About this property

Known Locally As Le Petit Chatêau. This chateau is in a rural setting.

Featured in The Sunday Times 50 Best Villas in Europe and Fabulous Villas in France for summer 2019 (February 24th 2019), Le Piot is a three storey 1914 residence situated about 2kms from the market town of Fleurance. It sits in an acre of wooded park with a 9m x 4.5m swimming pool, surrounded by the beautiful Gers countryside.

The house offers four double bedrooms, all with en suite bathrooms or shower rooms. There is a salon which leads onto a balcony that runs the length of the house which affords great views of the river Gers.
The kitchen and dining room are located on the ground floor, along with the laundry room and a toilet. There is a covered terrace which is perfect for outside dining in the spring, summer and autumn. There is also a small bureau for those who need to work, or hide away with a book. The house has wi-fi connection and French Canal+ Satellite tv.
At the bottom of the garden, in a quiet corner, is the fifth bedroom, a large room with an en suite shower room.

Kitchen and dining

We have a fully equipped kitchen next to a dining room that comfortably seats 10 people. Off these two rooms is a large covered terrace with two large tables and some comfortable chairs - it's basically where everyone lives during the summer months!

Living rooms

There is a sitting room on the first floor of the property with access to a large balcony with beautiful views. There is a tv and Canal + satellite television. We have a large range of dvds for children and adults. The coffee table holds a selection of board games for all the family.

Bedrooms

The Green Room, situated on the first floor, access to the balcony and a beautiful en-suite bathroom with a claw foot bath. This room is a double where the beds can be split to two singles. There is room for a cot in this room, if required.

The Blue Room, on the second floor. Another large bright double room with lovely views and an en suite shower room. The bed can be split to become two singles. There is room for a cot in this bedroom.

The Pink Room has a smaller double bed which cannot be split. Situated on the second floor, this room has a lovely en suite bathroom with claw-foot bath.

The Tour Room is the smallest of our bedrooms. The large double bed can be split. This room is perfect for children sharing. It has an en suite shower room.

The Garden Room is situated at the bottom of the garden away from the house. It has a large double which can be split into singles and a small single bed for a child. There is an en suite shower room.

Bathrooms

Two bathrooms, three shower rooms, all en-suite to bedrooms. One wc on the ground floor which is very handy for the pool and one on the first floor.

Heating

There is fuel central heating for our guests who come in the winter. There are radiators in every room except the Garden Room. If this room is used in the winter months, we provide an electric radiator. The fuel is included in the rental price.

Entertainment

The Gers is a rural department, but we have lots of things on offer, especially in the summer months. There are weekly markets, we have several cinemas, all of which show films in the original language. There are lots of nice restaurants to try - details available in the bureau of the house. There are water parks, wine & armagnac tasting, go-karting, hot air ballooning, antiques markets and some lovely shops and boutiques, all within 30 minutes of Fleurance. If you want to go further afield, Toulouse, known as La Ville en Rose, is only 90 minute away. This is a fabulous city with loads of things to do. We are two and a half hours to the mountains and the same to the Med or the Atlantic.

Garden and outside

You get to the house through old gates with the house name painted on them. The long drive leads through the park of trees to the house, which is situated at the back of the property. The river Gers runs behind the house. The garden is fully fenced and secure for children, once you close the gate. The park offers shade and peace and quiet. At the back of the house you have a huge terrace and to the right, the swimming pool, again fully fenced. The pool has a small stone surround and then is grassed, with loungers and an umbrella.

Parking and garages

There is space for three or four cars, and a space can be made available to store bikes securely, should this be required.

We have lived in France since 1999 and our children were born here. We love the area - the food and the wine, the weather, the pace of life. We bought our house in 2011 and have been running it as a gîte and B&B since 2013. We like it because it's a bit different for this area - the pre-war bourgeois, art-deco feel of the house really appealed to us. We have had many happy guests here over the years so it obviously appeals to others too! Looking forward to welcoming many HFD guests to the Gers!

Why this location? The house is situated in the countryside. We are surrounded by fields - beautiful in the summer with the sunflowers, and we feel very hidden away, but we are only 2kms from the market town of Fleurance which has the best weekly market in the region, a large astronomy festival every August (the night skies are incredible in this part of the wrold, thanks to the lack of pollution), a fabulous outdoor pool, and several nice bars and restaurants. You can walk to the bakery in 20 mins, it's a cycle ride to the shops, and if you really want to take the car, it only takes 3 minutes to get to into town! We're lucky enough to be very close to Lectoure which is the prettiest town around with lots of exhibitions, antiques markets and shops, trendy restaurants and boutiques and in the summer, weekly night markets. At only 30 mins from Auch, the departmental capital, there is always something to do - a stroll along the river Gers, a visit to the 15th Century cathedral or lunch at a pavement cafe.
Unique benefits of property Again, the location - the town and country combination make this an ideal place to stay. You can stay all day long by the pool in the rural peace and quiet, or you can get up and go! The house and the grounds have lots of different places to sit where you can be by yourself, or you can all come together en famille on the big upstairs balcony with a view of the river Gers for an apéritf or downstairs under the covered terrace for a game of cards or a meal. The park offers shade - take a book and lie on a blanket under the trees, as many of our guests have done! We are situated on a very quiet lane popular with walkers and cyclists and there are several ramblers routes which can be taken from the house. You also benefit from free wifi, a private 9m x 4,5m pool, en-suites in every room and a well-stocked bookcase.

Markets!

If you like markets, you will love the Gers! The best weekly market, especially in the sumer is definitely the Fleurance market on a Tuesday monring. Heaps of fresh fruit and vegetables, cheese stalls, pâtisseries and fresh crunchy bread jostle with jewellery sellers, clothes stands and wooden toys. Coffee at the Café du Centre is a must. Lectoure market on a Friday morning is also a must. It has the same mix of stalls and interesting people plus the antiques market at the end of the main road & several antiques shops on the rue Nationale. Coffee and cakes at Le Baudequin Chocolaterie, lunch at Le Barbacane Restaurant. Auch market on Thursday in the lower town then a climb up D'Artagnan's steps to the cathedral and lunch at Café France.

Water!

We have several lakes and water parks near to us in Fleurance. These are mainly municipally run and are fabulous if you have small children. The Base de Loisirs in St Clar, at 20 mins from us, is a swimming lake with a beach and slides dug into the hill from the more adventurous! There's a café/bar for drinks and snacks but picnics are allowed. Take a rug and lie on the grass or the sand while the children exhaust themselves going up and down on the slides! It's a real family day and very cheap to get in. There is a similar thing in Castéra-Verduzan, 25 mins the other way - slides, a giant inflatable playground on the water, a diving platform in the middle of the lake, pédalos, a café, sand, volley ball nets, a ping pong table etc. It's a great day out.

Golf

We are less than 5 minutes in the car from the Golf de Fleurance, a very nice 9 hole golf course with a restaurant. A slightly more taxing course (rather hilly!) can be found at Auch, just 30 minutes away.
