Ducos is an old Maison de Maitre standing in its own grounds right in the centre of woodlands/forest when the present owners purchased it 24 yrs ago. The brick work was amazing and the huge elm and oak beams were something to behold, seeing all this the challenge of restoring it was a English dream on a French house .
It took us 3 yrs to transform it to what we have today, of course modern features had to be installed as at the time the one toilet was outside.
Today we are so pleased in what has been done, still the stone work , the beautiful teamwork throughout the house, still we have to original stone elegant period fireplace that dominates the breakfast room.
Because the grounds opened onto the forest land all this had to be enclosed, then a driveway was created which is floodlite at night as you return home, all the grounds were totally levelled and reseeded, paths constructed - the pond drained and rebuilt - now it has a cabin built across it with seating. Because of the enclosed garden the only way to leave is via the electric gates, there only open as you pass a laser beam, to re-enter tap a code into the key pad, this way children can not just run off .
What was years ago a tobacco building we had converted into a separate part of the house, now there is a cosy relaxing building away from the main house set out mainly for children, the upstairs room now has several gym machines if one feels like losing weight.
The rest of the sechoir has a table tennis table inside and a netball net fixed to the wall, also enough room to park out of the sun. As you approach the house there is what one could call a "roundabout" arched in roses - honeysuckle - and other climbing plants, if very warm then drive under this to park the car , enough room on arriving for at least 6/7 cars.
The bbq and the stone work it is built from is from a 19th century Chateaux as it the stain glass window as one goes upstairs.
The pool is heated with a max depth of 1.5 m is of irregular shape, a storage unit by the pool cabin is full of toys.
Louisa and I spend a lot of time in our French house and love to have lots of out personal items around us , as you will see from the photo's the house is furnished with Antiques and period Furniture , there are also lots of Clocks , vases , china items , paintings and some delicate items .
We have been asked by some past clients why do we risk or trust having these items left out as they could vanish or get broken , we leave them out because we hope clients will feel this is a lived in house , comfortable and not just fitted out for renting stripping it of that warmth .
All we would would ask anyone reading this and thinking of renting to advise us if they would like some items put away ( if children are very active) this would be done on arrival with our agent .
Large modern kitchen but in a traditional style, door leading out to the rear garden, there is everything there one would possibly need we do hope the photos show this.
There is a very formal dining room, passing through the door with gold leaf designs, this has an extending table and can seat 10 people.
Breakfast room which leads into the kitchen, period French chairs and a period round pine table, this seats around 8 people, but the main eating area in the summer is on the outside veranda looking over the garden this will seat 10+
Very large living room, decorated in warm red colours, leading off this main living room is the second smaller one, from these two lounges there are 4 doors leading out onto different parts of the garden.

All being well with the reception there should be full internet available in the childrens games room is the old Sechoir building.
The house is let with 6 bedrooms, although we only offer this 6th bedroom if you have a few more children to sleep otherwise it is offered with 5 bedroom, this 6th one has a double and a single bed .

On the second floor are the three principle bedrooms all spacious, two have French doors leading out to the upstairs veranda, which has comfortable seating and views over the garden - pool and countryside ; One of these is en suite, the other two bedrooms share a bathroom
On the top floor heavily timbered in Elm & Oak beams are the other two main bedrooms, plenty of room but a little smaller that the first three, these share a shower room.
Over the whole property there are 5 toilets.
Three in total, main bedroom is en suite very large bathroom - shower lovely views over the wood beyond.
2nd Bathroom shared with the two first floor bedrooms very spacious bath/shower toilet of course.
3rd on the top floor this is a shower room and toilet.
The house is only let during July - August and first week in September. As it is not let in the winter months heating would not be required.
As in the description before where we have written in "general description" I do hope we have covered everything there.
At some time during the week the gardener will attend to cut the lawn and do other jobs that are required to keep everything look lovely , he is very aware of others in occupation . Depending on conditions will depend on when he can cut the grass , sometimes this can be into the afternoon - we do indeed try to only cut on a changeover day if possible , so please be assured everything will be done asap then he will leave you in peace
There is a lot of parking space as mentioned before there is the sechoir and the shaded area of plants on the roundabout.
In total at least parking for 10 cars.
I think most of this has been covered in the "general description" where we have a separate games room for children and a selection of gym equipment upstairs - outdoor table tennis - pétanque balls and tennis racquets in games room
It should be noted that there two ponds towards the end of the grounds unfenced , very tranquil area with birds , fish and other wildlife - seating area in the cabin positioned above the larger pond
We decided to live in France and renovate Manor houses, wife being French helped a lot. 15 yrs ago we purchase two large Manor Houses totally derelict and rebuilt them into stunning properties, we let them in the summer for five years then decided to sell and buy others, the last one we turned into a 9 bedroom Manoir all bedroom en suite - heated pool - tennis courts - 4 acre landscaped gardens - games room - enclosed grounds.<br/>This French house has been on tv "May the best House Win"

|Why this location?||Between Bordeaux & Toulouse , lovely countryside - peaceful , coast only 90 mins and Andorra where we have another property is just 3 hrs drive.
Love the villages and all that goes into building the French life.
|Unique benefits of property||Sits in its own grounds, no neighbours. The house was a crumbling Mansion de Maitre, that needed total restoration from the ground up, it sits in the middle of the woods so is very private, all the rooms are large, large garden of 2 htr all landscaped we enclosed/fenced the grounds, have a beautiful entrance up to the house and huge amount of room for parking.
To us, then and now it is perfect for everything we could possibly need. From the top floor we can see the Pyrenees in the distance. To us the house was enchanting in every respect with the French style of brickwork and timbers everywhere.
Beauziac is a small village only 3 km from the well known town of Casteljaloux , with the famous " Bains" with treatment rooms- mud massage & heated pools, entrance fee just €18 Huge lake with boating - sandy beaches - fishing - swimming - childrens slides and walks in the forest .Then a section for tree walking across ropes and branches. Opposite the lake is the casino should one want a flutter , Then there is the riding school & Golf club; hire a horse or have riding lessons , or enjoy a round of golf .
300yds from the house is the village tennis court open to all , just turn up .
Marmande and Agen are some 20 mins away if you should wish to take a flying lesson or learn to fly , clubs in both airports for private pilots
Nerac is close bye and is so steeped in history , here you can also relax and take a boat trip along the winding River .
This area is on the edge of the Foret Des Landes De Gascogne and go all the way to the Coast , best know places are Arcachon , Biscarrosse driving to any of these places is a delight as the roads wind through such wonderful forests . Arcachon is indeed a very elegant town from the 1920's then nearby you have the famous Dunes of Pyla and the largest inland fresh water lake at Biscarrosse
This is a region of timeless villages , old Chateaux , beautiful forests - micro climate -
To the North of Beauziac is Bordeaux with everything you could possibly want , from wine tasting to shopping and there are some very very smart shops for ladies , with 240 Chateaux and wine tasting for the Men .
Then you have Andorra to the South , with all the duty free purchases , and wonderful buying experience , although it is indeed some 3.5 hrs drive it can be very profitable
This area is very rural but you do not have to travel far to see so much , several towns in the summer how music festivals , jazz evening where the roads are closed and table laid out for evening drinks and relaxed eating - most town have their own market day
My family and I had a fantastic holiday at Ducos.
The house is beautiful with plenty of space inside and outside. There was everything we needed throughout the property. It’s a house you can be as social or as private as you like, which suited our large group of mixed ages. It has a large covered patio where we could all sit down for dinner and this also provided relief from the sun (and the occasional shower!) It is not overlooked and has extensive grounds so the children were able to make noise without disturbing the neighbours!
The main contact in France was quick to respond to any queries so we felt very supported without any intrusion and the owner was very thorough with the information provided prior to the trip.
The location was equally good with a range of shops in Casteljaloux. The lake & beach nearby had great value activities for the kids.
I would definitely recommend to friends and family.
