Borde Neuve is 16 metres long and 10 metres wide and has 2 floors.
It is built of stone and brick and has been rendered and painted and has a tiled roof.
A new kitchen was fitted about 5 years ago and is well equiped. There is a large fridge freezer with an ice maker and cold water dispenser.
There is also a boiling water Quooker installed which makes tea and coffee making very easy.
A dishwasher is also available
There are 2 electric ovens, (one has a microwave option) and a separate gas hob on the central island.
A small table for 4 is also situated in the kitchen.
The large 60m2 living room has 2 large sofas and a large 3 metre sliding door onto the pool area.
A tv and dvd player has access to UK tv channels via a Humax box.
There is a double room and a twin room on the ground floor as well as on the first floor.
Each floor has a bathroom with a toilet.
The upstairs bathroom has a shower and toilet, the downstairs has a bath with a shower within it.
The toilet is in a separate adjacent room.
Central heating and a wood fire.
There is a large upstairs room with a table tennis table and darts board.
The large garden covers 5000m2 and has many trees including peaches.
A vegetable garden may have tomatoes and cucumbers for guests to use.
There is plenty of outdoor parking but no garage availabe.
Access for less able people is good on the first floor.
A bbq is available on the terrace for outdoor cooking.
Plenty of wood is available.
We bought Borde Neuve 15 years ago and have been gradually improving it each year. <br/>As our children are now running the farming business, we are able to spend most summers there. This year we have the opportunity to travel to Greece to a friend's wedding and so are looking to rent out our home for 2- 3 weeks in the holiday season from around the 27th July.

|Why this location?||Borde Neuve is situated in the beautiful, rolling hills of the south Quercy region. Fruit trees are all around, including cherries, peaches, apricots and kiwi fruit. The climate is very pleasant with generally light winds and an average of 2,050 hours of sunshine a year. It is an isolated property with no close neighbours.|
|Unique benefits of property||Borde Neuve is situated on a ridge with a view into a valley towards the east, south and west. The terrace faces west and so makes a great place to enjoy a sundowner.
The new pool, and hot tub are also great assets.
There are numerous walks around the property and the famous Santiago Compostella GR65 is only a few kms away
There are 4 basic bicycles available for guests if required, and many quiet lanes to ride on, although most routes are hilly!
Moissac has a good market on Saturday and Sunday and is also an interesting town to visit.
La Francaise also has a market on Wednesday and Sunday, and Cazes Mondenard, the closest village has a small market on Thursday, but a grocery shop is also open daily except Mondays in the village

Lauzerte, Montcuq, Montaigu de Quercy, Montjoi, Castelnau Montratier.
About an hour away but worth the trip to Saint Antonin Noble Val, where you can hire canoes through the Aveyron gorge
