In a Tranquil Private and Secluded Location. This villa is in a village setting.

Set in the small village of l'hopital, being tranquil, private and secluded our traditional detached Maison Bretonne is located between the picturesque villages of Quessoy & Yiffinac which offer superb local facilities including supermarkets, boulangerie, bars & restaurants both within 4km. The 196 m² property is on a generous 1058 m² plot with a secure private south facing garden and off road parking, with adjacent wood land to one side and backing on to an open field at the rear.

For the adventurous you are only 5 km from the RN12 motorway and 14 km from the city of Saint Brieuc, it's an ideal base from which to explore Brittany. There are no large resorts, but many popular seaside towns and villages, so take time to discover the rocky coastline with coves and fine sandy beaches such as Hillion 10 km, Les Rosaire 21 km, Le Val Andre 24 km and Erquy Cap Frehel 30 km. If time allows why not go Inland, the area is gently hilly and rural, rising in the centre of Brittany to the moorland of the Monts d'Armoric.

Arrival is from 4pm onwards and we ask that guests vacate the house by 10am on the morning of departure. Changeover day is on Saturday in July and August when a seven-day minimum stay applies. During the shoulder months we offer a four-day minimum stay and flexible changeovers. The ferry ports of St Malo (1.0hr) and Roscoff (1.5hr) are within easy reach.

Kitchen and dining

The traditional kitchen breakfast room has seating for 6 and is fully equipped to cater for 8 people. Amenities include gas hob, electric oven, microwave, toaster, coffee percolator and fridge. From the kitchen enter the large sunroom through frenchdoors to enjoy extra seating for 8 people overlooking the south facing secluded garden.

Living rooms

Large open plan lounge/diner tastefully decorated in neutral colours. The dining table will comfortably seat 8 people, the adjacent frenchdoors open out into the sunroom overlooking the south facing garden and the lounge area with comfortable seating for 6 overlooking the front garden.

Bedrooms

A 4 bedroom house comprising of 3 upstairs bedrooms, 2 double rooms and 1 twin room, including the master bedroom with en suite shower room; a further twin bedroom is situated downstairs.

Bathrooms

Upstairs a recently updated family shower room comprises of a large shower, twin washbasins and a toilet. The master bedroom has a large en suite shower room (no toilet). A further toilet is situated downstairs.

Heating

Individual thermostatically controlled electric central heating throughout, supplemented by a wood burning fire insert in the lounge.
4 kilowatts per day are free during your stay. Beyond the price of KW is :£ 0.12 full hour, £ 0.086 low hours.
The electric meter will be read in your presence upon your arrival and departure This is to stop any misuse.

Entertainment

A large flat screen tv with English satellite Freeview and French terrestrial channels available, dvd player, stereo radio and cd player, free wi-fi internet access.

Garden and outside

The property is set on a 1058 msq secluded mature plot with south facing rear garden with open field beyond. Adjacent and to one side of the property is a small woodland.

Parking and garages

The garage and all out buildings will be locked and are not part of the rental agreement but, ample off-road parking is available on the private driveway.

Visitor suitability

The house is marketed to accommodate 2 families and the property layout reflects this. This property is not suitable for disabled access.

This is easily the best holiday cottage in France that we have stayed in. The photos on the web site are exactly what you get when you're actually there. Martine (the very proud owner) has given the house a modern decor with quality furnishings and fittings, with plenty of room to store your belongings. The kitchen is set out to satisfy the most demanding of holiday chefs and the south-facing garden, with two large tables and chairs, as well as additional sun-loungers, is a veritable sun-trap. The whole place was very clean with a very well-maintained garden.

The wi-fi reception is very good with speeds of nearly 20mb and there is a land-line phone, should you wish to contact Martine during your stay. Martine is very keen to make sure you enjoy your holiday but does not interfere.

Pléneuf-Val-André, on the coast, is only half an hour's drive away and La Croisette restaurant, right by the sea, is definitely recommended for good food and service. It's a little higher up the scale than the usual crêpes/galettes restaurant that are everywhere, if you want to treat yourself.

If you want a peaceful holiday, in a superb house, in a very quiet village and not too far from the sea, then I have no hesitation in recommending this property.

My only complaint - the birds were very noisy in the mornings!
