It is located at the end of a 150m private gravel drive in a countryside location over-looking orchards and miles of trees and fields. The nearest neighbour (apart from the owners) is approximately 1 km away
Converted in 2013 as a guest house for family use with open-plan dining, kitchen and lounge all fully equipped with the utensils required for a superb self-catering family holiday.
The 12m x 6m pool plus Roman end steps has a large terrace area with sun beds and mobile sun shade bases is exclusively for your use.
A fully equipped kitchen including large American fridge/freezer, microwave and conventional ovens, electric hob, external gas barbecue, dishwasher, washing machine and all the pots, pans and cutlery needed. Internal and external tables and chairs. Plastic glasses are provided for poolside use as glass is not permitted around the pool for safety reasons.
Two large 3-seat settees, satellite tv with free to view UK channels and fully functioning wi-fi. Electric door and window shutters for when the day gets too hot. A selection of books, puzzles and games is available for your use.
The accommodation includes two spacious bedrooms, one with a king size double bed and all bed linen, night tables and lamps, large wardrobe and chest of drawers.
The second is equipped with a chest of drawers and 2 x single beds plus a 2 x singles bunk bed and all linen.
A large family bathroom with a spacious walk-in shower and a full size bath together with heated towel radiator, wash basin and toilet and a selection of towels for pool and bathroom use.
Full oil-fired central heating for winter use.
Well kept flower gardens in 9 acres of grass parkland and neighboring orchards that can be walked although do not belong to the owners so please treat them with respect.
A large gravel parking area exists for holiday makers' use.
It is not suitable for disabled access as steps are in place.
We are semi-retired and have lived in France for over 10 years. We live on site to assist with any problems, grass cutting, pool cleaning etc.

|Why this location?||Our 2nd property in the region because of its natural beauty very similar to the best of England's rolling countryside. The property is surrounded on all 4 sides by hazelnut and plum orchards. Set back 150ms from a minor road and remote from neighbours but not isolated with towns (Monflanquin & Villeneuve sur Lot) 6 or 7 kms in either direction.|
|Unique benefits of property||It is an over 200 years old, white stone construction barn recently converted into living accommodation. Everything was installed new in 2012 and is fully insulated and equipped for a terrificly relaxing and stress free holiday. It over looks the 12m x 6m swimming pool + Roman end steps.
It is equipped with Freeview satellite British tv channels and wi-fi that works even outside!
There are several restaurants including one within 300m which caters for the more exclusive client with its excellent Nouvelle cuisine. For most holidays the best choices are in the town centre in Monflanquin - mostly inexpensive with costs for lunchtime set menus ranging from €12pp to evening meals where even main course prices of €15-€20 for a huge steak & chips are regular. For best values, restaurant house wines are invariably better quality than available in UK for around €10 per litre.
In July and August most local 'ville' run "night markets" for diners. A terrific but unusual arrangement where the local council sets up trestle tables and chairs and provides musical entertainment in the town centres. Market stall holders offer their locally grown or reared foods and wines, cooked for your family's dining. The choice is great, the atmosphere convivial and inexpensive. It's a terrific way of mixing with the community in warm pleasant weather and where children and families are welcome.
We stayed here for a fortnight in the red hot summer. The property was great, a nice big space with plenty of room for games outdoors too. We didn't find the bed massively comfy, but accept that is a personal thing.

Filtered water and ice dispenser on fridge.
No guestbook at the property (so we couldn't benefit from the recommendations of previous holidaymakers).
No ironing board / iron (We had packed light with the intention of washing & ironing clothes whilst there).
Only 4 glass tumblers which was a bit of a pain (loads of wine glasses).
Good to read your review and sorry we didn't get to meet you. I'm surprised about the uncomfortable bed because it was new (and not cheap) a couple of years ago! It feels comfy to me but I've never slept in it! As you say it depends on what you're used to.
We've taken note of your comments and will make sure that they are corrected. Unfortunately guests rarely mention breaking things so we obviously need to do a stock check regularly.
Fabulous property. Len and Jackie were really welcoming on arrival at this wonderful holiday rental, which was bigger than expected and really well equipped especially the kitchen, so nice to have space to cook in and the added outside BBQ was a real bonus along with the ice water feature in the fridge which we really appreciated in the heat. Pool was exceptional. Lovely area, plenty to of lovely little towns and villages to explore. Couldn't have asked for more. Thank you.
All I can say is WOW what and amazing place. We absolutely loved staying at Mas du Pech it was fantastic. The property is set in amongst acres of beautiful countryside and the peace and tranquility is just what we needed. The property itself is spotlessly clean with everything you could need for a relaxing holiday our little grandson particularly enjoyed the lovely swimming pool which is kept scrupulously clean by Len. Nearby are lakes and orchards where you can sit and watch the wildlife or just go for a peaceful walk. Although the property is peaceful and away from other houses there are villages and towns nearby which have all the extra amenities you will need like supermarkets, pharmacies etc. There are also local markets nearby which are great fun to explore. The owners, Len and Jackie are lovely, very welcoming and helpful and gave us info on places to visit which we may not have found otherwise. We will definitely be recommending this place to our friends, well select ones anyway, and we will most definitely consider visiting again. We decided to drive down to the property but if you weren’t inclined to do that the nearest airport is Bergerac which is around a 45 min drive from the property, so easily accessible if you were to rent a car.
