Set in the rolling Lot-et-Garonne hills in around a hectare of land, this lovely old stone farmhouse with private swimming pool and orchard is a great base to explore the area.
Here you will find a great sense of space, peace and tranquility. From one side of the house is a beautiful view up to the windmill, to the other side are views over the valley and surrounding farmland.
The house is five minutes’ drive from the local village which has a boulangerie for morning croissants, as well as a small epicerie for day to day needs, with a large supermarket in Miramont only 15 minutes away.
Other local amenities and attractions include a golf course and tennis courts at Tombeboeuf (5 minutes away), the river Lot with canoeing and other water attractions (15 minutes away), and proximity to the Bergerac, Duras, and Marmande wine regions. During the summer there is a wealth of day (and night) markets in picturesque villages throughout the area. Other places to explore are the beautiful bastide towns of the region, including Eymet and Monflanquin.
Transport links are excellent, Bergerac airport is 45 minutes away, Bordeaux is 1.5 hours away, and Toulouse is 2.5 hours.

Upstairs is a vast but comfy converted attic. The attic has a movie viewing screen and projector, as well as a library with large selection of books and dvds, perfect for keeping busy on rainy days.
Leading from the kitchen is a 10x5m chlorine pool with Roman steps fitted with an alarm. There are a number of sun loungers around the pool - enough for all the adults. You will find a large dining table with canopy and also a pizza oven - great for creating your own dough and toppings!
Beyond the pool you will find a large open barn with table and plenty of chairs to seat everyone and more besides. It's perfect for al fresco dining and can be lit at night but offers shade during the day. Here you will also find a gas bbq and drinks fridge. There is also a table tennis table and dartboard.
For teenagers (or anyone else!) wanting to sleep outdoors, there is a large canvas bell tent with plenty of space to find a private den area. For wiling away a few hours with a good book outdoors, there are hammocks to use in the shaded areas or on the sunset deck - what better a way to watch the sun go down with a chilled glass of local wine!

The local markets are always worth a visit. Eymet's market is not to be missed and is on a Thursday, Miramont's market is on a Monday, Villareal's market is on a Saturday and the market at Issigeac on a Sunday is always very busy so try to get there early. Evening markets in the summer months are great to visit.
Head east of the property and visit the impressive chateaux of Biron, Beynac and Castelnaud-la-Chapelle.
The area is home to some of the most beautiful villages in France. Named as some of 'Les plus beaux villages de France', Belves, Beynac-et-Cazenac, Castelnaud-la-Chapelle, Domme, La Roque-Gageac, Monflanquin and Monpazier are all worth a visit.
The Jardins de Marqueyssac are beautiful, and the view from the viewing platform across the Dordogne valley towards La Roque-Gageac is spectacular.
We stayed at the property for 1 week with friends. The house and gardens were beautiful. Exactly what you would want from a French country house. Idyllic setting, perfect for getting away from the hustle and bustle. The amenities at the house were fantastic. The pool area is beautiful, the attic room is a great addition with books and DVDs galore.
The house is quite remote so a car is essential.
My only suggestion would be to take food for your first night. We arrived on Sunday afternoon after a 10 hour drive. After driving around for an hour we realised that no shops or restaurants open on Sunday afternoons or evenings, so we went hungry that night. So pack some food. Had we known, we would have done this.
Overall though, it was a wonderful holiday and I would happily recommend this property.

Most shops and supermarkets in the whole of France are not open on Sundays or festival/religious days so it's always worth bearing this in mind when a trip is planned to arrive at any time on a Sunday. There are some popular restaurants within a short drive of the property which are open on Sunday evenings - we would have been happy to recommend and advise which ones had you asked us. We had the most relaxing holiday with our daughter, son in law and our granddaughter. We just savoured every moment of peace and quiet. The pool and the area by the barn were ideal for the youngest of our family and it still gave Terry and I privacy at the same time due to there being more secluded places for us to sit quietly.
The shops were a little way off but it didn't give us any problem getting there and it was a scenic drive of which was beautiful anyway.
The house had everything we needed and Maureen was on hand via telephone if we needed anything and she was extremely helpful.
We went into La Parade and had the most gorgeous meal at Panoramic. Didn't have a chance to go to the market that is there but I hear it is very good.
