We are a rural property which is walkable to a village to get your local baguettes in the morning or for a glass of wine or beer in the evening from our local village bar.
The property is an old longere situated in 13 acres which contains a 4 acre lake.
Fishing is available on the lake between the end of April and the end of June. The lake is fairly wild with no man made swims and has only been fished by myself. It contains a mixture of mirrors and commons to approx. 40lbs and also a number of smaller ghost carp. Surface fishing in May and June is great as we have a number of stalking bays. Cost is £1500 for the house including fishing between the end of April and the end of June.
Option B: we can let the lake without the house for Bivvy fishing with the added benefit of a 2 bedroom mobile home with a kitchenette, shower, fridge freezer washing machine etc. The mobile home is pretty basic and also has a deck and BBQ facilities and sits well back from the lake.The lake is suitable for Bivvies which will sit in firm ground around several parts of the lake with access for rods. Exclusive use of the lake and mobile home for 2 anglers between end April and end June is £950.

There are several additional barns and some old ruins which add to the charactor plus fields for walking or just letting the dogs run in.
We have gardens at the front and back.
We have a large inground swimming pool which measures approx. 10 x 5 metres with a maximum depth of 2 metres situated in the back garden which is excellent on those stunningly warm days that we are accustomed to here in mid summer.
We are surrounded by countryside which is used for growing corn, wheat etc. But is not used for grazing animals.
It contains 5 bedrooms and an additional room for sleeping 2, and 3 bathrooms.
The kitchen is large and is fully fitted with units and cupboards and contains a sink, oven, microwave, large fridge freezer.
It is well stocked with cooking utensils, plates and glasses to suit every taste.
Next to the kitchen is the utility room which has a dishwasher, washing machine and an additional sink.
The large lounge contains a wood burner and 4 sofas with entertainment provided by a 50” tv with UK free view and a blu ray player. In the lounge we also have situated a dinner table which seats 10.
The lounge faces onto the front garden through double French doors.
Next to the lounge is a separate "reading room" which contains a book rack, 2 sofas and a desk and is a great place to sneak of to for a few moments of peace and quiet.
4 bedrooms have a double bed and the 5 bedroom has 2 single beds. Bedroom 3 contains a separate shower and basin.
We can also accommodate 2 additional people on a sofa bed which is situated in our new pool room facing into the garden. This room has its own bathroom containing a basin, walk in shower and toilet and is totally separate from the lounge area.
All bedrooms are newly decorated. 3 face into the front garden and 2 onto the back garden and pool.
The property has 1 bedroom which has a shower and sink in the room.
There is a full sized large bathroom which contains a corner bath, toilet, sink and shower.
There is a separate toilet and hand basin.
The poolroom contains a full bathroom with a large walk in sower, hand basin and toilet. This room was commissioned in 2016.
The property has central heating for winter and also contains a log burner in the lounge.
iPod players are situated in the lounge and pool room and in most of the bedrooms.
The lounge has a 50” tv with a blu ray player and is serviced with free view UK channels.
The pool room contains a 32" tv for using to play video games.
The house has wifi and the house is well covered with wifi extenders.
The house has a full garden at the front and rear and both are very secure.
Both areas are serviced by benches, chairs and tables and the front garden has plenty of shady trees.
There is a stone bbq in the back garden near the swimming pool.
The back garden and pool area has sun beds and is very private and is totally enclosed with access either through the house or via a lockable gate so is very secure for young children or dogs.
There is ample parking on site for multiple cars.
Although the property is a Longere there are 3 steps which lead down to bedrooms 4 and 5 and the main bathroom. Entry to the back garden through the house is also down 3 stairs, however the garden and pool can be reached via the front of the house.
Suitable for children of all ages and visitors with dogs.
The house is surrounded by arable fields and there is a track around the lake so ideal for a secure stroll or dog walking in a controlled environment.
There is a huge amount of wildlife around the property with visits from deer and boar on a regular basis. Owls and bats can be seen most evenings and during the day there is a huge array of birds on or around the lake.
We are situated very near the Voie Verte which is a 40k walking and cycling track with no cars.
La Rincerie, a huge natural lake and park is just a few kilometres away and is great for a family day out to try out the wakeboarding or the beach. It has a great restaurant and bar and a play area for young kids.
The house is owned by John & Chris and run by John, an avid fisherman who is making his dreams of building a fishing lake become reality.<br/>Following many enjoyable holidays to France, my wife and I visited a beautiful region in the Mayenne where we returned on vacation and by chance came across a beautiful farmhouse with a lake.<br/>The lake will be available to fish from end April to end June 2020 for the first time. |Why this location?||We wanted to share with other people who have the same passion & aspiration, to enjoy the house and location and want to get away from it all for perfect relaxation but still conveniently located to all main facilities.
It’s ideal for those who enjoy outdoor living, outdoor sports & for the creative people that love photography and art, they will find stunning scenery and plenty of wild life in the surrounding areas. We have deer, wild boar and a huge variety of wildlife in the property and almost without fail we get bats and owls visiting every night.

The swimming pool was a great bonus for the children even though unheated.
The outside area was excellent for barbecues and games, which we made full use of.
Kitchen & lounge need more lighting to allow working and reading
The owner who was immediately available nearby was very helpful with the very few queries that we had.
Overall a most enjoyable enjoyable stay for our family of eight
