Le Courbet has been in the same ownership for over 20 years and has been rented very successfully throughout much of that time, with some tenants returning year after year. The owners now live in the village and so are on hand to deal with any queries.
The house is approached by a long drive from the lane above and is situated on a south facing slope with the most beautiful views where on a clear day it is possible to see the Pyrénees stretching across the horizon about 80km to the south, although in summer it is often too hazy. Many past tenants have said they could sit all day and just look at the view.
The house itself is a fermette, which we are told was originally built iin 1600 and retains many original features. It has a wide entrance hall, a living room, kitchen/dining room, 3 double bedrooms one with 2 single beds, a utility room a bathroom with wc and a separate shower room with wc which can be en suite to one of the bedrooms. It is very comfortably furnished with white cotton sheets and pillowcases and thick white towels. There is both English and French tv.
The garden is 1.6 acres and includes a fenced swimming pool 8 x 4m. In front of the house there are steps down to a lower shady lawn and at the rear there is a large grassed area suitable for games, and also a large pond which may possibly be dry in summer. Please note however that it is not fenced and small children should be supervised. There is under cover parking for one car but plenty of space for another in the shade if need be.
The house is in the countryside just 2km from the village of Mas D'Auvignon which has a bar run by the locals at weekends. The nearest village with shops is St Puy and is about 4km and where you will find a general store, a bakers, a chemist, Post Office a restaurant/bar and a Pizzeria also with a takeaway service. Condom, Fleurance and Lectoure all are interesting towns with shops and supermarkets. All have a market day.
The kitchen/dining room has a table with seating for 6 and there is a highchair for a small child. It is very well equipped with plenty of glassware and china, cooking pots etc. The oven and hob are bottled gas and tenants are asked to replace this if it should run out. There is a dishwasher, food processor, hand held blender, garlic press and most things you could possibly need.
This room is comfortable and oozes character; there is a very large beam which runs the entire length of the room, a very old oak fronted full height wall cupboard which shows the width of the walls and an Inglenook fireplace. There are 2 windows looking over the view. There are 2 sofas and a chair and various side tables. There Is also tv with English and French channels, internet access with wi-fi and a cd player with a selection of cds.
There are 3 double bedrooms. One has a double bed, one a queen size bed and the third has 2 single beds. All rooms have wardrobes with hanging space and there is plenty of drawer space. All beds have bedside lights. All linen is white cotton and the towels are white and thick.
The main bathroom has a large corner bath with shower over, a large washbasin and wc. There is a mirror and a light over the washbasin and a towel rail.
The shower room has an overhead shower with a large head and a hand held shower. There Is also a wc and a towel rail. Outside the shower room there are storage shelves for tenants use. This area can be locked off to make it en suite with the twin bedded room.
There is electric heating which is thermostatically controlled and very efficient and a woodburner in the living room but these will not be necessary in the summer months.

The accommodation is on ground floor level and is therefore suitable for elderly people or families.
The pool is fenced but tenants are asked to supervise small children if there is water in the pond. The owners cannot be held responsible.
There is a utility room with washing machine, iron and ironing board and basket and plenty of pegs for hanging out washing.
There is a table and chairs for six both outside the front of the house and on the shady lawn below, both overlooking the view. There are pool loungers. There are also parasols for shade.
There is a barbecue and a beehive terracotta oven with instructions left for use.
There are two bikes left for use by visitors.
A high chair and infant's carry chair are available plus a cot by request.
Markets are held in different towns on different days throughout the summer. One of the best is Fleurance on a Tuesday where in the Square at noon everyone gathers at one of the many restaurants and bars to eat and watch the world go by. The atmosphere is wonderful. In addition there are frequent vide greniers or brocante sales in villages. You can buy a guide for these in the paper shops.
The Gers caters for all tastes. There are classical music recitals in various venues over the summer. Jazz in Marciac in July is world renowned and Tempo Latino in Vic Fezensac is also very popular. They are big festivals and very lively and atmospheric.
You will find a vast selection from the superb value for money cafes with a set meal to Michelin star standards. There are restaurants in the country and in the towns and you will find information on these in the house book.
The village has a tennis court. There is canoeing on the river and one can also take river trips from Condom with a meal on board if you wish. There are riding stables nearby and cycling is very popular. There is a golf course at Auch and at Eauze. Walkers will be everywhere as it is very close to the pilgrim route of St Jacques. Guides are available in the paper shops and maps of walking routes. There are swimming lakes nearby with water chutes.
A must is a visit to the Pyrénees which are about 80km to the south. A trip to the Pic du Midi and to the Observatory on the peak via cable car is spectacular. Pau, Biarritz and St Jean de Luz are all well worth a visit as are Toulouse and Bordeaux. The Atlantic and Mediterranean coasts are accessible. Further information is in the house book.
Beautiful property in a secluded farming area. We had everything we needed within the property and with the owners very close by and always quick to respond to messages we felt very reassured and relaxed if any quieries cropped up. Gardens and pool are maintained to a high standard and the children enjoyed fresh plums off the tree when they wanted a quick snack. A car is required as you are a few miles from conveniences but the local town of Condom had a couple of well stocked supermarke's with everything you need as well as a good selection of shops and restaurants and a market on Wednesday morning.
Views from the property across the fields are stunning, there is plenty of outdoor seating around the pool, or at the front of the house allowing ample opportunities to enjoy the views. We made good use of the BBQ and Beehive oven where we cooked our pizzas and roast chicken and enjoyed watching deer cross the field, lizards running up the walls and by the pool and humming bird moths enjoy the lavender.
If we were not just starting our exploration of France and the beautiful sights it has to offer this is definitely a property we would return to. It is one we will be highly recommending to friends and family
Le Courbet is a beautiful old house that is well furnished and is in an superb setting with wonderful views. It was a very relaxing holiday and a house we would definitely visit again. The owner was excellent and provide a file ith lots of very useful advice about the house, local attractions and restaurants. The advert did describe the property well.
