Beautiful modern sunny villa with fenced pool suitable for 2 families or multi-generational family holidays in quiet neighbourhood close to shops, restaurants and ideally located to visit the French Riviera.
This beautiful, light, sunny house, 'Lou Messugo', is our family home which we rent out for a few weeks every summer (mid July - mid August approx). It comprises the main house with a 60 m2 living space and open plan kitchen dining room, 3 double bedrooms and a fully self-contained, independent apartment which sleeps up to 4 people (which we rent out for the rest of the year as a holiday let, see our other listing).
There are 3 bathrooms and toilets (one en-suite from the master bedroom). The house is decorated throughout with a fresh modern look. It is south-facing, sunny & light and has 2 separate terraces equipped with outdoor furniture for 10 and 2 bbqs(1 gas, 1 charcoal), perfect for relaxed outdoor dining under the wisteria. The large child-friendly garden has a trampoline, boules pitch, ping-pong table and a fully fenced pool. Both the main house and the apartment are equipped with smart tv with satellite channels, dvd players, HiFi, USB ports for your own music and free wi-fi.
The main kitchen is modern and of the highest quality. It comes fully equipped with all cooking utensils, crockery, cutlery, a large fridge/freezer, dishwasher, microwave, induction hob, fan oven and espresso maker coffee machine (loose coffee not pads or capsules) + cafetières. Being keen cooks ourselves there are many extra items available (such as blenders, food processors etc) to cook up a provençal feast. The apartment kitchen is small but practical with everything you need provided too. There is a large laundry room with washer and dryer and storage space for bikes and other bulky equipment.
The house is located in a quiet residential area within walking distance of the centre of a small town with shops, restaurants, banks, etc. We have a large garden (2000 m2), as do all our neighbours so no one is on top of each other. It is planted with Mediterranean plants, lots of lavender, an olive tree, majestic 30 m tall pines and oaks, providing plenty of shady spots to keep cool on hot summer days.
On site, as well as the pool, we have a range of facilities including a large trampoline, pétanque pitch, table tennis, badminton & croquet. Our bicycles (varying sizes) are available for your use but the main attraction is the pool with sun-loungers and inflatables provided. To make your holiday perfectly relaxing there is also a hammock for snoozing in after a long lunch!
To make life easy for families we can provide all necessary equipment for travelling with babies/toddlers such as a travel cot, high chair, plastic plates/cutlery/cups, changing mat and a good selection of toys/books/DVDs. We know just how much paraphernalia the smallest members of the family come with as we've been there!
Lou Messugo is ideally located between mountains and sea, only 20-30 mins to beautiful beaches and the buzzing towns of Cannes, Nice, Antibes and Grasse, 50 mins to Monaco and an hour to Italy as an added bonus! This area really does offer something for everyone: stunning scenery, adventure sports, beaches, shopping, hiking, mountain biking, golf, fabulous food, gorgeous medieval hill villages, art galleries, provençal markets and much much more. The village is on the main bus route from Nice to Grasse (the world centre of the perfume industry) and the stop is 5 mins walk away but to get the most out of this fabulous area we strongly suggest you have your own vehicle. There is onsite secure parking for 3 cars. We are 25 mins drive from Nice International airport which is served by BA, Easyjet, Air France, Delta, KLM and many more national and budget airlines.
Our house is perfect for 2 families holidaying together or one large family with several generations (grandparents in the apartment for example).
The main kitchen is modern and of the highest quality. The apartment kitchen is small but practical with everything you need provided too. The dining area is open plan adjoining the kitchen, with a large table that seats 10. During the summer months you'll find you eat outside on the shady terrace for every meal and here you'll also find outdoor furniture for 10.
The living room is open plan, sunny and spacious with seating for 10, a large flat screen smart tv with xbox and Wii. There are also plenty of books and dvds.
There are 3 bedrooms in the main house, the master bedroom with queen size bed has an en suite shower room and toilet, the 2nd bedroom has a queen size bed and the 3rd bedroom has twin single beds.
All 3 bedrooms have large amounts of wardrobe space, louvered shutters and fans.
There is a further bedroom in the apartment with a double bed, wardrobe, louvered shutters and a fan and the living room of the apartment has a comfortable 140cm wide sofabed with proper mattress. Seeing as the living room of the apartment doesn't need to be used as a living room, as you will naturally congregate in the large living room of the main house, the sofabed can be kept open all the time effectively becoming a bedroom. It has shuttered windows and a fan.

We provide an Xbox and Wii, plenty of dvds and board games, 2 smart tvs with satellite channels and free wi-fi throughout. But the main entertainment is the pool and large outdoor space with ping pong, trampoline and boules pitch.
During the summer months the main attraction is the pool(which is fully fenced for your security) with sun-loungers, parasol and inflatables provided.
We also have a range of other facilities including a large trampoline, pétanque pitch, table tennis, basketball hoop, badminton & croquet. Some bicycles (varying sizes) are available for your use.
To make your holiday perfectly relaxing there is also a hammock for snoozing in after a long lunch!
The garden is 2000 m2 and planted with Mediterranean plants including lots of lavender, an olive tree, majestic 30 m tall pines and oaks, providing plenty of shady spots to keep cool on hot summer days as well as sunny areas to lounge in the sun.
There are 2 terraces, one shady and one sunny and a large flat lawn big enough for ball games, croquet etc.
There is on site secure parking for 3 cars and garage space for storage (not suitable for cars).
The property is suitable for all ages and ideal for families owing to the large amount of outdoor space, but it is not wheelchair friendly and anyone with mobility difficulties may struggle with the 15 steps up to the main door.
It is not suitable for parties and events.
We are a Franco/British/Australian couple with 2 children. We are bilingual and multi-cultural and having spent many years travelling and living in Asia, Eastern Europe and Australia we settled in Roquefort les Pins in 2007. We fell headover heels in love with the area and now can't imagine living anywhere else.

We are 10 minutes from an independent theme park, with 3 different areas all designed for kids to have fun from age 2 up. Visit the glitzy towns of Cannes and Monaco for some Riviera glamour. Witness the stars walking up the famous red steps at the Cannes Film Festival, oggle the world's biggest super yachts in Antibes, people watch at the Hotel de Paris in Monaco, rent a sunbed at an exclusive private beach for the day or test your luck at the Casino in Monte Carlo.
Amble around the many fabulous nearby markets to buy produce for picnics, self-catering, arts and crafts, and local souvenirs. There is at least 1 every day of the week, including Roquefort on Wednesday mornings mainly for food and Valbonne every Friday morning for food, local souvenirs, local products and clothes.
Nice is more than nice, it's wonderful, with its long seafront promenade, winding alleys of the old town, excellent restaurants, markets, shops, fountains and playgrounds there's something for everyone. You can rent bikes or rollerblades and whizz along the Promenade des Anglais, or play in the fountains in the Promenade du Paillon, visit the biggest Russian Cathedral in Europe out of Russia, take afternoon tea in the iconic hotel Negresco or drink cocktails on a rooftop bar, visit art galleries and museums or just lie on the beach and swim in the sea.
Grasse (20 mins away) is the world centre of perfume making and the town is packed with museums and boutiques dedicated to perfume. You can visit the gardens where the flowers are grown, find out all about the history of perfume at the International Museum and even create your own signature scent at some of the famous perfume houses
