Beautiful 3 Bed, 2 bathroom accommodation For up to 6 with pool.

This ancient stone-built farmhouse of over 112 sq m. is in a completely private, rural setting of 10 acres of walnut orchards, close to Monflanquin, Cancon, Miramont and Eymet.
The nearest neighbours are 1/2km further up the private lane and a riding school in the other direction, also 1/2km away. It is next to the ancient pilgrim route to Santiago de Compostela.

Roche has been modernised with all the facilities you would expect and features its own private, 10m x 5m swimming pool plus Roman style side entry steps for easy access. It is fully equipped with sun loungers and sun shading umbrellas.

To the rear and swimming pool side there are 2 fully furnished private sun terraces which catch the sun from early morning to late afternoon. In the evening the sun moves to the front of Roche with its front terrace decking looking out across the valley toward the hilltop towns of Monclar and Montstruc a few kilometres away. Very relaxing with a glass of wine...



Kitchen and dining

Roche has a large lounge/diner although most of the time you will want to enjoy outside living on the fully furnished terraces.
The fully equipped kitchen has all the utensils and necessities including electric hob and oven, microwave, American fridge but please - no glasses around the pool. Plastic glasses are provided for that as is a pool safety alert.

Living rooms

There is a large lounge and dining area equipped with 2 large settees, UK satellite tv, 6 seater dining table and chairs etc... plus a wood burner and oil-fired central heating for winter/spring/autumn lets.


There is 1 double bedroom with en suite - equipped with toilet, washbasin and shower.

The second double bedroom and the twin singles bedroom share the large family bathroom. This bathroom has a large walk-in shower, bath, toilet and twin-basin vanity unit.

All bed linen is provided.

The property is set in 10 acres of orchard but it has a compact garden designed for holiday makers.
It has the 10m x 5m swimming pool and two terraces as well as an under cover seating area for when the sun gets too much.
There is a calor gas-fired barbecue and outside seating and umbrellas on every terrace.

Parking and garages

With 2 massive barns there is plenty of parking space and an outside garage converted into a utility room with washing machine and boiler house.

We are semi-retired and have lived in France for over 10 years. We live 20 minutes away to assist with any problems, grass cutting, pool cleaning etc.

Why this location? Our 2nd property in the region because of its natural beauty very similar to the best of England's rolling countryside. The property is surrounded by orchards. Remote from neighbours but not isolated with towns

Eating out

In July and August most local 'ville' run "night markets" for diners. A terrific but unusual arrangement where the local council sets up trestle tables and chairs and provides musical entertainment in the town centres.
Market stall holders offer their locally grown or reared foods and wines, cooked for your family's dining. The choice is great, the atmosphere convivial and inexpensive. It's a terrific way of mixing with the community in warm pleasant weather and where children and families are welcome.

We had a wonderful, relaxing week at Roche. The gite is immaculate and had everthing we needed. The pool was perfect for us all and the children (aged 12 and 9) loved it! The local area is quiet, but that was exactly what we were looking for. We would thoroughly recommend staying in this gite.
