This spacious 'Maison de Maitre' dates back to the 18th century in a private, elevated and peaceful position set within 2 and a half acres of garden.
Professionally renovated under the supervision of an architect, the house offers modern comfort combined with its original character and features and has a stone barn and old pigeonnier in the gardens. Wi-fi and satellite tv are installed.

Kitchen and dining

There is a large kitchen equipped with a range cooker, big fridge/freezer, dishwasher and all usual kitchen aids. It has a terracotta tiled floor plus a log-burning stove for winter use.

The kitchen opens onto the extensive covered terrace, superb for al fresco entertaining & family meals, it overlooks the garden & pool and has a gas bbq.

A large, airy dining room is next to the kitchen for indoor entertaining or on cooler evenings.

Living rooms

The sitting room has carefully renovated, paneled, ceiling height cupboards from the 1800's and an open fire. It has comfortable seating and satellite tv with a dvd player.

Adjacent is the games room with bar football and table tennis.

Bedrooms

On the first floor there are two airy double and two twin bedrooms. As with the landing and corridors, all have wooden floors and the same high ceilings as the ground floor. Original fireplaces feature in two of the bedrooms.

On the 2nd floor is the 'dormitory' with 4 single beds in two distinct, linked areas. This is particularly enjoyed by children.

Bathrooms

There are two bathroom on the first floor, both equipped with loo, basin and bath with shower over and shower screen. On the 2nd floor is a shower room with loo, basin and separate shower.

A cloakroom is located on the ground floor.

Heating

The house is fitted with electric wall heaters for use in the winter months.

There is also a log-burning stove in the kitchen and an open fire in the sitting room. Logs can be supplied by the local farmer if renting the house in the winter.

For cooling the house has special glass fitted to the windows which minimize the heat let in during the summer and the first floor bedroom have fans, on the 2nd floor air-conditioning has been installed to maintain the temperature.

Entertainment

There's plenty at the house to keep visitors entertained. Swimming pool, table football, table tennis, badminton, boules, books, board games, stereo system, satellite tv, dvd player and library, wi-fi broadband internet.

Garden and outside

The recently refurbished swimming pool has steps leading down into the shallow end and a large stone terrace with sunbeds for those preferring to take it easy.

The large garden is mainly grass with a few copses of tree and in the western part of the garden a number of fruit and nut trees including cherry, apple, pear, fig, walnut and a small vine. There is also a stone barn and old pigeonnier in the gardens.

The property is surrounded by farmland and wooded areas are very close.

Parking and garages

There is plenty of space for vehicle on and off the gravel driveway.

The house & gardens are suitable for a large family or families sharing a holiday and offer a safe environment for children young & old.

A cot is provided if necessary, please advise when booking.

Bed linen and towels are provided, changed on a weekly basis by the housekeeper. Pool towels are not supplied and will need to be brought with you.

The house and grounds are cared for by a French housekeeper and gardener who live nearby and will help with any questions you might have.

Restaurants

There are many varied restaurants from our favourite Auberge de L'Auzine where the meat is cooked over an open fire in front of you to the fine dining of Chateau de L'Hoste

Markets

Markets abound nearby where excellent local produce may be bought and during the summer several of these markets expand to include tourist interests which are always good fun.

Walking

Turn right out of the drive and you are immediately onto a walking trail and there are almost limitless beautiful walks nearby. Details of these and links to websites detailing many local walks are at the house.

Brocante and Vide Grenier

During the summer many brocantes (flea markets) and vide greniers (car boot sales) are held in the streets of local villages, they are very different to those in the UK and a fun way to spend a few hours.

Horse riding

There are several stables nearby including one a 1 km walk or 6km drive from Ramounet. It's a great way to see the local area.

Bastides

The area is well known for it's fortified hill top villages and towns originally built in the 1200 and 1300's. Demonstrating fine architecture they will have a central square, great views and a restaurant & bar or two. Nearby Beauville and Lauzerte as specially worth visiting.

Swimming

The house has a relaxing pool and for the more adventurous there are lakes close-by and the Lot river. There is also 'Les Deux Lacs' at Beauville which has a fun swimming & canoeing lake and a brasserie.

Wildlife

The area is rural and wooded so is packed with wildlife. Deer can often be seen in the early mornings and sometimes shy boar in the woods. Birds ranging from Hoopoe, Jay and Green Woodpecker and birds of prey of many types may be seen daily.

Cycling

Cycling is very popular in the area, both road-riding and mountain biking. Bikes maybe hired not far from Ramounet for those who do not bring their own details of which are at the house or may be provided ahead of the holiday if you wish to book.
