Entrance -
Largely open plan, the double height entrance leads to a dining area, off which is the breakfast bar and well equipped kitchen.

Kitchen -
Gas hob, electric oven, microwave, toaster, kettle, coffee maker, dishwasher and fridge/freezer. Fully equipped with crockery, cutlery, pots and pans, glassware, tea towels and all utensils.

Utility Room -
Washing machine, iron, ironing board, vacuum cleaner, additional fridge/freezer. Access to second toilet and wash basin.

Living rooms

Two three seater sofas, two arm chairs, coffee table and flat screen tv with 'Free Sat' viewing, plus dvd player.

Two double bedded rooms on the ground floor and a twin room upstairs (one double bed and one single bed) accessed from the mezzanine.

Mezzanine -
Leads to the third bedroom and has additional seating and a tv for watching dvds, plus a large selection of games and books for holiday reading.

Kidney shaped pool with integral steps, ideal for children and adults alike as it has a shallow area around the edge, with deeper water in the middle of the pool. Sun loungers, parasols and pool toys provided. Swimming towels included.

Weber charcoal bbq, with tools.

Parking and garages

Plenty of space for parking, including in the shade under the hangar.

Visitor suitability

The ground floor is ceramic tiled and split level; there are 2 double bedrooms on the ground floor, 1 on each of the levels. The bathroom and two toilets are also on the ground floor.

The mezzanine area and upstairs bedroom are accessed via a rustic wooden open tread staircase, with a children's stair gate at the bottom. Entry into the charming upstairs bedroom, which is in the eaves and therefore has restricted height in parts, is through a low doorway cut into the two foot thick stone wall.

Our dream became a reality, when the family pooled resources and the property is now enjoyed by grandparents, parents, and grandchildren!

Year property purchased 2013
Why this location? The location immediately appealed to us as the house is set in its own five acres, surrounded by pasture, garden and woodland, ensuring peace and tranquility - it also allows children to make as much noise as they like without upsetting the neighbours! And yet there is not the feeling of isolation, as all the facilities for daily living are within five minutes drive at Laroque-Timbaut. There is also lots to do and see in the area, making it an ideal base for sightseeing and visiting some of the old medieval Bastide villages and towns nearby, such as Pujols-le-Haut, Penne d'Agenais and Villenueve-sur-Lot.
Unique benefits of property A stone barn conversion retaining many of its original features. Mainly open plan, but with areas to escape the madding crowd too! Privacy, peace and tranquility, with an abundance of birds and wildlife.

In addition to shopping facilities in Laroque-Timbaut, which is less than five minutes drive away, there is extensive shopping in the larger towns of Agen and Villeneuve-sur-Lot which are both approximately 20 minutes drive away.

You can find a daily market in the area every day of the week, to enjoy a typical French experience.

Beautiful house & setting. Very peaceful location with all the comforts of home. Great pool,badminton,swing ball,table tennis,etc. We stayed there for my wife’s birthday & Pauline & Martin helped us with decorations, suggestions on where to buy a cake & even left her a birthday card & gift.
Lots of beautiful hill top towns to visit with great restaurants. Village bakery & supermarket 5 minutes drive away & wonderful dark skies for star gazing nights.
We were a party of 5 adults & everyone had a truly lovely relaxing family holiday. Perfect, thank you Pauline & Martin.

The most amazing house! Every single detail thought of, the infant/baby supplies just blew my mind. The most perfect house for a family to visit, for a couple, for a group of friends it is just so versatile. Easy to find because the owners instructions are amazing. The amount of communication from the owners is just brilliant, you know from the moment you book you are going to be well looked after & everything is going to run smoothly!
