A modern, contemporary 2 bedroom villa on the first floor.
Situated a 15 min walk away from the working French village of Cancon with all its amenities, 10 Palayre is just 30 min easy drive from Bergerac Airport. Further airport options are Bordeaux and Toulouse, both a 2 hr drive away.
Additionally there is no set changeover day. Guests are able to arrive and leave on any day of the week giving total flexibility when choosing flights.
Our spacious self catering villa has tiled floors throughout and offers modern style and comfort. It is ideally situated for visiting places of historical/cultural interest, and is just a 15 min drive to the picturesque town of Villeneuve-sur-Lot which has many restaurants, cafes and bars.
The area also offers many night markets during the summer months enabling visitors to enjoy the local culture, music and food. Leisure activities include canoeing/kayaking on the river Lot and river Dordogne, Parc-en-Ciel (climbing ropes, rope swings etc) walking, cycling and the bonus of an 18 hole championship golf course less than 15 minutes from the villa. You can even spend a day on the beach as Lac de Lougrette with its beach, cafe, water slides, lifeguards etc is just a 5 min drive away.
Take time to visit the brand new Chocolate Museum, just 10 mins from the villa toward the airport, free entry.
Alternatively you can simply enjoy a relaxing holiday soaking up the summer weather which normally starts around May and continues well into October. There is a private pool for the sole use of the villa guests, 8 x 4 mtrs , catch up with your social media with the free wi-fi or watch your favourite British tv shows on the large flat screen satellite tv.
A bottle of local wine awaits all guests.
The whole house benefits from oil fired central heating.
The large, modern, bright kitchen overlooks the private pool and gardens and has all you need for alfresco dining - integrated dishwasher, electric hob and oven, integrated microwave, fridge freezer etc. Security shutter to window.
An automatic washing machine is provided in the garage on the ground floor, accessible internally.
The dining area is open plan alongside the lounge and has modern dining facilities for up to 6 people.
The lounge, complete with ceiling fan, has large double French doors leading out onto the balcony with its own table and chairs for alfresco dining overlooking open countryside, perfect for your morning coffee.
Inside, the lounge has 3 and 2 seater retro style sofas, sideboard and display unit and the all important large 40in flat screen satellite tv giving access to all your favourite British tv programmes.
There is, of course, free wi-fi provided.
All windows and french doors have security shutters.
The main bedroom, with ceiling fan, has a double bed with bedside tables and has one wall taken up with full height, sliding door wardrobes giving ample storage for all your clothes together with a built in dressing table.
The bedroom window looks out directly over the main driveway with long distance views over open countryside and benefits from security shutters.
The 2nd bedroom has modern bright twin beds, large wardrobe and chest of drawers, the window, with security shutters, overlooks the pool and gardens.
The fully tiled bathroom is fully equipped with large white corner shower, bath with shower attachment, washbasin, cabinet storage and heated towel radiator.
There is a separate wc adjacent to the bathroom.
The property benefits from oil fired central heating provided by a Weissman boiler situated in the garage. This, of course, will only be necessary in winter months.
Wall mounted 40 ins flat screen satellite television giving access to British tv channels, ipod docking station and free wi-fi are all provided.
The extensive gardens of over 7500 sq metres comprise of spacious lawned areas with fruit trees, small copse and part of a disused railway line (!). Plenty of space for children to run and explore.
In addition at the far end of the property is a large grassed area perfect for ball games.
There are huge patio areas both to the side and rear of the house where you'll find the private 8m x 4m swimming pool complete with sunbeds, umbrellas, barbecue, dining table and chairs.
The pool has a pool alarm safety system which is a standard requirement in France.
There is ample room for parking for up to 6 cars in the driveway at the front of the house, in addition there is an integrated garage if you'd like to pop the car inside away from the heat of the day.
The garage also houses the automatic washing machine which is accessible from both main house and apartment as well as a wc.
As the main house is accessible up a flight of stone stairs it is not really suitable for those with impaired movement.
Children's cots and high chairs are available upon request.
Alan is a retired primary school headteacher living near Huddersfield. He spent some time as a lecturer/tutor at Manchester, Leeds and Bradford Universities. He has recently finished writing his first children's book - 'Don't Get Mad..' which has just been published. The villa faces open countryside with fields of sunflowers and is just a 10 min stroll into the village of Cancon which provides all amenities, friendly supermarket, boulangerie, patisserie, pharmacie, bank, restaurants, bars, pizza takeaway etc and has a wonderful market every Monday where one can stock up with local fresh fruit and vegetables and local meats.|

In the village square every Monday you will find the market where you can stock up for the week with fresh fruit and vegetables as well as meat from local producers

As the name suggests, restaurant by the lake. Just outside Cancon, very welcoming for children, decent food at decent prices.

The villa is situated in the heart of the "Bastide" towns of southwest France which are a growing tourist attraction, comprising one of the largest collections of well-preserved mediaeval townscapes to be found anywhere in Europe.
The bastide towns were usually built to a strict grid layout, with equal space allocated to each house. The grid centred on a square, which often contained a market hall and sheltered arcades around the edges. There was usually a church, often fortified, built adjacent to the main square.
The 'centre' of the bastide area is the Monflanquin - Monpazier - Villereal area, all within easy reach, - plus others including Eymet, Villeneuve-sur-Lot, Tournon d'Agenais, Beaumont, Castillones and Domme.
Both Monflanquin and Villereal have been voted ‘One of the Most Beautiful Towns in France’ and both are less than 18 km away from the villa. Both are beautiful relaxed bastide towns full of real shops rather than tourist ones, a classic square, restaurants under the arches and a tranquil atmosphere.
In the summer many of these towns also have ‘night markets’. These are usually lots of fun and a cheap way to eat well. Each square will be packed with picnic tables surrounded by market stalls selling everything you need for a meal. You simply find a table, buy a bottle of wine then choose a starter. Afterwards there will be a range of hot meals, perhaps duck sausage with chips, maybe roast lamb with curried vegetables and for dessert there is usually a crepe van as well as fruit or homemade cakes. These night markets are very popular.
We had the most amazing family holiday while staying at 10 Palayre - and would thoroughly recommend a stay, particularly for a family with young children (our boys are seven and three and they absolutely loved it).
The owners could not have been more helpful from the moment we got in touch, this place almost seemed too good to be true at first - it represents such fantastic value for money. If anything the photos on the website don't do the villa and the grounds any justice at all.
The property was spotless when we arrived with the pool and grounds in fantastic condition. It had all mod cons (wifi, washing machine, dishwasher etc) and although rarely used the British TV was great for the kids when they needed some downtime.
Cancon is quiet but that's what we were looking for and there are some fabulous restaurants in the town as well as places like Montflanquin and Villereal.
We chose to drove but the airport is 30 minutes tops. Cancon has a useful boulangerie and convenience store but the hypermarkets are a drive, albeit through some beautiful countryside.
We will be going back at some point that's for sure.

My wife and I spent a lovely 2 weeks at this villa. The location is just outside the small town of Cancon and was a 15 min walk away. There’s not much to do there but the market on Mondays livened up the place. There is a reasonable good restaurant Tete D’Ail too but most places worth visiting (Saint Emilion, Sarlat, Monpazier) require you to have a car because local public transport is non existent. The villa itself was excellent. The grounds are wonderfully large and private with a large driveway. The pool and patio area is well maintained and there is plenty of seating for outside dining which we did pretty much every day. We had a couple of minor issues while we were there but the owner, Alan, was very responsive and quickly dealt with them. There is an English couple - Trev and Julie - who live locally and look after the property and they were also very helpful. We don’t speak French other than the usual ‘bonjour/au revoir ’ and ‘s’il vous plait/merci’ but we managed to get by ok. The villa is well equipped but you’ll need to take a cafetière if you like filter coffee in the morning as we do! To access the villa there is a flight of steps so it would not suit anyone with mobility issues but other than that the villa would make an excellent choice and we would certainly recommend it.
