A private driveway leads you up to this recently completed sechoir (wooden tobacco drying barn) located in a rural spot just a few kilometers north east of the medieval town of Villeneuve-sur-Lot.
Nearby popular towns include Monflanquin, Issigeac, Pujols, Penne d’Agenais, Bergerac, Saint Emillion and Sarlat, all within easy reach offering plenty of places to visit in this spectacular part of France.
Within walking distance is the small village of Le Ledat with a shop offering simple provisions and a bar.
Villenueve-sur-Lot with its magnificent brick built church offers all majors supermarkets, an assortment of eateries and bars as well as an impressive Saturday market with a fabulous collection of locally grown produce. Almost all the local towns and villages have markets each week as well as an array of restaurants and artisan shops.
There is an abundance of activities on offer nearby from horse riding, canoeing on the River Lot, swimming lakes and tennis courts.
Almost everything you could want if you can tear yourself away from this perfect holiday house and venture out.
This lovely home is ideal to escape to the French countryside. It is a spacious bright home with 2 double and 2 triple (one double and one single bed) bedrooms. The ground floor is open plan with kitchen, relaxing area and lounge all opening out via bi-folding doors onto the large terrace and private pool with wonderful views across the countryside.

The stylish kitchen is well equipped with modern designer kitchen units and central island.
The dining area offers large wooden country table and plenty of chairs and the lounge offers spacious comfortable sofas. There is an additional relaxing area for reading and recreation etc.

Upstairs, leading off from the main corridor, are 4 large bedrooms, an en suite and private balcony overlooking the pool in bedroom one, and a family bathroom for the other bedrooms. See below for details.

Outside is a 10m x 5m fresh water swimming pool with large tiled terrace garden furniture plus sun loungers and bbq.

The ground floor is open plan with kitchen, lounge and dining area.
The modern stylish kitchen is well equipped with concrete worktops, dishwasher, induction hob, electric oven, fridge/freezer, microwave, toaster, kettle etc.
The dining area offers large wooden country table and plenty of chairs.
There is also a washing machine and an additional small fridge in the utility room alongside a cloakroom with WC.
The lounge has comfortable sofas, English (Freesat) tv, dvd player and Hi-Fi.

Bedroom 1. Double bed with soft furniture and en suite with walk-in shower, basin and wc. There is a private glass balustraded balcony overlooking the pool accessed by sliding doors from the bedroom and Juliette balcony patio doors and glass balustrade overlooking the front garden.
Bedroom 2. The ‘Urban Room’ offers one double bed and one single bed, which doubles as a comfortable settee when not used, soft furnishings with Juliette balcony patio doors with glass balustrade overlooking the front garden.
Bedroom 3. The ’Japanese Room' offers one double bed and one single bed, soft furnishings with Juliette balcony patio doors with glass balustrade overlooking the front garden.
Bedroom 4. The ’African Room' offers double bed and soft furnishings with Juliette balcony patio doors with glass balustrade overlooking the front garden.
Beds can be moved around to suit guest requirements.
Bedroom one has an en suite shower room and, at the end of the corridor, a family bathroom with shower enclosure, bath, basin and wc.

My wife Gini and I live in Kent. Gini is a primary school teacher and I am an author having recently published my first book 'Harry's Boys - Caught up in War' and currently working on the second. With busy lives in a busy part of England we love visiting this part of France. A much slower pace offering great food, openness and comfort.

Historic towns, an assortment of restaurants, vineyards, activities and almost anything you would want for a holiday and the french countryside.
We had a wonderful holiday in this beautiful home, the welcome pack of fruit and essentials on arrival was a much appreciated extra and to be able to collect fresh croissants and bread in walking distance was brilliant as the last thing we want to do is drive every day for such items. The kitchen and living area was so spacious and comfortable and the outside space was equally ideal. The pool was delightful and spacious allowing the six of us to enjoy it at the same time. The kitchen had everything you could ask for - literally home from home! We cycled to the nearby village of Casseneuil a few times and enjoyed some lovely wine and food there and the views of the river are stunning with Kingfishers regularly seen by us. My only regret about this holiday was only having one week there as it wasn’t long enough! On our last night we walked into Le Lédat and had a wonderful steak, the homemade sauces were out of this world! Overall this was a beautiful holiday home in a great location. We most definitely would return.

Absolutely loved our stay at Sechoir Carme! It's a fab barn conversion (decorated to high spec) with lots of space inside and out. The pool is a good size too, great if you want to get some lengths in!
I would recommend this property to anyone but it would be especially good for families!
Would also recommend the night market in Casseneuil which is a short drive away and is so much fun!
We visited this property with the owners last year prior to them putting it on the holiday rental market. We were amazed at the work they had put into the barn conversion and decor. It is to a very high standard whilst retaining a comfortable and rustic style. Ideal for family holidays and gatherings of family or friends. The bedroom accommodation allows for a mixture of guests and the open area downstairs that flows out to the poolside is ideal for easy living and al fresco dining.
Here you feel totally relaxed and am sure there will be days when you go nowhere else.
The local village is within easy walking distance to get basic requirements especially the breakfast croissants and there is a small bar for pre dinner drinks and to practice your French.
The surrounding area has great appeal with hilltop villages to explore and we particularly enjoyed visiting these villages in the early evening to experience the Marche Gourmande which is a true culinary experience to taste the local food and wine. Entertainment too with music and dancing.
