About this property

Characterful Gascon Mill House. This villa is in a rural setting.

Characterful Gascon Mill House set within 3 and a half acres of garden and woodland with 2 streams running through to the Mill Pond. Two little bridges separate different areas of the garden, one leading to the pool area as well as a walkway past the sluice gate and alongside the Mill Pond.

12 x 5m swimming pool with decked terrace and a fire pit/bbq. Sun loungers and a table with electricity. Attachable volleyball net for ‘pool’ games.

Lovely eat in summer house with open fire/bbq with table and chairs and a wine fridge and dart board. Perfect for those candlelit evening meals.

Surrounding the house is open farmland, alternating each year with either sunflowers or wheat. There are lovely walks directly from the house and at the top of the hill on certain days you can see the Pyrenees.

We have no immediate neighbours but are not isolated with having the nearest town Condom only 6 min drive away, with 2 supermarkets and pharmacies, bars and restaurants and “Les Beaux Village’ La Romieu, under 10 mins drive away with 2 restaurants, a tabac, a bakery and a delicatessen.

Our main village Gazaupouy is only 3 mins drive away where Laurents Bar is located with a little terrace looking towards the Pyrenees and a pool table. Food is available on request in advance.
Use of tennis court available, accessed by a key which will be given to you on arrival.

Kitchen and dining

We have a spacious dining room with dining table and chairs, and doors out to the main terrace.

We have a kitchen/diner with open fire with sofas and a tv with freeview UK tv/Netflix and PlayStation. This kitchen has an Aga, although this is switched off in the summer.
It has a sink, fridge, Nespresso machine, toaster, and dishwasher. 2 sets of double doors leading out to the terrace and summer house.

We then have steps down to a 'prep' kitchen which is fully equipped with a Lacanche cooker, large fridge-freezer, bread machine, microwave, washing machine, and 3 larders. Double doors leading outside.

As we use the house as a family frequently, the house is fully equipped and the larders are fully stocked. Guests are welcome to use items from the larder, all we ask is that they replace anything that is used.

Living rooms

The main living room opens up from double doors from the main entrance hallway. It has an open fireplace with a large 60 inch tv with Sky tv including sports, (but not on-demand) Blu-ray player, and comfy sofas.

Bedrooms

The Master Suite comprises of a large walk in dressing room, which can double up as Bedroom 5 if requested. It then leads into a large double aspect bedroom with king size bed and views over the garden/mill pond with a Juliet balcony.
En suite bathroom with shower screen/attachment.

Bedroom 2 is double aspect with a king size bed and and en suite shower room.

Bedroom 3 is a triple aspect with a king size bed and en suite bathroom with shower attachment.

Bedroom 4 has two sky lights and a window overlooking the garden with a double bed and an en suite bathroom.

Bedroom 3 and 4 are on the second floor and are very spacious. To access them there is a wooden staircase with a rope bannister. Both bedrooms have beams but good head height, but there are a couple of low beams where you do need to duck.

Downstairs we have a wc.
All of the bedrooms have en suites.

Heating

Oil fired central heating and open fires, however heating will obviously be turned off in the summer.

Entertainment

2 tv's both with English tv channels. One with a Freeview box and Netflix and a PlayStation, the other with Sky tv including sports channels but sadly no on-demand.

We have a library on the first floor full of reference/reading and paperback books and an extensive collection of over 600 dvd's/Blu-rays.

Plenty of board games/card games.

Use of tennis court in local village, Gazaupouy. (Key given on arrival)

Garden and outside

Various seating areas around the garden for those moments when you want some peace and quiet.

An orchard with cherry trees, apple and pear and rose garden and wildflower meadow.

The main terrace runs alongside the whole width of the house with a large table and chairs set under the rose and wisteria pergola shielding you from the midday sun enabling you to relax and enjoy a lazy lunch.

A lower terrace with sun loungers overlooking the mill pound and the sluice gate. At certain times of the day you can see the fish (trout) jumping out of the water.

In the woodland part there is a ‘golf hole’ for pitching practice. Please note this is not golf course quality, just some fun!

After 2 years of renovation and gardening to bring this house back to life after many years being left empty, we finally feel we are ready to share this beautiful Mill House with other likeminded people.

Why this location? After extensive holidays and searching we finally found our 'Joli Coin de Paradis". The Gers region is known for it's beautiful landscapes, friendly people and great food and drink and a relaxed pace of life.
Unique benefits of property Traditional Characterful Gascon Old Mill House, with many original features, dating back to the 16thC. Peace, quiet, seclusion but within easy reach of all mod cons.

Local Villages

Condom has a weekly market every Wednesday, and Food Market every Sunday morning, as well as lots of bars and restaurants (including a fantastic wood fire pizza restaurant!) and main amenities. You can also hire boats and kayaks.
Les Beaux Village, La Romieu has a beautiful Collegiale in the square with 2 restaurants, and the lovely Jardins de Coursiana with a lovely tea shop in the middle selling home made ice-creams from the fruits of their labour.
Nerac has a great Saturday Food Market, boat hire available on the River Baise, and lots of little shops.
Forces is a pretty Bastide village with restaurants and shops and an antique market one Sunday a month.
Larresingle is a very small, pretty, bastide with 3 restaurants, cave selling local wines and armagagnac.

This is a beautiful mill house in a stunning large garden and extended grounds with water all around the house. It is utterly tranquil and as an artist the setting was inspiring. The house is very comfortable and well appointed. Local town and villages provide all that you could need or one can stay put and just enjoy the beautiful house, garden and lovely pool area. This house has the vibe and soul of a loved family home and not a sterile rental.

Hi Charlotte, Really pleased you enjoyed your stayed and found it very relaxing and inspiring. My father is an artiste and whenever he stays here he disappears for hours on end to paint. Each year the farmers alternate the crop so maybe when you next need inspiration all the fields surrounding the house might be surrounded by sunflowers, which is truly a unique sight to see. kind regards Wendy

It's not often that a property exceeds the description but Le Moulin D'Argoueil certainly did. This well-maintained and clean former Mill House, was welcoming from the moment we arrived.
Although we were on holiday we felt immediately at home, especially when we savoured our first glass of Rose on the terrace and gazed out across the never-ending garden.
The fabulous swimming pool proved too inviting after our drive from the airport and it wasn't long before we were enjoying a refreshing swim.
Many of our evenings were spent barbecuing in the summer house watching the balmy dusk descendi before retiring to our homely bedrooms, complete with wonderful mattresses and fresh linen.
Everything was just as the owners said it would be. What's more, they provided detailed information about the surrounding area which included, sights to see, markets to visit and restaurants to dine in (of which there are many - Angelique's, just a mile or two away in La Romieu, was our favourite).
The epicentre of Gascony - Condom - is just a few miles away and provided all the provisions we needed for our stay.
Historic and beautiful Nerac is a must to visit. We hired a boat for the day, which was fun.
Can't wait to come back!
