Stunning 9 Bedroomed Country Home with Heated Pool. This cottage/gite is in a rural setting.

Domaine de Pouroutounat has been lovingly restored to create a perfect holiday location from what was originally three separate but attached buildings. The 6 bedroom farmhouse is spacious and traditional and is attached to the delightful 3 bedroom Grange Pierre. Tastefully furnished and equipped, these luxury properties can sleep up to 16, with space for cots if required, in addition.
In the countryside, but only 4km from nearby Mirepoix with its extensive range of cafes, bars and restaurants, plus a good range of shopping options, including 3 supermarkets.
With extensive 3 acre gardens and grounds and a large heated swimming pool, there is something for everyone. Ideal for large groups of friends or family holidays and reunions, with space for everyone to spread out, or come together to eat on the large outdoor tables on the terrace and beside the pool. Surrounded by nature, country walks are accessible from the doorstep for those who prefer a less sedate time!
There is easy access from Toulouse and Carcassonne airports, with a range of connections across Europe. The property is only 20 minutes from the A61 Autoroute des Deux Mers, giving easy access to the Mediterranean coast, the vineyards of Langeudoc Roussillon, as well as to Spain and the mountains of the Pyrenees.

Kitchen and dining

The farmhouse and the barn each have a large kitchens, fully equipped with a gas range cooker and oven, large family sized fridge, dishwasher, microwave, coffee-machine, kettle, toaster and a range of quality pots and pans. The barn has a dining area for up to 8 people, and the farmhouse has a large dining area that easily seats 12, and can be expanded if the need arises. Outdoors, the farmhouse has an extensive terrace with large outdoor table and seating for up to 16, right outside the double doors to the kitchen. Large umbrellas provide shaded eating at lunchtime, and cool outdoor eating during the evening.
There are also dining tables in the pool house close to the barbeque, that can seat up to 16 people, either for an alfresco lunch or relaxed evening meal.
The kitchens include a small welcome pack of tea, coffee, milk and sugar, and you will find salt and pepper as well as a small selection of oils and spices in the kitchen.

Living rooms

The barn has a large open plan living area, with 3 sofa's, satellite tv and blue-tooth speaker. There is a wood burner for the spring or autumn evenings, and heating throughout. The farmhouse has a large living room surrounding the huge fireplace, with a mix of classic and comfortable furniture. There is a flat screen tv with satellite tv, as well as a Bluetooth speaker. The farmhouse also has a shaded conservatory, which allows guests to relax quietly with a book or a gin and tonic in the evening! There is also a collection of books and dvds to choose from. We hope to add a wood burner to this room before the autumn

Bedrooms

The Barn has three comfortable bedrooms - 2 doubles and one twin room. One double has an en-suite bathroom with bath, toilet and shower, and all rooms have hanging space for clothes. The 2 doubles each have a view of the extensive grounds. The double with en suite can easily accommodate a cot if required.
The Farmhouse has 6 bedrooms. One the first floor there is a double with en suite shower room, and views of meadow. There is large single (which can function as a small double) also with a meadow view. There is a large twin room, with views over the extensive rear gardens. Both the twin and the double room can easily accommodate one (or even 2) cots. On the second floor there is a large double and a single each with a view of the meadow, and a large double with ensuite shower room and toilet, with views of the extensive gardens. The two double rooms each have a sky-light and can accommodate cots, and all rooms on this floor have sloping ceilings with limited headroom in place

Bathrooms

The Barn has two bathrooms - one en suite with a bath, shower and toilet, and one with a shower and toilet shared between the remaining two rooms.
The Farmhouse has a toilet on the ground floor. There is a toilet and bathroom on the first floor, as well as an en suite shower room. On the second floor there is a large bathroom with shower and toilet, and an en suite shower room with toilet on the second floor.
Comfortable, fluffy towels are provided for use in the bathrooms. We ask that guests provide their own pool towels.

Heating

The Barn has electric heating throughout, as well as a wood burner for those cooler spring or autumn evenings. There are heated towel rails in all of the bathrooms, but there is no heating in the Farmhouse. Currently this is rented in the summer months only, but we intend (over the course of 2020) to add a woodburner to the fireplace, and provide additional heating throughout, to allow this property to be rented year-round

Entertainment

Both properties have flat screen tvs, satellite tv and Bluetooth speakers. Dvd players are available, and there is a selection of boardgames in the property. Satellite tv is connected to UK Freeview.

Garden and outside

The property benefits from extensive grounds, stretching in total to nearly 6 acres. Half of this is cultivated by a local farmer, but the remainder is parkland for use by the owners and guests. Guests are welcome to explore almost all of the grounds and have exclusive use of the heated pool and poolhouse throughout their stay (the owners have a small section of their own). The pool has many sunloungers and umbrellas, as well as a large grass area for guests to spread out if they wish. There is also a large pool house, with sufficient seating for all guests, a wet bar, with 2 fridges and a large charcoal barbeque. The pool area is lit in the evening for relaxed and comfortable poolside dining.
Behind the poolhouse, there are swings and a slide, and a five-a-side net, and badminton racquets with large spaces for everyone to spread out.
Further into the garden, there are quiet and shady areas near the stream where those seeking seclusion can retreat. Can you find the Mulberry tree?

Parking and garages

There is sufficient parking for approximately 5 cars, plus space for 2 cars under the Barn. There is also space to lock-up pushbikes if required.

Visitor suitability

This property is suitable for visitors of all ages. However, the following points should be noted:
- The barn has steep stairs which may not be suitable for those with impaired mobility.
- A stair gate is available for small children, if required. It is recommended for use in the Barn.
- Neither property has easy access for a wheelchair, nor is there wheelchair accessible accommodation.
- Small children should be supervised throughout the property and grounds, but the property is perfect for a family holiday - kids love the space to play safely.

Information about any additional facilities

Both properties have a laundry room with washing machine and drying frame, as well as an iron and ironing board. There are also rotating clothes lines in the gardens for your use.
Towels (for indoor use only) and professionally laundered bed linen is provided. If you are staying with us for two (or more) weeks, we will provide a change of towels and bed linen for each week, although we will leave this to you to change as you see fit. We will also provide hand towels for the toilets and hand towels and drying towels for the kitchen.
Our drinking water is great here - which means that you don't need to buy water in plastic bottles, and all of our lights are LED, so we can help to minimise both electricity use and our carbon footprint!

Why this location? Medieval gems Mirepoix, Carcassonne & the stunning local area just ticked all the boxes. There are plenty of places to visit within easy reach from Cathar castles, swimming lakes, mountains, lively towns to remote mountain walks. Being on the Aude/Ariege border makes it possible to visit the vineyards, the coast, mountains, cities (Toulouse, Carcassonne, Narbonne) even Andorra and Spain! The local food, wine & markets are excellent and there are plenty of good restaurants, cafes and bars within 5 minutes drive of the house. The Monday market in Mirepoix is the best for miles!
Getting here is easy with flights to Carcassonne or Toulouse. The Autoroutes (A61 or A66) are 20 minutes away, as is the nearest TGV rail line. The Canal du Midi is also close by, and the Tour de France has frequently had stages in the area.
The summer brings a number of festivals in Mirepoix, which creates a buzzing but relaxed atmosphere in the main square, Place Maréchal Leclerc. Come and see for yourself.
Unique benefits of property Set within the grounds of Domaine de Pouroutounat, this stunning farmhouse and adjacent barn conversion offer exclusive use of the extensive grounds and the heated pool. It is ideal for larger groups, friends travelling together or a family reunion. The farmhouse has six bedrooms and can accommodate 10 adults (plus cots / temporary beds).The barn adjacent to the farmhouse allows up to six people to have their own independent accommodation, so there's lots of room for everyone - we have a hotel-sized heated pool, pool house with dining areas and 3 acres of grounds in which to find space! Dining on the terrace can accommodate the entire group!
Numerous walks are available right from the door-step, with the opportunity to spend hours in the wonderful countryside, and there is plenty of wildlife in the vicinity!
The Domaine is 200m from the quiet road, down its own lane, and surrounded by trees, meadows and fields - every third year there are sunflowers in the field next to us!

Relax and Enjoy

Our grounds are 3.5 acres, with trees of all shapes and sizes. Relax by the pool on one of the many loungers, or find shade under one of the large umbrellas or in the spacious poolhouse. For those wanting to stay out of the sun, there are shady corners of the garden to relax or unwind. Slip into the heated pool when you need to cool-off - it's kept at a comfortable 27c throughout the summer.

History of the Region

You are in the heart of the Pays de Cathars. If you aren't familiar with the history of the Cathars, we strongly recommend a little research before you arrive. It will definitely make you want to visit the ancient and historic sites of Montsegur (35 mins), Carcassonne (30 mins) or even Peyrepertuse (2hrs) - stunning Castles at each of them, and Carcassonne is a UNESCO World Heritage Site.

Eating and Drinking

We cannot hope to do justice to all the options available to you to eat or drink. Mirepoix has many restaurants, cafes, bars and places to get fabulous food. There is even an Auberge serving dinner just 500m from our house - an easy walk in the evening! There are fine dining options within a ten minute drive, and further afield, Carcassonne and Toulouse have many great choices, from budget priced dining to Michelin-starred restaurants. Alternatively, try a visit to a winery then enjoy a gourmet lunch - there are plenty of choices and a couple of suggestions are www.gaydavineyards.com or ChateaudePennautier.com. Mountain dining is available in many Pyrenean villages and towns, and of course, a section on eating would not be complete without mentioning the speciality of the region, Cassoulet. If you are not a vegetarian, it must be tried once whilst you are here!
Last but definitely not least, there are great local butchers, cheese shops, fish shops, and supermarkets. If you like cooking in your holiday home or on the bbq, there are many great local wines available for you to choose from to accompany your gourmet creations.

The Wider Region

There are so many things to do in the area that you cannot possibly hope to do it all in one holiday, but here are a few other suggestions.
Toulouse is a stylish and fascinating city - both shopping, culture and history, as well as great food.
The Mediterranean sea is only just over an hour away, with beaches, windsurfing, sand yachting and much more.
Bring your bicycles and ride along the Canal du Midi - or even hire a boat for the day.
Try skydiving at nearby Pujols, or maybe you fancy Kart-driving at Limbrassac?
Take your family horse-riding for the day, or try your hand at sailing at nearby Montbel.
Take a tour of markets in the vicinity - after Mirepoix's Monday market, you can visit numerous towns and villages in the area each day for a different market!
Finally, if you fancy a longer day out, the Spanish Mediterranean coast is only 2.5 hours away, or drive through the mountains to Pyrenean Spain in the same time.
