This detached former Stables has been tastefully converted into a charming gite which can accommodate up to 5 guests, plus a baby/infant in 3 bedrooms; a double, twin and single bedroom.
The large open plan ground floor area comprises lounge, dining and kitchen areas. The lounge area has a log burning stove (logs available at small additional cost)
The kitchen and dining area is situated at one end of the open plan area.
The spacious, well equipped kitchen has an electric fan oven, four burner gas hob with extractor hood over, dishwasher, fridge-freezer, microwave and a range of small kitchen appliances. A full range of crockery and cutlery is provided as are cooking utensils. There is ample work surface space for food preparation and cupboard space for storage.
The dining area seats up to 6 around a large pine (farm house type) table.
The kitchen/dining area is fitted with a smoke alarm, fire extinguisher and fire blanket.
The lounge occupies approximately half of the ground floor area and has a range of comfortable easy chairs and settees arranged around a carpeted area and wood burning stove. A dvd, satellite tv (receives all BBC, ITV and free SKY channels) are provided. Wi-fi is also available(shared with other gites)
The lounge is fitted with smoke and CO2 alarms.
The kitchen/dining area is situated in the other half of the ground floor (see above description) . The dining area has a large pine "farm house" type dining table with 6 dining chairs. A childs highchair is available on request.

The 3 bedrooms are on the first floor and are reached by a spiral staircase. The staircase may not be suitable for some elderly guests and those with mobility issues. Small children should be supervised when using it as the vertical spindles are spaced further apart than those on a conventional staircase and could present a danger to small children.
Unfortunately it is not possible to fit a stairgate at the foot of the staircase.
The double and twin bedrooms have "Velux" type roof windows and the single bedroom a conventionally hinged window. A "restrainer" is fitted to this window to limit opening for safety reasons.
A cot, childs bed and "bedsides" for a small child are available. A changing table is available on request for babies.
Duvets, pillows and bed clothes are provided.
All bedrooms are fitted with smoke alarms.
The shower room is located on the first floor and is equipped with a shower cubicle, toilet and wash-hand basin. Bath and hand towels are provided for each guest.
The lounge is equipped with a log burning stove for the occasional cool spring or late summer evening but in reality it is rarely used (logs are available at a small addition cost).
Portable electric fans are available should the weather become very hot..
The surrounding lanes, which are quiet with only occasional cars and tractors, are ideal for walking and cycling by both children and adults.Safe sandy beaches are in easy travelling distance.
The larger towns of Lannion and Morlaix have a wide range of shops and weekly markets. The smaller towns of Plouaret (Tuesday mornings) and Plestin-les-Greves (Sunday mornings) also have weekly markets.
There Rose Granit coast with its stunning rock formations is about 30 minutes drive away and easily reached. Adventure parks, a small zoo, steam train, sand yachting, golf course and horse riding are all within east driving distance.
The Stables has its own individual lawned area which enjoys sunshine throughout the day. There is a bbq and patio furniture with a parasol for guests' use.
There is a 10 metre, heated covered swimming pool in the grounds. The pool is kept locked when not in use to avoid the possibility of small, unsupervised children wandering in. Guests are provided with a key for their personal use. The pool is heated between May and early September and may be used each day between 8.00 a.m.and 6.30p.m.
Also in the grounds is a Boules pitch (Boules provided) and a netball post. For younger guest there is a swing, rocker and small slide.
There is more than ample parking space for all guests on site. Guests are asked to use the car parking area rather than parking outside their individual gite, apart from on arrival and departure when unloading and loading takes place, to minimize the risks to small children who may be playing on site.
The Stables is situated in the quiet, lush Brittany countryside and is ideal for family holidays (guests are reminded of the possible limitations which may be imposed by the spiral staircase).There are also 2 steps up into the gite.
The gite is comfortable, spacious and well equipped
Semi-retired but still involved in business activities. In between these activities I enjoy spending time in France, relaxing, sampling wines, eating out.

|Why this location?||Quiet, rural setting but close to town with shops and access to rail network there are direct trains to Paris and Brest. Kervegan Bihan is an easy drive to the ferry ports of Roskoff (37miles) and St Malo (90 miles), beaches, coastal walks and larger towns, markets and places of interest.
There are weekly markets in the nearby towns of Lannion (Thursdays), Plestin Le Greve (Sundays) and Morlaix.
The gites are close to the national rail network, the road network is excellent putting major towns and cities in easy reach. There are regional airports at Brest, Rennes and Dinan which have flights to UK cities.
|Unique benefits of property||Kervegan Bihan is situated in the lush Brittany countryside about 3kms from the small town of Plouaret.
Formerly a small farm the original farmhouse and out buildings have been converted into attractive gites, whilst retraining many of their original features. In the grounds is a 10 metre covered, heated swimming pool (heated May to early September), boules pitch, and for the more energetic a netball pitch. For younger guests there is a swing, small slide and rocker.
Sandy beaches of St Efflam and St Michel En Greve are 10 to 15 minutes drive away. The Rose Granit coast with its stunning rock formations, sandy beaches and bays is about 30 minutes away.
Plouaret is a small friendly town in easy reach of the coast and the larger towns of Lannion, MorlaIix and St Brieuc and of which are well worth visiting. There is a small market in Plouaret on Tuesday mornings and a large street market in Lannion on Thursday mornings. There is also a market in Plestin Le Greve on Sunday mornings. All these markets offer a wide range of fresh local produce as well as clothing and craft items.
