The Granary is an attached barn set within the grounds of Moulin De Lagrosse which is a 16th century water mill set alongside the River Dropt in the beautiful region of Lot et Garonne but is within easy reach of the Dordogne. The terraces sit alongside the river and have beautiful outlook from the dining room/lounge and decked terraces. It is a beautiful setting to explore the regions of the Lot et Garonne and Dordogne and provides comfortable accommodation for 5- 6 people and 1 baby cot if required.
There is a well equipped kitchen with electric oven and hob, fridge/freezer, microwave, coffee maker, dish washer etc. and all utensils and equipment you may require during your stay. There is a separate utility room with a washer dryer, ironing board and iron if required.
Accommodation comprises of a large dining/lounge with fireplace and wood burning stove, leather settees, reading material and reference material including maps to plan your activities. Double patio doors leading onto the rear verandah and barbecue area overlooking the river and gardens. Patio doors to the front of The Granary with arched window leading to front car parking area.
There are 2 double bedrooms and 1 small single bedroom and an additional single bed on the landing area which provides comfortable sleeping accommodation.

Bedroom 2 - double bed, vestiaire for storage and velux window,
Bedroom 3 - single room with optional two single beds or 1 sngle bed and velux window.

The bathroom has a separate bath, corner shower cubicle, sink, toilet and overlooks the rear garden, river and swimming pool.
There is off road secure parking with secure gated access.
There is a private 10 x 5 swimming pool just a short walk over a small bridge from The Granary which provides terraces, sun beds, parasols, ping pong table, basket ball ring and plenty of garden area for games if required and overlooks the rear of The Granary and the river.
All towels, sun bed towels and all linen are included for your stay and for stays of 7 nights or more fresh sheets, towels etc are provided by the owner. There are picnic baskets and cool bags if required to take yourself away for the day.
The owners provide bicycles for use both for children and adults together with cycling helmets if required.
The owner provides a small welcome hamper and a bottle of local wine on your arrival.
The owners live on site and are available for any requirements that you may have during your stay.
Large fully equipped kitchen area with further table and chairs for 4 people overlooks the rear of The Granary, river and gardens. The kitchen is well equipped with fridge/freezer, microwave, dish washer, electric oven with hob, all utensils, coffee maker, tea towels, picnic hamper and cool bag.
The dining area seats 6 people with patio doors that lead to the rear terrace area and barbecue and overlook the rear enclosed gardens and river.
There are two steps which lead down to a further utility area with clothes dryer, iron, and washing machine.
Open plan stairs lead to the bathroom and bedrooms.
Comfortable accommodation is provided including leather settees, fireplace with insert log burner (logs available during winter/spring/autumn months - charge made). There is a flat screen tv, with freeview/satellite tv and a dvd player. There is a bookcase with plenty of reading material, games and literature and maps to plan your days out.
Rear patio doors lead to rear secure terrace and barbecue area with river views and garden and front patio arched door leads to the front parking area.
Wi-fi is available at The Granary - please note as we live in the countryside the speed of the internet will be slower than the towns/villages as we do not have broadband.
There are 2 double bedrooms and 1 single bedroom. The landing area provides a single bed or cot space.
Bedroom 1 - double bed, built in wardrobes, dressing table, hair dryer. Door leading to lovely balcony with seating for 2 people for an early morning cup of coffee or a glass of wine in the evening which overlooks rear garden and river. Please note there are very low ceilings in The Granary.

During the autumn months there is a free standing log burner in the lounge and logs can be made available for a small charge. Electric/petrol heaters can be provided if required.

Ping pong table provided with bats and balls.
Pergola with seating area for shade out of the sun or just read a book with a drink of wine.
Reading material and games are provided in and around the pool area.
Moulin De Lagrosse is surrounded by 7 acres of gardens and river. There are terraces and barbecue areas with overlook the gardens and river which is very relaxing or feed the ducks and birds. The gardens are private and well kept.
Secure gated parking is provided at Moulin De Lagrosse for 2-3 vehicles.
Not suitable for wheelchair users.
Please note the property sits alongside the river and we want to make our guests aware that small children must be supervised at all time. It is not possible to secure all areas of the river but all children should be supervised around the river areas and also around the pool areas at all times. The owners do not take any responsibility for children or guest security around the river area.
There are bicycles available at The Mill House together with helmets for both adults and children.
My husband and together with our beautiful English Setter Harvey have lived in the beautiful region of Lot et Garonne in South West France since retiring from the UK in 2008. We love the area as it is really pretty, peaceful and full of wildlife. Our French neighbours are really friendly helpful and are always bringing something to eat for us from their gardens etc. We live on the river Dropt in a beautiful renovated 16th century water mill feeding the ducks, watching the wildlife, relaxing.

|Why this location?||Beautiful, peaceful part of South West France in the Lot et Garonne region. Only 6km from the Dordogne region. The water mill has been renovated over the last 9 years including a new 10 x 5 swimming pool set beside the river and gardens. We fell in love with the water mill from the first day we viewed the house as it was in a beautiful setting with everything we could wish for to make a beautiful family home.|
|Unique benefits of property||A 16th century water mill sitting olongside the River Dropt. The ducks come to our terraces each morning for their daily feed which is really lovely, the water is very peaceful, the birds are always singing and we see the occasional deer in the fields across the water. The Mill is an ideal setting for exploring the region and also only 6km from the Dordogne. We are a short drive 3km from the supermarkets and the bustling village of Villereal with its many amenities so you can just relax around the pool or do some sight seeing if you wish. There is a newly installed 10 x 5 swimming pool with terraces and views over the river and gardens and the property sits alongside the river so all terraces have beautiful riverside views and terraces. There is secure gated car parking at The Granary and also the owners live on site in another property so are always on hand in case you require any help or advice on where to visit etc. during your stay.|
Villereal has weeekly markets in the mornings selling local produce, wine, vegetables, local cooked food, cafes/bars to sit and have a glass of wine or a meal to relax after all that shopping. The market during the mornings are held every Saturday morning all year round and during the summer months on a Wednesdad morning. There are also night markets to meet to new friends, sit around the market square and have a glass of wine and smaple the local cooked produces or just take your own. This is a really lovely evening and is very well attemded during the summer months.
La Dolce Vita is a lovely restaurant whick cooks local produce and is based in the village of Villereal only 3km away from The Granary.
Les Maronniers based in Villereal only 3km from The Mill House which produces pastas, pizzas, local specialities and offers a takeway service for pizzas.
Monte cristo is only a snhort drive from the Mill House, approx.1km providing local speciality dishes, pizzas, pastas, entertainment during the summer evenings and offers a takeaway service.
The village of Lougrattte is only approx. 15km from The Mill House and there is a lovely lake with a man made beach area offering slides, swings and bathing from children and adults. There is a life guard on duty during the summer months and also there is a small restaurant offering snacks and also during the evenings in the summer months there is entertainment including barbecues and entertainment. A lovely place to visit to take a picnic for the day and enjoy the sunshine. There is also a newly opened restaurant just across from the lake offering meals and snacks both in the day and evening and a small shop selling local produce.
Bergerac is appox. 25 km from the Mill House and is a beautiful town which offers something for both children and adults. There is the new town of Bergerac with more up to date shops and the old town of Bergerac steeped in history with local shops tucked away selling local wines and produce. You can simply enjoy the many restaurants in the new or old town or just enjoy a boat trip down the river Dordogne which run every day in the summer months. The town is a lovely place to explore the area and meet Cyrano which is a large statue in one of the many squares. Also just on the outskirts of Bergerac just off the N21 there are numerous wine tasting houses as Bergerac is one of the main wine growing areas and sample some of the many wines from the area. Bergerac is agreat day out for all the family.
Why not visit one of the most beautiful bastide towns in the region which have won awards. The bastide towns are steeped in history with beautiful churches, market squares, local markets selling local produce, restaurants and cafes for a snack or a meal in the day or evening. The bastide towns of Villereal have local markets both in the day and evenings. Villereal markets Saturday and Wednesday mornings and the night markets Monday evenings from 6pm. Monflanquin market Thursday morning and Thursday evening for the night market from 6pm.
Villeneuve sur lot is approx. 25km from The Mill House and provides a lovely setting to explore the town with shops and restaurants. There is a market on Tuesday mornings to buy local produce etc.
We had the most wonderful weekend at The Granary. Sally and Wayne were friendly and knowledgeable (& entertaining!) hosts and upon arrival we were delighted to see some fresh bread, jam and some essentials in the fridge. It was a super touch we hadn’t expected.
The house was clean, comfortable and quickly stole our hearts. A long weekend was not long enough to enjoy the decking overlooking the water and the pool and gardens.
The local area is full of beautiful Bastide towns, vineyards and delicious restaurants. Villeareal market is definitely worth a visit.
We hope to return to soak up some more of The Granary and wouldn’t hesitate to recommend it to anyone. Thank you.

A fantastic 10 days at the Granary,thank you to Sally and Wayne, there was lots of space for 2 people with a huge sitting / dining room. Everything at hand for what you need and only 2 miles from the nearest supermarket at Villereal.
The balcony facing the pond and river had two tables with parasols and a large parasol for extra shade. Lots of fish in the river with plenty of action from kingfishers. Several bikes were available for each property and fishing rods too as well as a nice size swimming pool.
Located only 30 minutes from Bergerac was ideal and there were plenty of interesting villages / towns to visit. The night market in Villereal was very lively with music and excellent food and wine at reasonable prices.
The stay was everything I hoped for and more.
This property is highly recommended.

Perfect chill out spot with everything provided for a relaxing holiday. Sitting by the river on a sunny evening was the best way to unwind.
Sally and Wayne are super helpful and full of local information, they just want their guests to have a great time at the Granary and in the area. The hamper on arrival was most welcome after driving all day.
Slightly disappointed Mrs Duck didn’t hatch her eggs while we were there, but you can’t hurry Mother Nature. Seeing fluffy ducklings waddle out to the mill pond would’ve been the ‘icing on the cake’.

What a beautiful setting. All the family enjoyed the stay.
The property was exactly how it was described and our hosts were very helpful without being intrusive. The welcome pack was especially appreciated after a long drive.
In addition to the swimming pool there was a wide choice of activities provided on site, including bicycles - if you feel up to the exercise. For us the Granary was a perfect location for touring the local area. And after a day out what better than a long evening overlooking the mill pond with a fishing rod whilst sampling all the local food we found and, of course, too much wine.
