Lamourache Nord is situated in South West France atop a hill outside the village of Levignac de Guyenne with panoramic views over the surrounding countryside.
The gite was constructed on the site of an ancient tobacco barn, utilising some of the original materials and retaining a rural French design and ambiance.
The surrounding area is mainly rural and famous for its vineyards and rich full bodied red wines.
The property sits in 16.5 acres of gardens, meadow and grass land with a small lake surrounded by a copse of trees.
The surrounding land encompasses prune orchards, vineyards, and sunflower fields.
The kitchen is decorated in a shabby chic French farmhouse style, with some exposed stone walls
The whole of the bottom floor is open plan with cream tiled floors.

The lounge is also themed in French farmhouse style and includes:
Seating for 6-9 persons by 2 leather sofas and 1 chintz sofa

The internet can be accessed via wi-fi.
There are three bedrooms on the first floor.
Large room at the rear of the property overlooking the pool area and having fantastic views over the valley and surrounding countryside.
Room is decorated in traditional French style ,contains an antique bed with white satin throws and red satin pillows.
Room contains – dressing table, bedside cabinets and lights and wardrobe area.
A hairdryer is also provided.
Large room at the front of the property overlooking the front meadow and shrubbery.
The room contains two single beds which can be converted to one double bed.
The curtains, bedding etc. are poppy garden themed.
There is a cane chair, linen wardrobe, mirror table and chair.
Bedside table and light.
Smaller room at the front of the property which contains two single beds.
There is a chest of drawers and a linen wardrobe.
The bathroom is also on the first floor between the bedrooms.
It contains a shower cubicle with pressure shower, double sink unit and toilet facilities.
The heating in the cooler months is by gas cabinet heaters.
There is a ceiling fan in the lounge area and independent fans in the bedrooms for the summer.
The water is heated by electricity
There are many things to do in the low season as well as high season.
In the summer months there are many “Night markets” which are really social occasions with various market stalls, food, music and wine !

There are various fetes in the local area , such as Fete de La Madelaine – food, drink music ,stalls and fairground rides.

The outside front of the gite has a covered terrace with a table and chairs for 6 persons.
There are 2 candle lanterns hanging from the beams, coloured lighting woven through the outside trellis fence and coloured solar lamps around the terrace area and path. A wonderful place for outside dining , just having a glass of wine or cooking on the bbq.
There is a small shrubbery with flowering shrubs and roses.
The terrace is separated from the pool area by trellis fencing which is covered in clematis, campsis and roses. The terrace looks out onto the pool area and the view across the valley to the Chateau in Duras.
The gite is surrounded by approx 16.5 acres with approximately 5 acres being for the sole use of the guests.
The swimming pool area, which is fenced as per the law in France, contains sloping lawns, walnut trees and many shrubs and flowers. The pool measures 10m x 5m, has a shallow and a deep end and roman steps. The view from the pool area is absolutely superb.
The gite is approached by a gravel driveway to the parking area. There is hard standing parking for several cars.
The gite is suitable for children although children under 14 yrs are not allowed in the pool area without a supervising adult.
It is not suitable for disabled persons.
My Name is Darren Finlay. I moved to France from England in 2002. My daughter Amelia was born in France on June 6th 2002 - D Day ! I love the life and the space. I am a qualified aircraft engineer and still enjoy working on small planes and attending flying events.

|Why this location?||We chose this location because we love rural France. There was plenty of land and beautiful views. Most importantly there was an airstrip for my 1944 Piper Cub plane.|

There are many chateaux in the area where tours can be arranged. In our opinion the Chateau in Duras- our local town is the best ! The facade is lit during the summer and the colours can be changed from your moibile phone .
There are farmers markets almost daily in the season where a multitude of fresh local produce can be purchased. In the summer there are night markets with food,wine and music. Levignac night market is on Friday nights, Duras on Thursday night.
The area is famed for it's wineries and tasting and tours can be arranged.
There is the Fete de les Vins in Duras chateau in August which also includes free tasting, music,food stalls, and a balloon race! - Great fun.
There are many special events in the summer which can be found on the tourist office web site. One of the most spectacular is the Fete Medievil - where there is jousting, fire eating, eagle flying,many themed stalls and of course food and wine.
Duras has several good restaurants and bars which serve typical French cuisine.
Lamourache is about 1h30m from the coast and the beach at Arcachon is very clean and picturesque.
For children there are local zoos and the nearest theme parc is Walabi at Agen - 45 minutes -and of course the beach !
Eymet is a village about 15 minutes away, it has beautiful historic buildings plus plenty of restaurants and bars. It is highly decorated for the Tour de France !
The famous town of St Emilion is about an hour's drive away .Superb countryside,beautiful views and of course wine tasting.
