One of the bedrooms has 2 single beds for children or single adults. All other 4 bedrooms have double beds.

Our garden is something else and our pride and joy. Complete privacy with wonderful space to just sit and enjoy the odd glass of wine.

The swimming pool is within the grounds and looks onto a wonderful terrace area with additional table and seating for outdoor eating whilst watching your partner or children swim happily in the pool. The area is terraced out of the sun for those of you who prefer to eat out of the hot daytime sun.

Bbq is provided and table tennis.

7 years ago we moved to France with the intention of retiring. We started to do a little bit of summer work to help keep us in contact with the locals. To our surprise this grew into a succesful business looking after houses i.e. gardening, pool upkeep, property security but has now grown into a full time business. Owners of these properties began to ask whether we advertised for holiday lets which gave us the idea of holiday rentals so I took the opportunity to have a go. It has been a big hit.

Why this location? The property is located in open countryside, close to Monbalen and Laroque Timbaut between Agen to the south (20 min) and Villenueve-sur-Lot to the north (15 min).
Laroque (5 min) has a well equipped new supermarket, restaurant, café bars and a good market on Thursdays.
All major supermarkets and shops in Villeneuve and Agen. Agen is a wonderful City and steeped with history and an abundant of restaurants, shops etc.
On the hill above Saint Sylvestre (15 min), is the ancient bastide village of Penne d'Agenais, topped by a basilica with a shining metal dome that can be seen for miles around. The old village is a warren of little streets and lovely old stone houses that wind up the hill to the basilica and lovely views across the countryside. Just on the market square there are various artisan workshops and several wonderful, reasonably priced, restaurants.
Monflanquin (30 min) is an old bastide town with winding streets and fabulous views.

Lot-et-Garonne is perhaps the France that you always hoped existed but could never quite find - medieval villages and sunflower fields, quiet roads and small farms in gently rolling countryside. One of the 'best kept secrets' in France!

The Lot-et-Garonne department is in south-west France to the south of the Dordogne and north of Gascony, where it forms part of the Aquitaine region of France.

The landscape of the north-eastern Lot-et-Garonne department is similar in appearance to the Dordogne region to the north, with a mix of wooded slopes, small scale farming and some forested areas. To the south it becomes more like Gascony, with gently rolling fields and quiet roads passing through lovely countryside.

Everywhere in the department you will find quiet roads through fields of sunflowers, traditional market towns and small picturesque villages, and orchards - typically of plum trees grown for the delicious pruneaux d'Agen, a local speciality.

Lot-et-Garonne has not yet been overrun by tourists which, in short means that the local inhabitants are still very happy to see tourists coming.

Above all it is a department for relaxing, quiet country walks, and is great cycling country. There are more 'sights' (bastide towns, castles etc) towards the north-east, less tourists and quieter roads further south.

This area consists mainly of farm and woodland with small villages scattered around. There are chateaux, bastides, caves and museums to visit. The Canal du Midi, the Garonne and the Lot are the big rivers on which you can take boat trips or go canoeing.

For those who wish to visit a real southern city, Toulouse is the place to go. About 1 hour 30 minute's drive will bring you to this fabulous city. Due to the many universities and the fact that a lot of the European space development takes place here, the people in this city are young and energetic but with the relaxed attitude of the South.
