The recently refurbished and listed spacious villa, situated in a quiet cul-de-sac, is a modern, 2 bedroomed detached property, built in the Vendée style of white washed walls and terracotta tiles.
It has a good size privately enclosed garden ideal for sun bathing with patio, garage and drive.
The villa is all on one level with an open-plan kitchen, dining and living room area. Privacy from outside allows you to enjoy the open living space to the full.
The kitchen is fully-fitted with a built in fridge freezer, hob and cooker, microwave, dishwasher and a breakfast bar.
There is a good size shower room with a wash basin and a separate toilet.
The main bedroom has a double bed with bedside tables and reading lamps, and fitted wardrobes. The second bedroom has 2 bunk beds, reading lamps, a pull out truckle bed and fitted wardrobes.
In Saint Hilaire, a morning stroll gets you to the local grocers which sells most daily items of food, and fresh daily bagette and croissant.
Tony's Bar is a great place to relax, have an expresso, and watch the Tour de France, and once per week the pizza van parks in the square.
For the weekly shop, there are two supermarkets close by, a Casino supermarket in Longeville, (2.5 km away) and a SuperU supermarket in Jard sur Mer (5.8 Km away) with excellent sea food.
Both towns have a chemist, doctors, dentist, Post office and a variety of shops, bars and restaurants. They also have a local market once a week (Jard on Wednesday and Longeville on Monday) .
A new fully-fitted IKEA kitchen with built in fridge-freezer, induction hob and cooker, microwave oven, dishwasher and a breakfast bar with 2 stools.
There is a table and 6 chairs in the dining area.
There is a leather 3 seater settee with chaise longue and a separate armchair.
A coffee-table, tv table with reception for UK Free sat TV channels, and dvd player.
There are a range of DVD's available.
The main bedroom has a double bed, bedside tables with reading lamps, fitted wardrobes and a full length mirror. The second bedroom has 2 bunk beds and a truckle bed, a bedside table, reading lamps and fitted wardrobes.
Duvets all fibre filled, with 2 pillows per person (English style) are provided. You will need to bring pillowcases, sheets and duvet covers, towels and tea towels but these can be provided for a small charge (prices on request). The double bed measures 200cm x 160cm and its duvet 240cm x 220cm.
The shower room has a wash basin and large single shower with towel rail and fitted cupboard. The toilet is separate.
Thermostatically controlled electric heaters in all rooms for optimum temperature management.
Water heating is via an Immersion heater (EDF version of economy 7).
Set in the historically fascinating, rural village of St Hilaire la Forêt, the house is only 4.5km from the nearest beach.
The village square, just a 6 minute walk away, boasts a church, the Mairie, a pétanque alley, a bar and grocery shop. Both the bar and grocery shop sell fresh baguettes and croissants every morning.
The excellent Stone Age Museum ‘Le Cairn – Centre de la Préhistoire’, is also situated in the village, and inspires a visit to the time of the Stone Age through a variety of children's hands-on activities, exhibits and information about the local monolithic sites of which there are a number.
There are numerous on and off-road cycle paths that start and end in the village and take in the local area including the towns of Jard sur Mer with its Port and Longeville, the wonderful expanses of beaches at Le Bouil, le Rocher and Les Conches as well as the local countryside of sunflower and maize fields with the odd vineyard thrown in for good measure!
The garden surrounds the house on all sides. There is a patio area with a gas bbq and gas canister. Patio table and 6 chairs with parasol, 2 deck chairs and 2 sun loungers.
Outside the kitchen on the lawn is a permanent clothes line.
The property has off-street parking enough for 2 cars in front of and adjacent to the house.
There is a washing machine and sink in the garage, and storage for the Patio furniture and bbq.
Great location for a family, or couple wanting a relaxed private holiday in the outdoors.
Also suitable for people of limited mobility as the property is all on one level with easy access to local (by car) supermarkets and amenities.

|Why this location?||As a family, we have spent many years camping in and around the Vendee, enjoying the sunshine, warmth, beaches, wild life and relaxed nature of the area. Three years ago we stumbled across the understated Les Batardieres campsite in Saint Hilaire, expertly run by Madame Boussans. This proved the ideal location, being on the one hand close enough for a 6 year old to cycle to nearest beach of Le Bouil, having the amenities of Jard and Longeville close by, and set in a quiet rural French idyll.<br/>As we explored opportunities to purchase a property, why look further!|
|Unique benefits of property||The property is a true home from home.<br/>It is located in a private residential cul-de-sac offering seclusion, safety and security for children to play.<br/>The enclosed garden fully surrounds the property, giving privacy, and offering ample opportunity for the children to let off steam. The exciting Atlantic lends itself brilliantly to surfing, body-boarding and other water sports. All of which are available on most of the local beaches.
Bird and general nature watching - "The Marais Poitevin", Longeville (3 Km) is a network of inland salt water rivers and oyster beds which attract a great variety of birds and other interesting wildlife including otters.
The Zoo des Sables, just outside les Sables d'Olonne is a small, well managed Zoo offering a variety of different animals.
The nearby Indian Forest adventure park with go-ape style activities amongst other things and animal farm park at Avrillé offer a wealth of activities for children of all ages.
Golf - There is an 18 hole par 72 (6392 yd) and a 18 hole pitch and putt par 54 golf course nearby in the Port Bourgenay leisure complex. There are another four 18 hole golf courses within easy reach. These are at: L'Aiguillon-sur-Vie (near Coex/Challans), Nesmy (near La Roche-sur-Yon), Olonne-sur-Mer (near Les Sables-d'Olonne) and St Jean de Monts. The historic cultural centres of Luçon with its cathedral and the walled port town of La Rochelle are both 30 minutes and 1 hour’s drive away respectively.
The villa was really comfortable and clean with a fantastic kitchen and spacious enough for a family of four with two teenage boys. We enjoyed the short walk to the village square every morning to pick up bread and pastries. There are a number of great beaches only a short drive away, Plage de la Mine being a favourite. The weather was glorious the whole time we were there and we enjoyed some scenic walks from the villa to local attractions. The new water park O'glise was a great day out for a family and is only a short drive from the village. We had a great stay and a lovely relaxing family holiday.

We have tried to portray the village and its facilities accurately which offers a bar, a grocers for essentials and fresh baguettes daily.
While some like ourselves find this charming, it may not suit everyone.
With regard to the setting, the villa is located in a cul-de-sac, as described, the back of the house set back from the village through road. This is by no means busy, but is a thoroughfare, and will be busier since the end of the holidays.

The villa is perfectly situated to explore the surrounding area ,our particular favourite is Jard Sur Mer ,but is near to many places.
The villa is in a lovely village, with a shop and a local bar.
We loved our stay We cant wait to go back!
The accommodation was very clean and modern, with an open plan living room and kitchen, with a very comfy sofa. The garage was an added bonus, for storing our bikes. The location was about a 10 minute walk from a small shop, bar/shop and a caravan park. It was ideally located to visit lots of lovely villages nearby, just a short car/bike ride away, we used our bikes quite a lot whilst there. The bed was not the most comfortable I've ever slept in and the TV is for DVD use only, which was not stipulated in the details of the accommodation, this was disappointing, as we are huge Tour de France fans, the owner was very apologetic and said he should have amended the details to clarify this. The welcome package, I thought would have consisted of milk, bread, etc, which would have been very handy after a long drive, but was a bottle of wine.

To address just a couple of the issues:
The clarification of TV capability was an over sight which has now been corrected. We will shortly be upgrading this capability to receive UK satellite TV.
The master bed is a new IKEA foam mattress. This has different properties to a sprung mattress.
