About this property

Secluded Gîte with Private Pool in Historic Village. This cottage/gite is in a village setting.

Our one bed Gîte sleeps 1-2 people. Having once been a stone building we decided to breath new life into it and La Petite Botte was born. Along with the gîte there is a new HEATED POOL for your exclusive use. It is a single story timber clad gîte with shutters at all the windows and a stable door. There is a very comfortable bedroom, beautiful quality bed linen and towels including pool towels. The open plan lounge has free Wi-fi and Internet, Flat screen TV with English Channels, we now have French satellite TV also. Fully fitted kitchen and shower room.

Outside the new Private Heated Pool for your exclusive use, with adjoining decked area allows breakfast beside the pool. Also a further covered outside eating area with a bbq for those long summer evenings. Private secure parking is next to the property. The position of the gîte is south facing giving you the best of everyday to enjoy the private garden. Plus a Welcome Hamper to start your holiday off on the right foot. We respectfully say that no smoking is allowed inside the gîte. It is worth remembering that during the summer sailing times the cabins DO get booked up earlier, and of course not forgetting the Brittany Ferries 20% Discount Code that is offered at each firm booking.

About the village

The picturesque village of Saint Nicolas des Eaux sits on the River Blavet. The river frontage being just a short stroll is home to a couple of tradional French bars and a Creperie. There are restaurants nearby. facilities for boats, kayaking, and canoeing, which can all be hired as can pedaloes. Also, although we provide bicycles, there are electric bikes available for hire for those who prefer ease of effort. The river has a well maintained tow path which runs for many kilometres. In the surrounding area there are many designated walking routes for the randonnée amongst you. A Tourist Office offering plenty of information on the surrounding area is open from May.

We are in a central position to allow quick access to the main routes, making visits to other places easy.

During August the Celtic music festival at Lorient is very popular .As Lorient is approximately 40minutes drive this a very enjoyable experience. Also every year in early August near Mur de Bretagne is a « son et lumière «  this is a spectacular display set in the ruins of the Bon Repos Abbey. Quite an experience and well worth a visit.

Plumeliau is approximately 5kms away, here you can find a Boulangerie where you can get that French baguette and the fresh croissants that make breakfast so delicious. There is a boucherie (butchers) pharmacy, Post Office, banks, beauty salon and hairdressers. There are also bars and a very good Pizzaria called La Forge. Good variety of menu and reasonable.

At about 12 kilometers you have Pontivy that provides all that you might need. There are two very large supermarkets and a Monday market. There is also an indoor market on saturdays . Also in Pontivy there is an indoor bowling centre, ideal for rainy days. The Chateau Rohan is in Pontivy and worth a visit, the Rohan family were very important in Brittany in bygone days they also are connected with the chateau At Josselin approximately 40mins drive.

Then there is Baud also 12kms away but south. Here you will find The Cheval Blanc it is a restaurant that offers extremely good food.



Kitchen and dining

The kitchen is fully equipped with a gas cooker, microwave, fridge-freezer, toaster, crockery, glasses, kettle, coffee machine, washing machine etc. With plenty of storage space, a small oak table and chairs for two. Stable door leads out to the south facing garden.
Laundry facilities include washing machine, washing basket and peg basket, ironing board and iron. Fire extinguisher and fire blanket are in this area.

Living rooms

The lounge is comfortably furnished with a sofa and armchair. For those cooler evenings you may wish to use the thermostatically controlled electric wall heater or the beautiful antique French woodburner. The first bucket of wood is supplied to you free of charge, there after every tub is €10. Flat screen tv with Freeview and wi-fi. Cd player. There are plenty of books both fiction and non-fiction, boardgames to keep you amused.


Very comfortable French bed and Merino mattress. Quality linen is used at all times. There are bedside tables with lamps making that last read of the day relaxing. Ample storage space available with a beautiful Antique armoire and chest of drawers. The french door leads onto the decking by the pool, ideal for that fresh glass of orange with your breakfast. Plus a hairdryer.


Shower room with an enclosed shower with jets. Wash basin and toilet. Electric heater and towel rail. We do supply two toilet rolls.


Electric wall heater in the shower room and in the lounge.
Antique Logburner ,during the winter months October to March there will be a nominal charge of firewood.

Visitor suitability

La Petite Botte is suitable for singles or couples who want to “escape to the country”. It has a warm, calming ambiance so it’s very easy to de-stress and unwind, for those that lead full on day to day living. It’s a little piece of tranquility.

For those that like activities you are spoilt for choice, close by are facilities for fishing, golf, horse-riding, karting, ten-pin bowling and for the more adventurous there is the Camors Adventure Forest. It has tree climbs of different abilities and zip wires. This is about a 30 minute drive away.

New for 2019 there is going to be an aquatic centre for canoeists and kayakers directly in Saint-Nicolas-des-Eaux.

There is nothing nicer than after a day out than to come back to a BBQ and relax with a glass of wine...

End of holiday clean is included in the price.

We would like to inform you that from January 2019 there is a Tourist tax payable at 3.5% per person per night.
For eg. at the dearest rate it is €2 pp pn

The Welcome Hamper that is offered on arrival contains:

Tea, coffee, and sugar are provided in containers in the kitchen.

Small to medium well behaved pets are welcomed. From 2019 there will be a charge of €5 per dog per night. This is because of the extra cleaning required. Dogs must have current protection against fleas and ticks.

During the summer there Is the tour of Chapel d’Art, this is where local churches join together on a circuit to exhibit art and sculpture by local artists. Entry is free of charge for all.

Walking and Cycling

Walk or cycle along beside the river for miles watching the wildlife. At Saint Nicolas des Eaux there are electric boats, and electric bikes for hire. Pedaloes for a bit of fun. The kayaks and canoes are for hire at very reasonable prices.

We've just spent a lovely week at La Petite Botte. The gite is located at the very end of the British owners' large garden and is extremely private and peaceful (with the exception of the occasional bray from the two donkeys in the field behind the gite!). The gite has its own secluded garden and plunge pool.

The gite itself is very cosy and ideal for two adults. It was spotlessly clean and had everything we needed, with lots of additional homely touches. We really appreciated knowing in advance what was provided (e.g. loo roll, hairdryer etc) and the welcome basket with breakfast goodies/wine) was lovely after a long drive. Cleaning and bedlinen/towels are also included in the rental price.

Annie and Roger couldn't have been more helpful. They even seemed to feel responsible for the rainy weather we experienced! Despite the rain, we took advantage of the gite's excellent location to visit some very pretty Breton towns such as Vannes, Auray, Malestroit, La Roche Bernard, Josselin and Rochefort-en-Terre.

We also borrowed Annie and Roger's bikes and cycled along the River Blavet tow path to Pointivy and back - a good day out.

St Nicolas des Eaux itself is a sleepy little village (in September, anyway), with just a couple of bars and one excellent creperie. There is also another very good restaurant (La Forge) a couple of miles down the road in Plumeliau and several more further afield.

All in all, an excellent gite in lovely region of France!

Our stay at La Petite Botte was excellent a hidden gem, Annie and Roger are fantastic hosts could not do enough for you. Beautiful bijou cottage kitted out with everything you could possibly need, very clean, plunge pool excellent for the hot days.
The garden was fantastic for our two little dogs as, it’s fully enclosed they could wander without us worrying they could get out.. we had daily visits from the neighbourhood donkeys and from Little Nelly Annie and Rogers dog.
Despite owners staying nearby they were in no way intrusive , they gave us a tour and let us get on with it, were around should we need advice, a lovely couple .
The area is beautiful, many many beautiful towns to visit, lovely beaches not that far and plenty of markets in all of the towns. The dogs were welcomed wherever we went, shops, markets, restaurants. Some of the beaches they are welcome but in high season must stay on the lead ,, we sought out a few that they were allowed off they had a ball in swimming, as did we.
You could not ask for a better cottage in a beautiful area, with excellent hosts, well done Annie and Roger we hope to return.

Bijou but beautiful, equipped to a high standard this is a lovely cottage with plunge pool and private gardens perfect for couples. Set in a picturesque hamlet. Roger and Annie were perfect hosts we would recommend.

We stayed here for a week from 11th June and loved it. La petite botte is a little palace, so much provided, from toiletries to hand wash, shampoo, conditioner, washing up liquid, I could go on. The welcome hamper with butter, baguette, croissants, orange juice and wine was definitely a plus after a long drive. Oh yes and dog biscuits, much appreciated by our dog Ollie. What Annie and Rodger have done is fabulous, and although the weather wasn't too good the first few days it was lovely towards the end of the week and we were able to make full use of the pool. Spotlessly clean, I really couldn't ask for more. Ollie loved the large secure garden to play in, plus the walks along the tow path only a few steps away, where he could also be off lead. Well done Annie and Rodger, keep up the good work, we'll be back. Maureen and Pete
