supply of dvds in gite) bookcase with various board games and puzzles. Coffee-tables and log burner that heats the radiators in gite, wood supplied in winter. Free standing fans in this room plus double glazing to keep the warm in in winter and the heat out in summer.

There is also a cot, travelcot, highchair and stairgate.
There is also a sofabed in the lounge for up to 2 additional guests if needed.
Two sets of bedding for each bed plus ample towels for use in gite plus supply of pool/beach towels

Hi, my name is Tracey and I currently live in both the UK and France. I am married and we have 5 grown up children between us, we also have a very spoilt Staffy who also lives in both countries. We bought the property in order to move out there permanently within the next couple of years and take our very busy manic lifestyle down a new and very different track, the children will be staying in the UK/USA/Gibraltar but spoilt mutt is coming with us.

|Why this location?||As soon as we saw the property we fell in love with it and the area, it is so peaceful and beautiful. There is so much to go and see in the area and if your love is golf or fishing then there are over a dozen top quality golf courses within an hour or so plus many lakes and rivers to fish (permit required from local post office). It is just 40 minutes drive from Bordeaux airport and 1 1/2 hours from Bergerac airport. The property is set in a forest just a short track from the main road and has access by car. It is set within the national reserve and is an area of natural beauty and tranquillity.|

There is also a washing machine and 2 bathrooms. You have exclusive use of the 9m pool that comes equipped with sunloungers, table and chairs and all the peace and quiet you could wish for. Great day out, climb up the largest dunes in Europe and see the forest behind you that stretches for miles and the Atlantic in front, word of warning if you go down to the sea be prepared for a long climb back up and take plenty of water - you have been warned.... Archacon is a quaint old fashioned seaside town with promenades and little shops to explore but a wealth of restaurants to sit and watch the world go by.
Local large lake that has a bathing/beach area, pedalos, canoes, swimming, walking trails, picnic areas plus many others just 20 minutes drive from the property.
Nearest town, has a wonderful town square surrounded by cafes and restaurants, ideal for sitting and watching the world go by. Also has a local produce market on a Saturday morning in the square, a cathedral to explore at the top of the square. Just past Bazas is Lac de la Prade that has a lovely restaurant that overlooks the lake and plat du jour for around 17E including wine and coffee. Bazas also has various supermarkets and wine caves for stocking up.
Chateau in the village of Prechac that has a historical tour everyday and a wonderful look around how we used to live, you can also follow the river down to the secret meeting place for the queen for when she was banished to the Chateau from Paris, she used to meet her lover from the local village here in secret. Every year there is a large show jumping event held in the grounds of the Chateau.
There are many old chateau in the local area some are still inhabited, some are just ruins but you can go and tour them.
Well what can I say, we are in the middle of the following wine areas: Sauternes, Graves, Bordeaux, St. Emillion, Bergerac and there is thousands of vineyards to go and explore and taste their wares. There is not enough days in the year to visit them all. Chateau Callivet which is only about a ten minute drive from the property has a lovely restaurant with outside dining that I can definitely recommend for that something special.
