Pont Royal is very well situated in south-west Provence to explore all the delights of the region and is just 40 minutes by car from Aix-en-Provence, Avignon, Marseille airport and within an hour or so of the Mediterranean coast. But of course, for those preferring to stay closer to home, the traditional hilltop village offers great walking and jogging trails, tennis and basketball courts, horse riding, boating, and two golf courses.
Our luxury detached three or four bedroom villa with private heated pool and jacuzzi is located on a peaceful street in a secluded plot, offering wonderful privacy within a short stroll of the village which offers a mini supermarket, newsagent, gift shop, wine bar and restaurants and the prestigious Pont Royal Golf Club.
Of the four bedrooms, the fourth is found in a separate guest annexe opposite the private pool and can only be rented in conjunction with the main house, giving you complete privacy and sole use of the wonderful facilities available. The main entrance hall with guest cloakroom leads to a sunken lounge dining area with a large comfortable sofa, two corner seating areas either side of a central log fire and an additional cushioned seating area. The lounge and dining area look out onto the pool and garden.
There is a modern fully equipped kitchen with granite worktops and plenty of cupboard space. In addition, there is a washer and dryer, fridge freezer, dishwasher, ceramic hob with an oven underneath.
The dining area comfortably seats eight adults and there are two high chairs available for the younger members of the family.
The spacious living accommodation is well designed and offers plenty of space. Mas des Hirondelles is also our second home and we have furnished it as such, with high-quality materials of stone, terracotta, oak and forged iron which add to its special ambience. We have two sitting areas, one downstairs and one on the mezzanine. Downstairs, you can sit either side of the log burning fireplace or on the large comfortable sofa.
There are six steps between the lounge/dining area and bedroom area and there is a bannister to aid the elderly or infirm.
A staircase also leads to the mezzanine where the television and study areas can be found. The tv area has a sofa and a couple of leather chairs and a coffee table. In the study area, there is a computer desk, bookshelves and an excellent selection of books, games for all ages which can be found in the chest.
There are three bedrooms in the main house, one en suite bathroom and one shared shower room.
The master suite has a king-size bed, bedside tables, chair and 2 large built-in wardrobes with drawers, shelves and hanging space. Large French doors lead out to the wisteria-and-jasmine-covered terrace – the perfect retreat for some peaceful reading!
Two additional double bedrooms overlook the front garden. Both have built-in wardrobes, bedside tables, full-length mirror and a chair.
All the bedrooms have cupboards with drawers, shelves and hanging space.
The 4th bedroom in the annexe has its own shower room and kitchenette.
Ceiling fans and hair dryers are provided.
In the main house, there is one ensuite bathroom attached to the master bedroom. This comprises a bath with shower over, wash hand basin with excellent cupboard space underneath and a toilet.
The family shower room is for bedrooms 2 and 3. This contains a large shower, wash hand basin, again with excellent storage space underneath and a toilet.
There is an additional toilet in the entrance hall and another on the mezzanine.
In the annexe, the ensuite contains a shower, wash hand basin with shelves underneath and a toilet. There is a kitchenette with a fridge, sink, kettle, crockery and cutlery and a large cupboard with sliding mirror and doors has plenty of hanging space and a couple of drawers.
A second flat screen tv, dvd player and an MP3 player are also provided for your enjoyment.
We have a log fire and electric heating by radiators throughout the house. We also have portable fans for those warmer days and ceiling fans in all the bedrooms.
At the house, there is a swimming pool and jacuzzi that are heated in June, July and August.
A table tennis table is readily available and bats & balls are provided.
There is a boules pitch on the first terrace and the balls are provided.
Pool toys, bats and balls are all in the chest on the terrace.
There is an excellent selection of books, mainly in English but some in French, on the mezzanine.
Games are stored in the seat opposite the computer desk.
Sky tv, Orange tv with programmes in several languages and Pont Royal satellite tv - again with programmes in several languages.
In the village, there is a children's activity centre and crèche which are run by Pierre et Vacances. Depending on availability, places can be booked for a small charge.

At the front of the property, there is a small garden hedged in by black bamboo. There is a single garage and additional parking for up to two cars. The side garden contains an olive tree, rose bushes and jasmine is growing up the walls.
To the rear, in a private courtyard setting, lies the large pool and adjoining spacious jacuzzi with magnificent views of the Luberon and the village of Pont Royal.
A bed of lavender separates the pool and the covered terrace and bbq. The covered dining area with table and chairs for 10 and the wisteria and jasmine covered terrace with coffee table and additional seating both offer shade when required, as do the mature pine trees by the side of the pool. The bbq area is ideal for preparing and cooking local produce while sampling one of the local wines.
There is a large sun terrace around the pool and plenty of garden furniture. From the lawn area by the pool, a few steps will lead you down to the first terrace to the boules pitch.
Entrance to the property is via an electrically operated gate. There is a single garage and additional parking for up to two cars. Extra parking is also available on the street outside the house.
Our house is ideal for families who want a house with three bedrooms, extended families who need independent space for grandparents or a nanny and therefore require a fourth bedroom in the annexe, friends, golfers or artists and their families or friends.
Please note that the annexe can only be rented in conjunction with the main house thereby guaranteeing you complete privacy and sole use of the facilities available and should it not be required, a reduction will be given.

|Why this location?||The view was one of the many reasons Mike and I chose to build our house here at Pont Royal, some of the others being because of the fantastic facilities on the domain which include 2 golf courses; a heated wave pool and 3 water slides; a horse riding centre, tennis courts, playgrounds and crazy golf.
An architect friend designed our house as our second home and it has been furnished as such with all the amenities you would expect plus many others. It is on a secluded plot away from the hustle and bustle of the village and offers peace and privacy after a busy day. We also have a separate annex which can only be rented with the main house and is ideal for families with grandparents or nanny or for couples holidaying together.
Apart from what is on offer on the domain, you can hike in the Luberon or the Alpilles, rent a bicycle, hire a canoe at the Gorges de Verdon, sightsee to your heart’s content or while away the time visiting the many wine chateaux and sampling their wines.

The Village des Automates is an outdoor amusement park built around the magical world of automatons. There is also a petting zoo, various rides and a playground with zip wires and swings. Climbing, very similar to the “Go Ape” experience, is possible in Charleval which is only 6 kilometres from Pont Royal. There are 10 courses of varying difficulty for the different ages at the Royaume des Arbres. There are also zip wires, one of which is 180m long. The Parc des Labyrinthes Géants near La Roque d’Antheron is a family entertainment park about 10 minutes’ drive from Pont Royal and is open to the public from February to October. Apart from the maze, there are 30 activities, some of which are age-dependent, including zip wires, go karts, soft play areas, trampolines etc. Picnic areas and a snack shop.
