18th Century Stone Mill In Stunning Rural Setting, Cotes D'Armor, Brittany.  Sleeps 6-7.
 
With front and back terraces the mill sits by a fenced millpond. It is located within a large garden with its own woodland and outside the village of St Trimoel. 
  
Set in the unspoilt Breton farming countryside, the mill is only 12 minutes from the medieval town of Lamballe with its national stud, a bustling weekly market, good restaurants and all shopping conveniences. Just 20 minutes away is the Emerald Coast with its numerous peninsulas and promontories, spectacular sea views, and endless sandy beaches. Further afield but a comfortable day trip are historic towns like medieval Dinan and 17th century St Malo, castles, cathedrals and churches, and, of course, the famous Mont St Michel.
 
Guest Review. Summer 2012.  "We loved the Mill, location, gardens, tranquility, cloudless skies at night, and the kids loved the table tennis, trampoline and occasionally frosty dip in the plunge pool. Running down the track by the side of the house was also great. So, all in all, we can't recommend your home highly enough. The beaches you recommended north of Lamballe were superb and varied and the adventure climbing was great fun for all ages. Not sure if the photos on the website do the place justice, so thank you for letting us stay." 
 
House and Gardens
 
House - Sleeping 6-7 people In the main house - double bedroom, a twin room, a triple room including bunk beds, and a single bedroom.  All rooms have beautiful views. There is an upstairs bathroom with bath, separate shower and wc and a downstairs shower and wc.
 
On the ground floor of the house is the dining room furnished with an old country table. This leads on to the hall and a large sitting room furnished with 2 sofas around a large Breton fireplace, table and chairs for cards games and writing and a 2 further sofas around the television. The television shows free to air English channels. There is also a dvd and cd player. French windows lead out to the terrace. 
    
(The mill is divided into 2 parts referred to as the house and the cottage. The cottage is accessed separately, by stairs that run up the front of the house and can accommodate a further 2- 4 people for an additional charge if required. (Years ago, the cottage would have been the accommodation part of the mill).  
 
The cottage comprises of a good sized-reception room with double sofabed, and chairs encircling a fireplace and a dining room table seating four within a small kitchenette area. The kitchenette is equipped with 2 ring stove, microwave, and fridge. Upstairs in the cottage is the bedroom with double bed and single bed. There is also a bathroom with shower and wc. 
 
Garden and terraces - The stone mill is approached through a high gate and a 100 meter private drive leads to the house and a south facing courtyard. There is a large kettle barbecue and furniture is provided for outside dining.
 
Behind the mill is a second terrace with table and chairs which looks over a large back garden with fruit trees, shrubs and flowers and the weir, mill river and trout ladder. This garden leads to and along the grassy banks of a small stream. There is a goal for football, ping pong table, badminton, a trampoline (without a net), bikes and a temporary above ground swimming pool in Summer.

Facilities in the kitchen include dishwasher, gas oven with four gas tops, microwave, fridge-freezer, spices and oils in the pantry and all cooking utensils.

The cottage is within the house, as seen in the pictures, but accessed separately, by stairs that run up the front of the house. The house sleeps 7 and the cottage sleeps 5. (Years ago, the cottage would have been the accommodation part of the mill.) This slightly separate arrangement means the mill is ideal for 2 families, or family and grandparents or family and teenagers.

We are a family living in London. We bought the property thirteen years ago when our children were toddlers. We have passed many happy holidays at the mill since then.<br/>

Why this location? We love this part of France. The countryside is entirely unspoilt and there are endless walks along the river, through the woods or just along the lanes past the small farms and little stone houses. Nearby coast towns like Val Andre offer all the water sports activities you could ask for. We wanted a country property in France that was easily accessible from the UK and would offer our children carefree outdoor days at home or by the sea.
Unique benefits of property The mill is exceptionally picturesque. It sits alongside a large mill pond and stream that leads into small woods, meadows and farmland. The house is light and airy, simply furnished and decorated but with all mod cons. There is a large garden with splash pool, trampoline, badminton, table tennis and bikes and we are only a short drive from the stunning coastline, beautiful town of Lamballe and endless quiet and pretty Breton villages.

Beaches

There are lots of beautiful beaches. Favourites are near Val St Andre and Erquy including Ville Berneuf, Plage des Vallees, Caroual, St Jacut de la Mer and St Cast le Guildo. Further out there are stunning beaches along the coast road between St Malo and Cancale.

Fishing

Five hundred metres from the mill is a large reservoir where you can fish here if you obtain a holiday fishing permit.

Go-karting

There is go-karting on the D768 to St Malo and paintball on the road to St Andre.

Golf

The nearest golf course is at Val St Andre an 18 hole, 72 par course. Further afield there is a golf course at Le Tronchet, St Mal and St Briac sur Mer, Dinard.

Kayaking

Guests can kayak from Port Querra at Plemet on the River Lie and go to the skateboard track next to Lamballe's indoor swimming pool.

Les Tronchees

A forest climbing adventure course at Les Tronchees, Morieux is fantastic fun for adventurous children, teenagers, and adults.

Restaurants

In the area there are any number of recommended restaurants offering delicious regional specialties from moules frites to galettes.

Riding

Riding is on offer in nearby Landehen and La Poterie Lamballe.

Sailing and Windsurfing

Sailing and windsurfing courses can be booked ahead at Pleneuf. There are a number of swimming pools including in St Brieuc, Lamballe and Moncontour.

We spent the first week of July at this very well equipted Gite we were a party of six, so more space than we needed, the setting is tucked away and quite, great place for a rest, but we had the grandchildern & their parents with us, them in the house and us in the cottage.
The level of service from owner was very attentive, deposit returned within a week..
The weather was a bit mixed but there is plenty to do, shopping in Lamballe is ok spoilt for choise on suppermarkets, Saturday market in Dinard is worth a visit as is the town. The coast and some great beaches is not far, Le Mans is a good day out a test for your bhp.
All the kitchen equipment and crocery means you could cook for a full house, three meals a day if thar's your type of holiday. We ate out every day, that's why we go to France.
Grounds are large and the pool, trampoline good fun, young childern require watching.
You get what is describe in the advert.
We would recomend this property to others. After a good number of years visiting France this was our first self cattering holiday, well suited to the family.
