La Ganne is a former country manor farm house situated on a quiet single lane road above Baleyssagues. The main house is south facing set in private grounds of about 2 acres which you are welcome to explore. There is a seasonal swimming pool which is open May to October with south facing sun terrace set out with patio furniture, sun beds and solar shower -from which you can enjoy spectacular views of the Aquitaine countryside - the perfect place to relax and unwind.
Le Hibou provides newly renovated self catering accommodation for 2 at La Ganne.
The gite nestles under the same roof as the main house, between the barn and our other gite L'Herrison.
Le Hibou is completely self contained on two floors although if required our 2 gites can be booked for 4 adults and can be linked by a short hallway.
The gite is approached by a gravel path from the car parking through secluded gite garden where you can find patio furniture, a shared barbecue and washing line. Under the shade of our walnut tree by the original farmhouse well, you can relax and enjoy the warmth of the French countryside.
French doors open into the main 7 metre high living space. There's a separate toilet and washbasin downstairs, kitchen and living area. Open tread stairs lead up to the mezzanine bedroom and en suite facilities to provide 46 square metres of accommodation.
The newly installed kitchen provides plenty of storage in cupboards and drawers for all your kitchen needs.
There's a full size dishwasher, compact under counter fridge with icebox, 2 ring electric hob and combi-microwave/oven/grill. There's a Senseo coffee maker, toaster and kettle as well as ample kitchen utensils for your stay.
Bistro style table and chairs are provided for eaing indoors, there's also a table and chairs outside if youprefer to cook and eat al fresco and barbecue tools are provided.
The downstairs living space has feature full height stone wall. There's a comfortable 2-seater settee so you can watch tv, UK channels and French tv are available. The floor is tiled so it's cool to come into on a summer's day. There is a separate downstairs toilet with washbasin.
Open tread stairs lead to a mezzanine bedroom space from which you can look down onto the living accommodation. There's clothes hanging, full length wall mirror, double bed and drawer unit to give you plenty of storage during your stay. The mezzanine floor has a beech balustrade so that you can look down to the living accommodation.
Bed linen is provided.
On the ground floor is a refurbished toilet and wash basin.
Upstairs you can find the en suite bathroom which provides plenty of storage for bathroom requisites. There's a walk in shower cubicle, toilet and washbasin unit with illuminated mirror, as well as heated towel rail.
Hairdryer and bathroom towels are provided.
In the summer the gite is a calm cool retreat after a day in the sun! Electric radiators are installed for spring and autumn nights and there is a heated towel rail in the en suite bathroom.
Tv provides UK and French channels. Wi-fi is freely available in the gite.
We have a large number of dvds, books and board games that guests may borrow if required.
The gite garden is bordered by laurel hedge and provides a secluded retreat for guests. Each gite has its own patio furniture and parasol - an ideal place for morning coffee!
There is a barbecue and washing line available to both gites. It's a short walk around the barn to the main garden, pool and sun terrace to relax in the sun.
Within the grounds at La Ganne, there is a gravel area for parking.
La Ganne is ideally suited for couples who are looking for a quiet rural retreat, either for a short stop-over or longer stay to explore the area.
Our gites are each designed to provide spacious accommodation for two, so although the pool and gite bbq are shared.
My wife and I took early retirement and moved to France in 2015 to purchase and renovate our property. It's a former manor farmhouse, parts of which date back more than 250 years. It's set in 7500 square metres of private garden and enjoys spectacular views across open countryside to Duras and beyond. We love the countryside and gardening as well as working hard on our renovation. I keep chickens and guinnea fowl and find that there is always something to do here in the house and garden.

|Why this location?||We have a stunning view from the south facing terrace and garden of Duras and the countryside towards Levignac and beyond. We can step out from the house to enjoy walks through prune orchards and vineyards and love the climate here. The area is very quiet, with little passing traffic although we are only 5 minutes from Duras, the chateau (which we can see from our garden) and the town's bustling summer night market. We enjoy long hot summers whilst the rest of the year is mostly mild - excellent walking weather!|

We have a seasonal pool, ideal for sunbathing beside or swimming. You can explore the countryside on foot or drive discovering local markets, vide greniers, vineyards and chateaux.
We have 2 independent self catering gites which can be booked individually, or can be booked together, for example for 2 couples holidaying together. Each gite has private entrance and each is fully equipped to ensure your stay is comfortable. We have made La Ganne our permanent home, so are on hand should you require anything during your stay.
One of the best chateaus we think in this part of France with its room displays and views from its towers. In the evening it is illuminated and events are held throughout the year to interest visitors of all ages.

The Gite is situated in a peaceful rural setting, there’s a lovely pool to refresh yourself in this hot weather. Great views looking across the valley to Duras.
We enjoy shopping at the local markets and returning back to the Gite to cook- the only reason I gave a ‘9’ for the facilities we felt that there could more cooking equipment. Only a small point but overall we enjoyed our visit and would recommend it.
