First time advertised, Rose Blanche Maison is a new property, built in the style of a traditional Gascogne farmhouse with a pool. The property is situated in the hamlet of Berdoues, Gers, South West France home to the world famous Marciac Jazz Festival. The setting is rural, peaceful and quiet with distant views of the majestic Pyrenees.

The house and grounds are completely unoccupied by anyone other than guests during holiday stays.
Built in a traditional style with open upper wooden and tiled floors and beamed ceilings to the ground floor.
The house has 5 large bedrooms, 3 with en suite bathrooms, all with showers, one with additional bath, plus a main bathroom with shower and bath (one en suite bedroom is on the ground floor).
There is a large open plan lounge/kitchen area, two gamesrooms, one with pool and darts, the other with sat tv and PlayStation3.
WIFI also available.
There is another quiet lounge with a further dining table sitting 6, and ground floor wc.
Heating and hot water is via an electric central heating system, and there are also 3 wood burning stoves.
Within the large garden area there is an outside walled lawned area with pool 12m by 6m.
The kitchen is fully-fitted in traditional oak units with a large dining table and seating for up to 12, with dishwasher, large American fridge-freezer with ice maker, Nespresso coffee machine, and 2 Bosch ovens under a ceramic hob. The adjoining lounge area has 3 leather settees set around the stove/large 42" tv with sat tv and dvd player.
The utility room has a washing machine and tumble dryer also with cleaning equipment and iron & board.
There is another quiet lounge with 2 double settees, 2 arm chairs with a further dining table sitting 6.
Three large bedrooms each with king sized beds, all en suite. The main bedroom has an annex room with 2 additional single beds and cot providing a further 3 spaces (from 12 to 15).
All ensuites have large showers, the en suite to the main bedroom also having a roll top bath.
There are 2 further bedrooms each with a double and a single bed, situated either side of the main bathroom.
One main first floor bathroom with bath and separate shower.

Auch, home to the 4th musketeer d'Artagnan. A truly splendid historic cathedral town, with markets twice a week.
Lourdes a religious and tranquil site, well worth a visit for all.
Marciac is a 20 minute drive from Berdoues, and plays host to the famous Marciac Jazz Festival held annually at the end of July for 2 weeks. The whole of Marciac comes alive with market stalls, open air restaurants in abundance and the sound of Jazz.
Mirande the nearest town only 2 to 3 miles away with local shopping and a large variety of restaurants and cafes. Also know for its Country and Western Festival Mid July with over 150,000 visitors.

Saint Cirq-Lapopie (Lot), Millau Viaduct - Millau (Aveyron), Cathedral of Sainte Cécile - Albi (Tarn), Canal des Deux Mers, (The Cacor canal bridge (19th century) - Canal des Deux Mers, Moissac).
Toulouse the historic centre of Toulouse, on the right bank of the Garonne truly one of the best cities to visit in this part of France.
Great location if you want to be in a quiet area as the nearest town is quite a drive.
There are properties either side but you still have a good amount of privacy.
Be prepared for a drive to drop any household rubbish as it is a good way down the main road.
That said we went out quite a bit so dropped ours off on route.
The house itself was well equipped and the house keeper was available if needed.
I would recommend this property to families or groups.
Absolutely wonderful villa in beautiful rural location with short 5 minute drive to local town. Pool perfect for large group with great views to the Pyrenees in the distance.
As a party of 4 (2 adults, 2 teenagers) the overall space that the property provided was certainly more than ample for our needs and would still offer a very open feel for larger parties of guests.
The inside was very well equipped and maintained to a high standard throughout and we were pleasantly surprised to find that all of the rooms were more spacious than the advertised photos suggested!
The photos, however, do not show the building's proximity to the neighbouring property which is very close, but it's fair to say that the pool area is largely private as it is slightly elevated in relation to the bungalow next door.
There is a grass area beyond the enclosed pool which is mown to a point where it meets a more "wild" section, but this is sufficiently sized for ball games etc.
To be picky, the only slight disappointment for us was the lack of quality outdoor dining furniture, largely because the general finish elsewhere was of such a good standard. In particular, the folding chairs sat too low against the table, making alfresco dining a little uncomfortable!
Whilst this was a bit of a shame, the gas barbecue certainly made up for this, and it didn't stop us from enjoying plenty of evenings outside!
The location is good, but when venturing on days out, be prepared to drive for a couple of hours in all directions to visit the "must see" destinations (trip to the mountains was spectacular!).
Overall, I would be very happy to recommend this property.
