This stylish holiday villa is classed as a "Maison de Maitre". one level below a "Chateau". It was built more than 2 centuries ago, as a replacement for the original Chateau de Miramont, whose origins date from the 13th century.
Over the years it has been upgraded and modernised without ever losing its character or charm. Today set in its landscaped gardens of mature ornamental and fruit trees, it stands out as a landmark site.
Sitting atop a small hill it simply dominates its surroundings. From this vantage point you are afforded awesome panoramic views from every aspect.
From here you can see the Pyrenees mountains, the Madiran hills and the Bearn countryside. The whole estate is at the same time secluded and yet very much part of the village.
With over 300 sq.m.of living space it has generously proportioned rooms and lovely high ceilings.
Its massive outer stone walls means that it enjoys a delightful ambient temperature at all times, so you can have the very best of a Gascony summer without the need for artificial air conditioning.
There is a11x 6m heated seawater swimming pool, both private and secluded.
Oak beamed farmhouse kitchen open fire hearth and genuine bread oven - perfect for that family feast (seating 8). This kitchen features every modern appliance.
Sumptuous Georgian dining room, with genuine antique furniture and stunning Persian carpeting - for a memorable dining experience.
Stylish yet restful and airy salon with views over the garden to the south and east, with lots of comfortable sofas.
Study/tv room/library overlooking ornamental fish pool.
The massive glazed verandah is comfortably furnished. It offers fabulous views over the whole countryside to the Pyrenees.
Two master bedrooms, both with king size beds and full en suite bathrooms.
Mini suite like with armchairs and tables.
Two twin bedrooms sharing a giant master bathroom.
All of the bedrooms are fully carpeted and often with sublime oriental/silk rugs.
The property has 3 full bathrooms, as well as 1 downstairs cloakroom, and a fully equipped laundry room.
Oil fired central heating.
Wood fire in the kitchen.
Library with books
Television and dvd player
The pool and gardens are completely secluded as the house is set in over an acre of landscaped gardens with mature ornamental and fruit trees. Set on a slight hill, it overlooks and dominates the village.
The terrace off the study is effectively high above the gardens and seems to nestle amongst the treetops. It has fine furnishings to match.
The park-like garden with its rose beds has balustraded steps leading own to the pool and its adjoining terrace which are a perfect suntrap.
The heated swimming pool is 11 x 6m and has underwater lighting.
There is an associated pool house with a fridge.
The attached garage is 12m x 4m and can easily house 2 cars. There is private parking in front of the garage too, easily big enough for another 2 cars side by side.
Neither the house or garden are especially adapted for special needs.
The gardens are very secure for children, although toddlers will need supervision.
There is a pool alarm system.
The garden is laid to lawn and there are badminton sets and a full sized croquet set.
The Atlantic coast, with several beaches to choose from, is about 50 miles away - boasting the finest surfing in Europe. A little further afield you will find the Basque country - with its great cities of Bayonne, Biarritz and St. Jean de Luz. A different world, a different language - then up into the mountains of the Pyrenees, perhaps on the little train "Artouste" -the highest in all Europe or on to Col d'Ibardin to find unbelievably cheap wine, spirits, food and petrol .You can also take an excellent cheap lunch in one of its many restaurants, some with views so fabulous they would command a £ 20 cover charge any where else
Apart from the nearby supermarkets in Garlin and Aire sur l'Adour there are producers markets in Aire (Tuesday and Saturday morning) and a FANTASTIC market in Pau (Les Halles) on Friday/Saturday with additional stalls for charcuterie, cheese, honey, fish, coffee, wine, olives and flowers. Also Auchan supermarket which has a magical array of fish.
Wonderful area for restaurants some small family run affairs offering a 3course lunch including wine and coffee for under 16euros a head up to 3 star Michelin places where lunch could be 10times the price without wine!!! Far too many to list here but I can happily send you some notes on places I've visited - currently about 30 of them!
Just returned from two fantastic weeks here. It is a grand old large house set in large grounds. You cant help feeling a little like lords of the manor here and it soon feels like home rather than just a holiday house.
Its quiet in the immediate vicinity so a car is essential but if you don't mind driving the area is stunning.
It is not advertised as such and it is not what you would call a modern villa so don't expect all white and marble. It is a lived in home with lived in furniture. There is a lot of work that goes into maintaining a house like this, but you can see that every effort is made to make it comfortable and it works.
Feed the fish, pick your tomatoes and salad from the vegetable garden, the figs were not ripe enough yet which was a small disappointment, fresh figs are lovely.
The Church bells wake you up in the morning and let you know the hour during the day so don't take your watch.
Cool off in the lovely pool from dawn to dusk, don't forget to take your glass of wine with you.
The owners are one phone call from helping out if anything needs sorting or explaining and it is done immediately.
Loved it completely and hope to be back sometime in the future.
Many thanks from my clan to Susan.
It was a pleasure to welcome you and your family to my home. I'm so very, very pleased you all enjoyed your holiday here at Le Presbytere, and your time in 'secret' Gascony! Come and see us again - very soon!!
We stayed as a party off 3 one of which was an older child. All electronic devices worked as stated (wi-fi, tv, sky etc). Directions from the home owner were excellent and we found the house with no real issues. There were a couple of minor issues as with all properties but a call to the owner and someone was there within an hour to repair the fault. Most of our time was spent in or by the lovely pool.
There are four reception rooms. -A vast farmhouse kitchen ,replete with refectory table and handwoven seated chairs
A classic dining room for 8 people graced with genuine antique Georgian furniture
A stylish salon furnished with 3 comfortable sofas and rare oriental rugs
and the study/television room with its sumptuous Chesterfield sofa, American armchairs and all tele-paraphernalia.
There are 4 bedrooms with fitted carpetting ,all with hotel standard beds and still with room enough for armchairs and tables.
There are 3 full bathrooms with continuous availability of hot water.
In the garden there are no fewer than 4 dining table arrangements, with their accompanying chairs and cushions, varying from marble through teak to the ubiquitous plastic.
There are 8 sunbeds by the pool.
All this for a couple and one teenager! The 'Comfort Rating' apparently based on the television room (a mere 25sq.mtrs) being considered 'cramped'
and the flowering Jasmine being over abundant.
