Well equipped and spacious Farmhouse with large pool set in over 40 acres sleeping 14 guests in 7 bedrooms with 4 shower/bath rooms. Located about 45 minutes South of Toulouse in the foothills of the Pyrenees the medieval town of Aurignac is just 5 minutes with excellent restaurants and shops including a new supermarket.
Esbayles has a well equipped kitchen with a gas operated range cooker and sufficient equipment for a house full of 14 guests. It has two large fridges of which one also includes a freezer.
The dining area which is adjacent to the living room will comfortably seat 12 guests.
The living room with its wood burning stove is both comfortable and cosy and has a television linked to UK non pay satellite channels.
The house has a strong wi-fi signal and is therefore internet enabled.
There are 7 bedrooms of which there are two on the ground floor, a double room and a twin bedded room. On the first floor there are three double rooms of which one is accessed through a twin bedded room. There is also a triple bedded room on the first floor. The house has three cots.
There is a bathroom and separate loo on the ground floor, and three shower rooms with loos on the first floor.
The house is heated by gas which is available all year, and there is a wood burning stove in the living room.
The house has plenty of toys and games for younger people, and also a tv linked to UK non pay satellite channels.
The land attached to the house amounts to more than 40 acres comprising a large garden perfect for outside games and relaxation including boules of course and table tennis. There are woods and fields with wonderful views of the Pyrenees, and plenty of walks. There is a large heated salt water pool with excellent space for relaxation, and for outside dining in two areas including a bbq.
There is adequate space for parking of at least 5 cars, and a covered area if required.
With level access to the house and ground floor bedrooms and a bathroom, it is ideal for all ages including for elderly or disabled guests. The house is large enough to accommodate families and friends of all ages.
There is a utility room in one of the adjacent barns which includes two washing machines and a dryer.
There is also a separate annexe in a converted barn which includes a double bedroom, shower room and loo, and a sitting room with kitchen unit. This has been used by a carer of a guest in the main house, and also by other guests in the house.
Sarah and I live near Salisbury in Wiltshire where since I retired from a career in consumer related businesses I now have non-executive roles in health, heritage, and churches.

|Why this location?||We have always admired this area as it is not only peaceful and genuinely French but it is also very accessible from motorways, a train station and just 50 minutes from Toulouse. The mountains of the Pyrenees are under an hour away, and the coast of the Mediterranean and indeed the Atlantic are both accessible for a long day trip.|
|Unique benefits of property||The spacious and well equipped Farmhouse with wonderful views over the countryside and its own large private pool has 7 bedrooms including two and a bathroom on the ground floor which have been used by disabled guests. The house is set in 40 acres on the edge of its own woods with fields overlooking the Pyrenees. The house can accommodate up to 14 guests with a further three shower rooms on the first floor. Although spacious it is also ideal for smaller groups and indeed at all times of the year due to its efficient gas heating and sitting room with a wood burning stove. The house also includes a well stocked kitchen and large dining room. There is also a separate one double bedroom annexe which has been used by carers or grandparents in need of separate accommodation.|
Hotel St Laurans in Aurignac, Le Tire Bouch for snacks in Aurignac, and Hotel Castet for lunch in Martres-Tolosane are our favourites for good quality and good value.
Although there is a small market in Aurignac our favourite markets are in Samatan, Fleurance, Boulogne-sur-Gesse, and further afield in Tarbes.
The Pyrenees have endless opportunities for walking and indeed skiing. Do visit Luchon which is a fascinating Spa town and has direct access to the mountains for both walking and skiing.
Perhaps our favourite location is the village of Saint Bertrand de Comminges which boasts a basilica perched on a rock over the valley and an impressive cloister. And below in the valley is a well preserved Roman town.
There is so much to visit in Toulouse which is easily accessible by road and indeed train. The City is full of museums and churches, and of course perfect for shopping and eating.
With a family tradition over time of taking large houses for our summer holiday, both in the UK and in Europe, we have no hesitation in saying that `Esbayles` was our best experience of all. The house is just delightful, extremely well-equipped, set in the most beautiful grounds and with a lovely seawater swimming pool which met the needs of all ages from 2 to 72! The real bonus is to feel that one is in the very heart of the working French countryside but close enough to the charm of the town of Aurignac to access good shops and within reach of many bigger towns, including Toulouse, for day trips. The owners and the locally based staff were extremely helpful throughout and very easy to deal with. More than happy to give `Esbayles` five stars!

This property is a beautiful, well-maintained and very comfortable old farmhouse
We loved the space inside the house with the large, well-equiped kitchen and roomy living/dining area. We also loved the acres of space outdoors on the terraces, around the pool and in the grounds, barns and woods.
There's a lovely walk to the nearby town with its local shops, bars, ruined castle & excellent museum. The house is set in rolling Gascon countryside but is also close to the Pyrenees: we would heartliy recommend it.
