A modern, single storey villa in 2 acres of garden with a private saltwater pool, measuring 11.5 m x 5.5 m. There are 3 separate outside terraces for dining.
The kitchen equipment includes a new electric stove with induction hob, fridge-freezer, microwave, dishwasher, kettle, toaster and all the essential cooking and cleaning equipment. There is an outside terrace directly off the kitchen.
The lounge diner is spacious with tv, dvd, Bluetooth loudspeaker and cd players, comfortable chairs, seating for at least six at the table or in the lounge area. It has three sets of double doors to the front terrace, with a fixed outside table and chairs with an electric blind over.
The main bedroom has a large double bed with an en suite bathroom. Double doors lead to a shaded terrace. The other two bedrooms have two single beds in each. A hairdryer is provided.
Three bathrooms including the en suite which has a shower. The main bathroom has a shower over the bath and a bidet. The utility room has a shower, toilet and sink
and houses a washing machine, plus iron with ironing board.
Well tended gardens of almost two acres, saltwater pool 11.5 metres x 5.5 metres. There is an outside barbecue. A large terrace at the front and a smaller terrace outside the main bedroom.
Ample parking for several cars.
My wife Mandy and I are semi retired and have holidayed in France most of our lives. We are fond of French food and wine and when we can afford it treat ourselves to a good meal out. We also like to keep fit so when we built our French house it was important to have a good size swimming pool and a good local area for cycling, running and other sports. The Dordogne and Lot area is a culinary treasure chest where we are still discovering little treats years after our first visit.

|Why this location?||The village and surrounding area is quiet but close to many attractions. The South West of France is blessed with good weather and can be reached from Southern England in less than a day. The village is active and benefits from most essential services such as a general shop, doctor's surgery, garage, post office, butcher, pharmacy and hairdresser.|

Having spent numerous holidays in gites and homes throughout France over the years, we can honestly say that Les Amandiers is now our favourite. The location is delightful - very private and peaceful yet only a short walk to the village. The house is extremely clean, of an excellent standard and equipped with everything you could possibly need. Our children spent hours in the lovely salt water swimming pool, which was very safe and we spent nearly every evening barbecuing under the stars. There are many lovely villages and restaurants within a short driving distance and Parc en Ciel in Lacapelle Biron was well worth a visit. Communication with Simon was both helpful and informative and we would definitely recommend Les Amandiers if you are looking for a relaxing family holiday in the French countryside.
The perfect property for peace and quiet and total relaxation. The setting is ideal for those who love the countryside and the outdoor life and the pool is fabulous! The restaurant and the shop in the village are in walking distance.The property is fabulous!
