16th Century Water Mill, Beautiful And Peaceful. This cottage/gite is in a rural setting.

The Mill House is a 16th century water mill set alongside the River Dropt in the beautiful region of Lot et Garonne but only 6km from the Dordogne and is one of two gites available for renting. There is also The Granary which will sleep 5-6 people under a separate advertisement. It is a beautiful setting to explore both regions and provides comfortable accommodation for 6 people and 1 baby cot.

There is a large well equipped kitchen with large double oven, hob, fridge/freezer, microwave, coffee-maker etc. and all utensils and equipment you may require during your stay. Large dining/lounge with fireplace and wood burning stove, leather settees, reading material and reference material including maps to plan your activities. Double doors leading onto the verandah overlooking the river and gardens, double doors leading to large conservatory with further seating area and patio doors leading to the terrace and barbecue area and rear garden overlooking the river and gardens and a bridge leading to the far reaching gardens.

There are 3 double bedrooms providing a comfortable sleeping accommodation, bedroom 1 with double french bed, mosquito net over bed, built in wardrobes and view overlooking the rear garden area and river, Bedroom 2 - double bed, mosquito net, large wardrobe for storage and overlooking the rear garden and river, Bedroom 3 - twin room with two single beds, storage and overlooks the front parking area. There are ceiling fans in all the bedrooms. There is a bathroom with bath, separate shower area, sink and a further room with a separate toilet. Bedroom 2 has a new en suite shower room, with shower, toilet and sink. There is off road secure parking with gated access.

A newly installed 10 x 5 swimming pool just a short walk from the Mill House provides terraces, sun beds, parasols, ping pong table and plenty of garden area for games if required and overlooks the rear of The Granary and the river.

All towels, and towels for the sun beds, all linen are included for your stay and for stays of 7 nights or more fresh sheets, towels etc are provided by the owner. There are picnic baskets and cool bags if required to take yourself away for the day.

The owners provide bicycles for use both for children and adults together with cycling helmets if required.

The owner provides a small welcome hamper and a bottle of local wine on your arrival

The owners live on site and are available for any requirements that you may have during your stay.



Kitchen and dining

Large kitchen area overlooking the river and gardens. The kitchen is well equipped with fridge/freezer, microwave, double oven and hob, all utensils, coffee maker, t towels, picnic hamper and cool bag. The dining area seats 6 people with french windows that overlook the rear gardens and river.

Living rooms

Provides comfortable accommodation with leather settees, fireplace with insert log burner (logs available during winter/spring/autumn months - charge made). There is a large tv, with freeview/satellite tv and a dvd player. There is a bookcase with plenty of reading material, games and literature and maps to plan your days out.

Wi-fi is available at The Mill House - please note as we live in the countryside the speed of the internet will be slower than the towns/villages as we do not have broadband.

There are 3 double bedrooms provided in the Mill House.

Bedroom 1 - double french bed, built in wardrobes, dressing table, hair dryer, mosquito net over bed, ceiling fan. Overlooks rear garden and river.

Bedroom 2 - double bed, large wardrobe for storage, mosquito net over bed, ceiling fan and door leading to en suite shower room which provides a shower, toilet and sink. Overlooks rear garden and river.

Bedroom 3 - twin room with 2 single beds and triple wardrobe for storage, ceiling fan and overlooks the front of the house.

During the winter months there is oil fired central heating and also there is an inset log burner in the lounge and logs can be made available for a small charge.


Lovely 10 x 5 swimming pool and terraces with sunbeds, parasols and overlooks the rear of The Mill House and The Granary.

Ping pong table provided with bats and balls.

Pergola with seating area for shade out of the sun or just read a book with a drink of wine.

Reading material and games are provided in the Mill House and around the pool area.

Garden and outside

The Mill House is surrounded by 7 acres of gardens and river. There are terraces and barbecue areas with overlook the gardens and river which is very relaxing or feed the ducks and birds. The gardens are private and well cared for.

Parking and garages

Secure gated parking is provided at the rear of the Mill House or alternatively further parking at the front gated area of The Mill House.

Please note the property sits alongside the river and we want to make travellers aware that this may be unsuitable for small children and it is not possible to secure all areas of the river but all children should be supervised around the river areas and also around the pool areas at all times. The owners do not take any responsibility for children or travellers security around the river area.

About the Owner/Advertiser, Mrs Sally Bailey

My husband and together with our beautiful English Setter Harvey have lived in the beautiful region of Lot et Garonne in South West France since retiring from the UK in 2008. We love the area as it is really pretty, peaceful and full of wildlife. Our French neighbours are really friendly helpful and are always bringing something to eat for us from their gardens etc. We live on the river Dropt in a beautiful renovated 16th century water mill feeding the ducks, watching the wildlife, relaxing.

Why this location? Beautiful, peaceful part of Spouth West France in the Lot et Garonne region. Only 6km from the Dordogne region. The water mill has been renovated over the last 9 years including a new 10 x 5 swimming pool set beside the river and gardens. We fell in love with the water mill from the first day we viewed the house as it was in a beautiful setting with everything we could wish for to make a beautiful family home.
Unique benefits of property A 16th century water mill sitting olongside the River Dropt. The ducks come to our terraces each morning for their daily feed which is really lovely, the water is very peaceful, the birds are always singing and we see the occasional deer in the fields across the water. The Mill is an ideal setting for exploring the region and also only 6km from the Dordogne. We are a short drive 3km from the supermarkets and the bustling village of Villereal with its many amenities so you can just relax around the pool or do some sight seeing if you wish. There is a newly installed 10 x 5 swimming pool with terraces and views over the river and gardens and the property sits alongside the river so all terraces have beautiful riverside views and terraces. There is secure gated car parking at the mill house and also the owners live on site in another property so are always on hand in case you require any help or advice on where to visit etc. during your stay.

Local markets - Villereal, Castillonnes, Monflanquin

Villereal has weeekly markets in the mornings selling local produce, wine, vegetables, local cooked food, cafes/bars to sit and have a glass of wine or a meal to relax after all that shopping. The market during the mornings are held every Saturday morning all year round and during the summer months on a Wednesdad morning. There are also night markets to meet to new friends, sit around the market square and have a glass of wine and smaple the local cooked produces or just take your own. This is a really lovely evening and is very well attemded during the summer months.


La Dolce Vita is a lovely restaurant whick cooks local produce and is based in the village of Villereal only 3km away from the Mill House.


Les Maronniers based in Villereal only 3km from The Mill House which produces pastas, pizzas, local specialities and offers a takeway service for pizzas.


Monte cristo is only a snhort drive from the Mill House, approx.1km providing local speciality dishes, pizzas, pastas, entertainment during the summer evenings and offers a takeaway service.

Beach location

The village of Lougrattte is only approx. 15km from The Mill House and there is a lovely lake with a man made beach area offering slides, swings and bathing from children and adults. There is a life guard on duty during the summer months and also there is a small restaurant offering snacks and also during the evenings in the summer months there is entertainment including barbecues and entertainment. A lovely place to visit to take a picnic for the day and enjoy the sunshine. There is also a newly opened restaurant just across from the lake offering meals and snacks both in the day and evening and a small shop selling local produce.

Large town - Bergerac

Bergerac is appox. 25 km from the Mill House and is a beautiful town which offers something for both children and adults. There is the new town of Bergerac with more up to date shops and the old town of Bergerac steeped in history with local shops tucked away selling local wines and produce. You can simply enjoy the many restaurants in the new or old town or just enjoy a boat trip down the river Dordogne which run every day in the summer months. The town is a lovely place to explore the area and meet Cyrano which is a large statue in one of the many squares. Also just on the outskirts of Bergerac just off the N21 there are numerous wine tasting houses as Bergerac is one of the main wine growing areas and sample some of the many wines from the area. Bergerac is agreat day out for all the family.

Most beautiful bastide towns, Monpazier, Villereal, Monflanquin

Why not visit one of the most beautiful bastide towns in the region which have won awards. The bastide towns are steeped in history with beautiful churches, market squares, local markets selling local produce, restaurants and cafes for a snack or a meal in the day or evening. The bastide towns of Villereal have local markets both in the day and evenings. Villereal markets Saturday and Wednesday mornings and the night markets Monday evenings from 6pm. Monflanquin market Thursday morning and Thursday evening for the night market from 6pm.

Town of Villeneuve sur lot

Villeneuve sur lot is approx. 25km from The Mill House and provides a lovely setting to explore the town with shops and restaurants. There is a market on Tuesday mornings to buy local produce etc.
