Situated in the heart of the Aquitaine region Seguinet is on the borders of the rivers Lot, Garonne and Dordogne. It is a 10 min drive from Fumel where there are many large supermarkets, restaurants and shops. Numerous famous bastide towns and chateaux are nearby and well worth a visit. Belves, Monflanquin, Monpazier, Villefranche-du-Perigod, Issigeac and Chateau de Biron to mention just a few. The beautiful town of Sarlat is only a 45 min drive away. Seguinet is a beautifully restored 'Maison de Maitre' offering peace and tranquility in 17 acres of private land. The house sits in a valley with the Lemance river bordering the property on one side. There is a lake, a pond and a mill race on the property with plenty of trout for fishing enthusiasts. The property is just off the D710 and yet feels totally secluded and private.
Arriving at Le Seguinet is so easy with Bergerac airport only an hours drive on a simple and easy to follow route. Bordeaux and Toulouse are also within an easy drive.
There is a strong gastronomic tradition in this area, eating out is part of the French way of life. Lunch time is the best value with three course lunch menu from around 12 euros including wine. Haute cuisine for gourmets, is also available and can be found locally, including the 1 Michelin star restaurant in Pujols (40 mins). There are a couple of great restaurants in Gavaudun. Just 10 min drive away you can sit in one of the two restaurants at the foot of the stunning Chateau de Bonaguil.

It is a large kitchen with a table which seats 6. Still has plenty of room for food preparation.
Four living rooms. Three rooms open out onto the patio leading on to the swimming pool. The 4th reception room opens outs onto the courtyard.
Two of the living rooms have large televisions.
On the 1st floor are 3 bedrooms. The 1st has a queen size bed, the 2nd has twin beds, while the 3rd has a 4 poster king size bed.
There is 1 large family bathroom with a bathtub.
The second floor has another 3 bedrooms. The 1st room has a double bed. The 2nd has twin beds, while the 3rd bedroom has a king size bed. All 3 bedrooms have en suite showers.
There are 3 en suite showers, 1 large family bathroom and a downstairs toilet.
Oil fired boiler with radiators in every room.
There are 2 large screen televisions, dvd players, music system with lots of games and books to read.
We have a fabulous games room located in a large barn. It is equipped with a pool table and darts for adults; a junior multi games table including pool, mini table tennis and table football for children. There is also a large air hockey table for all the family to enjoy.
Eighteen acres of land with garden swings and slid for little ones as well as older children. There are table tennis, badminton and other games available.
There is a lake with a boat on it. Life vests are available upon request.
There are also a couple of fishing rods available for the guests to use. There are a few bicycles available for your use.
Lots of outdoor parking space.
Suitable for most visitors, except visitors with mobility issues.
We are an English couple who have loved holidaying in France and eventually bought a place here. We have enjoyed the past few years renovating the place and in the process getting to know the area, the people and the experiencing the French way of life. |Why this location?||We love this area of Lot et Garonne with its rolling hills and lush green valleys with lots of woodlands. <br/>Old bastides towns, golden stone buildings and the architecture in this area is fabulous too.|
|Unique benefits of property||Seguinet is set on 18 acres of land with 3 gites. The is a lake, a pond, a canal and 2 rivers on the property. For fishing enthusiasts there is carp and trout in the lake. For nature lovers, there are birds and bees to watch. The area is great for walkers and cyclists. There are lots of bastide towns and chateaux to visit. Lots of wine tasting to be done in the vineyards around.|

It is a tree climbing park with swimming in Lacapelle Biron. Everybody loves to visit this park in the sky.
We had the most fantastic two weeks in August at Le Seguinet. We were a group of 19 family and friends plus a dog, with age span from 6 months to 70. The house was exactly as described and despite turning up a good few hours early we were warmly welcomed and given a tour. We took over all three properties which worked perfectly for our group and enjoyed fun around the pool all together and big meals on the beautiful terrace as well as quiet times alone or in smaller groups when the mood took us. The pool was a good size and was cleaned every morning by the pool fairy who had always visited before we had woken up.
The main house was well set out with two wings giving each family a bit of space. The rooms overlooking the pool all had en suite shower rooms and on the other side the three rooms shared a lovely large family bathroom. The beds were incredibly comfortable and all rooms were spacious.
The discovery of the newly created games room was a huge bonus and the older children enjoyed trying their hands at air hockey, pool and darts when not lounging on the sofas making the most of the strong wifi signal in the room!
We had researched the area before arriving and had planned some days out but the weather was so amazing we ended up staying put and loving every minute. We would highly recommend Le Seguinet to anyone looking for space to house a large group where you won't end up on top of each other. Looking forward our next visit.
