A detached 5 bedroom house with a private pool and lovely large garden, set in a quiet hamlet yet within a short walk to the local town of Gondrin with all amenities and a short drive to the more significant towns of Condom and Eauze.

Gondrin has 2 good restaurants, shops, a waterpark, two tennis courts and a small weekly market. Condom and Eauze are within 12-15km and are bustling market towns with excellent restaurants, cafes, good shopping and fabulous, authentic, local weekly markets.

The property sleeps 8-10 comfortably in 5 bedrooms and 3 bathrooms. Downstairs is open plan with a modern fully equipped kitchen and large living/dining area with plenty of seating leading to a large secluded terrace for al fresco dining.

Larroussa used to be a distillery shed and has been extensively renovated to provide the modern and light accommodation it is today.

Externally there is a large garden with private, fenced pool and plenty of space to indulge in sports or sunbathing!

The kitchen is relatively modern with modern ceramic hob, oven, washing machine, dishwasher, microwave etc. There is plenty of crockery and cutlery for all and the well-proportioned fridge-freezer should accommodate all your market purchases comfortably!

The dining space is within the main living area with a traditional dining table and 10 chairs.

Outside space has a table, plenty of chairs and parasol.

The main living space comprises two large 3 seater couches and further seating.

Flooring is tiled throughout the ground floor and underfloor heating is installed.

A 37” tv is provided with dvd player and a good selection of movies. Freeview tv is also available via the provided laptop.

There is a woodburner within the living space which provides a good blast of heat as and when required.

Upstairs - master bedroom with en suite bathroom (bath and separate shower) plus 3 twin rooms and a family bathroom with bath/shower.

Downstairs - further double bedroom with a study desk.

The property is large enough to allow visitors to do their own thing and have their own space if required - indeed we have seen swimming parties with others reading in the garden, others sunbathing and yet more playing table tennis all at the same time!

About the Owner/Advertiser, Mr Simon Mantell

I have had a love of France since childhood holidays and Margie, my Australian wife shares my passion for the food, wine, ambience and above all the weather which reminds her of being ‘back home’. We are based in U.K. but wanted a French base to explore the countryside which was easily accessible, away from the tourist spots and a potential place to retire. We have had some great times at Larroussa with friends and family and each visit brings new surprises and things to do.

Why this location? Larroussa is positioned within the Gers or Gascony, set in beautiful countryside in the heart of Armagnac country with deserted roads winding through gently wooded hills and valleys. It is untouched and unspoilt with limited tourism, but full of pretty medieval villages, castles and vineyards waiting to be discovered. Larroussa is situated well within a two hour drive of the Pyrenees, the Atlantic coast, Toulouse and Bordeaux. Local restaurants are proud to serve local produce and the Gers is well known for its duck, cheeses, wines and Armagnacs. We love the markets where the local artisans are keen to demonstrate their wares and offer tastings. Local wineries predominantly focus upon dry white Cotes de Gascogne but there are some excellent reds and the local Floc (aperitif) is a pleasant way to start an evening’s entertainment! Plenty of activities are nearby with cycle routes, lakes offering watersports and Gondrin has its own waterpark within walking distance.
Unique benefits of property Larroussa sleeps 8-10 comfortably with 5 bedrooms comprising 2 doubles (one on the ground floor), and 3 twin rooms. There are 3 bathrooms, a modern kitchen and an open plan living/dining area. Outside there is a large terrace, suited to al fresco dining. Within the large garden there is a large, securely fenced, private pool, (11 x 5m), large lawned area which has been the scene of many a cricket match, and my favourite garden bench in a lovely shaded spot by the fruit trees. The property is one of only 4 in the hamlet so is quiet without being totally isolated. In terms of activities, the house comes with its own large barbecue, table tennis table, a number of bicycles and boules set. If the weather is cool, the property benefits from its own woodburner and the underfloor heating takes the edge off cooler mornings!

Gondrin Water Park

Gondrin - nearest town (1.8km) has its own waterpark open between early July and late August. It’s slides range from fun to downright scary so there is something for everyone. There is also a kiosk available for snacks and drinks. Good fun when the weather is hot and you want a change from the pool!

Wine Tasting - Domaine des Cassagnoles

Local wine producer situated on the D931 between Gondrin and Condom. We really enjoy tasting the range of reds, whites and Armagnacs and talking to the cellar hand about their varying characteristics. Haven’t been there yet without a significant purchase!

Eauze Market

Eauze (12km) has its weekly market each Thursday morning. It is a real treat to see and sample excellent cheeses, meats, fish, bread, fruit and vegetables alongside drapery, and a significant number of other stalls. We usually combine an early trip to the market, stop for a drink for elevenses then have lunch in one of the many cafes and restaurants before heading home to cook a number of our purchases in the evening.


Take the ‘voie vert’ from Gondrin to Condom. It’s about 20km each way on a dedicated cycle route through the French countryside. About half way there is a cafe at the old Mouchan railway station which (when open) is great to have a break and lap up the sunshine. The route is pretty level so no hill climbing required but take plenty of water in case the cafe is closed. Might also be a good idea to take a lightweight picnic as there are a number of areas to sit down to enjoy a rest and a bite to eat. Condom is beautiful with its cathedral and many shops and restaurants. We usually stop at the Cafe des Sports for a beer and ice cream before heading back.

Restaurant - Le Pardaillan, Gondrin

Characterful restaurant serving local dishes with pleasant view over the tennis courts and waterpark. Great food and service and traditionally we normally have a meal there on our last night to save washing up!

Restaurant - Le Pave dans la Mare

One of our favourite restaurants on D931 towards Condom. Situated on a pretty lake stocked with koi carp and a number of ducks and geese. The lunchtime set meals are excellent value and the weekend menu is very tasty. The staff are very welcoming. In summer try and get a table outside!

Nogaro Racing Circuit

If motorsport is your thing a trip to Nogaro (30km) when there is an event on is very worthwhile. It is relatively cheap to attend an event (some are free) and you can get up close and personal with cars in the paddock or choose your viewing point around the circuit. With pan airfield on the far side of the circuit you get the added bonus of watching gliders take off and land too!

Night Markets

Look out for local night markets which comprise stalls, live music, well priced food and wine and all local produce. They are sporadic through the summer months but are usually advertised at tourist information offices. We have really enjoyed a medieval themed night event at Montreal, and night markets at Le Frechou and Vic en Fezensac.
