A charming 2 storey house recently fully renovated. the property is situated directly on the the shores of the Lac du Bourget, the largest Natural lake in France. It is located within the Village of Conjux with its fishmonger, restaurants, harbour and tennis courts.
The house consists of a large open plan living and dining area, a kitchen, 4 bedrooms and 3 bathrooms. All the rooms have uninterrupted views onto the lake and the surrounding mountains.
Externally, there is a large garden with a sunterrace, a private pontoon and a boat launch ramp with direct access to the lake for swimming, sailing, fishing and other water sport activities. There are a number of villages in close proximity in particular the canal side medieval village of Chanaz which can be reached by roads or by the canal de Savière where you will find a number of restaurants, cafes, artisans shops and sport activities.
The spa town of Aix-Les-Bains, famous for its thermal baths and casino is a 20 minutes drive from the house on the pretty lakeside road with beautiful views of the surrounding mountains.
Within easy reach, there are vineyards and Michelin starred restaurants and the stunning historical Abbey de Hautecombe which is the resting place for the princes of Savoie.
The beautiful town of Annecy, known as the Venice of the Alps, is 40 minutes away by car.

Bedroom 3 has two superimposed beds and a wardrobe. Bedroom 4 is en suite with 3 single beds and a chest of drawers. An Inflatable mattress and a baby cot are available.

A large garden provides direct access to the lake via a pontoon and boat launch ramp for swimming, sailing, windsurfing, waterskiing,fishing and other watersports. An inflatable Zodiac with an electric engine and a canoe can be provided. A sheltered table tennis area. Free wi-fi. There is tv, dvd and a Nitendo Wii game console and a selection of boardgames, dvds and Wii games.

A Large sun bathing and dining terrace overlooking the lake with sunloungers, an external dining table seating 12 and a large umbrella (it gets very hot). There is aslo an adjacent barbecue cooking area. The garden and pontoon are fenced to comply with French safety regulations. Under the terrace there is a covered area with a table tennis and outside games. A section of the garden is available for playing badminton and petanque.
Easy accessed private parking terrace for up to 3 cars with direct access to the house via a stepped path.
The house is accessed from the parking area via a stepped path and therefor not suitable for wheelchair users. Direct access to the lake is via the stepped garden.
The area is surrounded by mountains and vineyards. Local products like wine, beer, cheese, mountain ham, saucisson walnut and hazelnut oil are available from local producer and fish can be purchased from the local fishmonger. The nearby canal at the end of the lake provides boat and canoe trips to the medieval village of Chanaz and onto the Rhone River.
Having fallen in love with the area, we have been regular visitors of the lake and its surroundings with our family and friends for the last 15 years. Having been fortunate enough to acquire this unique property on the edge of the lake, we are now in a position to let our property so that others can experience the exceptional beauty and multiple activities of the lake du Bourget and its surrounding areas.
