Beautiful Renovated Farmhouse With Pool, Sleeps 10. This cottage/gite is in a rural setting.

La Catusse is a beautifully converted 5 bedroomed, 200 year-old farmhouse, formerly a goat farm which is spacious (280m2) and newly furnished to a very high standard. The ground floor comprises a large lounge with wood burning stove, dining room, eat-in kitchen, utility room, office and cloakroom. The lounge has a large smart tv (British & French channels), dvd player and selection of dvds. The kitchen is well equipped with a double electric oven, 5 burner gas hob, dishwasher, fridge/freezer, microwave, coffee machine and toaster. The utility room has an additional fridge and freezer along with a washing machine and tumble drier. Upstairs there are 5 good sized bedrooms – the master with en-suite, 1 double with en-suite WC/washbasin, 1 double and two twins which are served by a large family bathroom with separate shower enclosure and bath. Internet throughout.

La Catusse is situated 5kms from Lauzun, a small town with ATM, baker, butcher, 2 restaurants, small supermarket; and 5km from the larger Miramont de Guyenne, a larger town that has more of all of the above plus larger supermarkets. Technically in the Lot et Garonne departement but sitting on the Dordogne and Gironde borders in the Aquitaine region, La Catusse is a great base for exploring one of the most beautiful areas in France.

Historic Bastide Towns:
Eymet (8km) is the closest of the many pretty bastide towns in the area. They each have a good selection of shops, cafes, bars and restaurants and most have a weekly market. Issigeac's (24km) Sunday market is definitely one of the best. In July and August there are also night markets available and "table gourmande" in some places. This is street dining offering visitors the chance to sample locally produced wines and foodstuffs.
Bergerac (30mins)is the closest "big" town with it's picturesque old centre and Bordeaux is only 90minutes away by car. The city is a World Heritage Site and was voted Europe's best destination in 2015 so offers something for everyone.

Wine:
Being in the Bordeaux wine producing area means there are a lot of wine tours and tasting on offer. St Emilion, about an hour away, is the most famous of the 21 appellations in the area and the world heritage site is definitely worth a visit. The narrow streets with their numerous wine shops, cafes and restaurants provide a beautiful setting and the journey through the vineyards on the wine train is not to be missed. Closer to home, around Bergerac, many of the local Chateaux and Caves offer free tasting and tours; Monbazillac being one of the best.

Beaches/Swimming/Canoeing/Kayaking
The Atlantic coast is about a 2 hour drive away but there are a number of closer lakes with beaches for swimming. There are also a number of municipal swimming pools in the surrounding area and even a few water parks about an hour's drive away. It's also possible to canoe and kayak on the nearby Dropt and Garonne rivers as well as on the more challenging Dordogne.

Cycling:
Is a great way of exploring the gently rolling countryside as the many roads meander amongst the fields, vineyards and villages.

Golf:
The nearest course is 9 holes and located at Tombeboeuf (15km) but if you want an 18 hole experience Chateau de Vigiers (27km) and Villeneuve-sur-lot Golf and Country Club (33km) are within close reach.

Horseriding:
There are a number of stables within a short drive.

Tennis:
The nearest tennis courts are in Lauzun(5km).

Walking:
The rolling gentle countryside provides a number of good local walks over a variety of different distances.

Kitchen and dining

The kitchen is well equipped with a double electric oven, 5 burner gas hob, dishwasher, fridge/freezer, microwave, coffee machine and toaster. There is also a utility room that has an additional fridge and freezer along with a washing machine, tumble drier, iron and ironing board.

It is possible to eat in the kitchen, as there is a table and 6 chairs, but it is adjacent to the dining room which has a table that comfortably seats 10. This room has patio doors that lead to the outside covered terrace where there is another table and seating for 10 for alfresco dining.

Living rooms

The lounge is a beautiful room with wooden floors, beams and a feature rustic French fire-place with wood-burning stove. It is bright and airy with double aspect and patio doors that lead outside. There is a large smart tv (British & French channels), dvd player and selection of dvds. The double doors lead to the dining room.

Bedrooms

Upstairs there are 5 good sized bedrooms, all well decorated and with brand new beds inmost of the rooms.

The master has a king size bed, walk in wardrobe and en suite shower room with a Romeo/Juliette balcony that provides lovely views over the surrounding countryside.
Bedroom 2 has a king size bed, walk in wardrobe and an en suite toilet and wash-hand basin.
Bedroom 3 has 2 single beds.
Bedroom 4 has 2 single beds and a walk in wardrobe.
Bedroom 5 has a double bed.

Bathrooms

The main bathroom is upstairs and has a bath with a separate shower enclosure.
The master en suite is tiled throughout and has a shower, wash-hand basin and toilet.
Bedroom 2's en suite has a toilet and a wash-hand basin.
There is a ground floor cloakroom with toilet and wash-hand basin.

Heating

There is oil central heating throughout and a wood-burning stove in the lounge.

Entertainment

There is a 55 inch smart tv in the lounge that has British and French channels with a dvd player.
Internet is available throughout the farmhouse.
Other indoor entertainment: Dvd collection, iPod docking station, selection of games and books.
Outdoor entertainment: pool, large garden, ping pong, table football, swings, badminton, boules.

Garden and outside

The farmhouse sits on it's own private elevated plot in the countryside and offers magnificent views over the plum orchards and the nearest village, Bourgougnague, below. The gardens extend to about 1.5 acres and are mainly laid to grass providing lots of room to play. There is also a swing, a well and a washing line.
There is a terrace at the back of the farmhouse surrounded by lavender which provides a nice sitting area. Part of this is covered providing a shaded eating area.
The 10 x 5m chlorinated pool is open from May to September and is situated within 3 walls of the old barn. This means that not only is it very well sheltered but it offers some shaded areas at most times of the day. Loungers and parasols are available along with other pieces of poolside furniture. The depth is 1.4m throughout. The view from the open end looks East over the surrounding countryside and if you get up early enough will let you witness a beautiful sunrise.

Parking and garages

There is a turning circle at the front of the farmhouse with parking for several cars.

The farmhouse is suitable for groups of up to 10. Children are welcome.

After early retirement as a vet and a teacher we have been looking for the perfect property as a holiday home with rental potential. After three years of looking we found La Catusse.

Why this location? The beautiful countryside - in Lot-et-Garonne and nearby Dordogne. The wonderful climate - good to visit all year round for a nice heat and loads of sunshine. The historic bastide towns - Eymet, Monpazier, Montflanquan, Villereal, Duras - just to mention a few. The local wine - Monbazillac, Bergerac and Bordeaux all on your doorstep.

Bastide Towns
There are too many to mention but the best to visit locally are: Eymet, Issigeac, Beaumont, Villereal, Monpazier and Monflanquin. All have beautiful squares, cobbled streets, numerous cafés, bars, restaurants and a weekly market. During July and August they also have night markets with "table gourmands". This essentially is the opportunity to sit down with the locals and partake of some locally produced wine and foodstuffs. Lauzun, only 5km from LaCatusse, holds their "gourmands soiree" every Saturday evening and really is worth the trip.
