Tranquil Mountain Paradise In The Pyrenees. . This cottage/gite is in a village setting.

A beautifully renovated traditional stone farmhouse with attached barn, gardens and mountain stream.
Situated in the quiet rural village of Arguenos in the Pyrenean foothills close to the Spanish border and 30mins from the ski slopes.

The property has been recently and extensively renovated to a very high standard including lime render, oak staircase and flooring, fully fitted farmhouse kitchen with granite worktops, an AGA as well as an additional fan oven and induction hob.

The luxurious bedrooms on the first floor include a large king size room with twin aspect overlooking the stream, log burner and ensuite bathroom with separate large monsoon shower and a large double bedroom with en suite bathroom and monsoon shower. There is also the option of a travel cot and baby changing.
On the 2nd floor there is a large twin room with sofa and desk (limited head room and low beams - ideally suited to children, please see pictures). There is a further shower room with large monsoon shower on the ground floor. In the snug lounge there is a large log burner and seating for 6. This room boasts a Denon surround sound cinema system, large flat screen tv, Apple tv and dvd player. A separate utility room with washing machine is also situated on the ground floor. There are thermostatically controlled radiators in every room and heated towel rails in the 3 bathrooms. A stable door in the kitchen leads to a large decked terrace area overlooking the stream.

The garden extends beyond the stream and is laid to grass with a selection of young fruit trees, large mountain pines and walnut trees. To the front of the property is a large gravelled driveway with parking for three cars and undercover parking under the barn. A bistro table sits under the mature grapevine and there is a further small lawned garden to the front overlooking the stream and with a washing line.
The house lies at the centre of mountain biking and hiking territory with the 2017 Tour de France route virtually circling the village! Col des Ares is a short drive/cycle away and for the more adventurous hikers the Cagire mountain route leads from a neighbouring village.

The local area is mostly for the pastoral farming of cattle, goats and horses as well as large areas of forest. Wildlife in the area is in abundance with an array of butterflies, birds of prey and deer. You may also spot glow worms, mink, boar, and even the occasional bear! If you are looking for a quiet rural mountain location you will not be disappointed.
Freshly baked croissants and baguettes can be purchased in nearby Juzet d'lzaut (6 mins away) which also has a boucherie. The beautiful market town of Aspet (13 mins away) boasts a number of bars, restaurants and stores as well as a pharmacy, doctors surgery and well stocked Carrefour market. This property is a rare gem in a mountain paradise.

Please note small children would need to be supervised at all times due to the close proximity of the stream. For this reason, whilst the property is well equipped for babies (cot, changing mat, fireguard and highchair) it may not be suitable for toddlers due to the stream in the garden. Guests are responsible for supervising their children's safety at all times.

Kitchen and dining

There is a fully fitted and equipped kitchen with a 4 oven Aga as well as a separate fan oven and induction hob.
The kitchen has granite worktops and an integrated dishwasher and fridge freezer.
There is a coffee machine, 4 slice electric toaster, microwave, and various baking equipment including scales, food mixer and hand blender. There is a central dining table with 8 chairs and a baby booster seat if required. There is also a sofa and arm chair in the kitchen, great for socialising whilst cooking. There is a stable door that leads directly to the large decked terrace where there is outside dining furniture.

Living rooms

The snug lounge has a large wood burner and an outside door leading to the wood store. It has two large sofas, one with integrated chaise longue. Low lighting / side tables and dimmable wall lights. This room boasts a Denon surround sound cinema system, large flat screen tv, Apple tv and dvd player. (Please note we do not currently have French tv).

Bedrooms

The luxurious bedrooms on the first floor include a large king size master bedroom with twin aspect overlooking the stream, log burner and ensuite bathroom with double ended bath and separate large walk in monsoon shower. The second is a large double bedroom with ensuite bathroom and monsoon shower over bath. Views of the garden and stream. There is also the option of a travel cot and baby changing.
On the 2nd floor there is a large twin room (2 single beds) with sofa and desk (limited head room and low beams - ideally suited to children, please see pictures). There is a further shower room with large walk in monsoon shower on the ground floor.

Bathrooms

There are two ensuite bathrooms. The master ensuite has a large bath with shower mixer tap and separate large walk in monsoon shower. There is a heated towel rail, toilet and hand basin.
The second en suite has a monsoon shower over a smaller bath, heated towel rail, toilet and hand basin.
The third shower room is located on the ground floor. It has a large walk in monsoon shower, heated towel rail, toilet and hand basin.

Heating

Each room has one or two electric wall heaters that have individual thermostats. There are two wood burners, one in the lounge and one in the master bedroom. The 4 oven Aga provides warmth that permeates throughout the house. The house is well insulated and has double glazing throughout.

Entertainment

There is a selection of toys and books for babies and toddlers. There are board games, books and dvds for all of the family. There is a Denon surround sound cinema system, large flat screen tv, Apple tv and dvd player. (Please note we do not currently have French tv).

Visitor suitability

The property is suitable for guests who will appreciate a tranquil, rural location in a quaint village in the foot hills of the Pyrenees. The property is family friendly (although there is a stream in the garden so parents will need to supervise young children). There is an open fire pit beyond the stream with a small orchard and wooded area. The property will appeal to walkers and cyclists alike as there are many routes in and around the village.
The property is ideally suited to skiers with many local resorts to choose from, the nearest being Le Mourtis, a small family resort, a mere 30mins from the property.
There is a huge amount of wildlife to spot in the area for enthusiasts and photographers and the stunning scenery provides endless inspiration for artists. For adventurous guests there are activity centres which offer rafting, climbing, zip wires, fat bikes, horse riding and paragliding. In wet weather there is the new indoor bowling and activity centre in St Gaudens.

There is a travel cot with mattress suitable for babies up to 2 years, a changing mat and a potty. There is a booster seat high chair that can be attached to the dining chairs.
A Babydan play pen/fireguard is also available upon request.

About the Owner/Advertiser, Mrs Cheryl Hudson

Cheryl is a teacher and her husband Neil is a mortgage broker from Somerset in the UK. They both have a passion for renovating old properties and fell in love with the tranquillity of Arguenos whilst visiting friends many years ago. In 2016 they spent a year living in Las Arribos whilst completing its final renovations and reluctantly returned to the UK for their children’s education in 2017. The house is their family holiday home which they let out when not in use by them.

We thought Las Arribos was lovely, in such an excellent, quiet and peaceful location with many opportunities to explore the Pyrenees from a central location. It had all the amenities we needed and was extremely comfortable, clean and well equipped, inside and out. The grocery pack to welcome us and the email information from the owner as we arrived about local activities during our stay period was an added nice touch. Additionally, the owner contact from the time the booking was made to another one after our stay reassured us that the owner was interested in us having the best of experiences in their holiday home.
We saw lots of wildlife locally including a family of wild boar and would definitely recommend Las Arribos to anyone visiting the Pyrenees for either an activity holiday or a relaxing break in any season as there is everything from skiing to walking and cycling in the area.
We were so lucky to have found such a lovely place to stay.

We enjoyed 2 weeks at Las Arribos this October exploring the surrounding area.

The property is tucked down by a stream very close to the centre of Arguenos. Unfortuately it did not get alot of direct sunshine during our stay. So it felt a little cold & dark at times. Otherwise everything else was OK with the property itself.

Aspet - the closest small town about 12km away - offers a limited range of shops, supermarkets & restaurants whilst St. Gauden - further down the road - offers alot more. Something to be alert to!

Thank you for your review and we are glad you enjoyed your stay. We feel the property has been slightly unfairly rated in your review given that it is advertised as a quiet, rural, mountain location that enjoys a peaceful and tranquil setting. It seems you have marked it down for these qualities?
During the winter months it does not have as many hours of direct sunshine due to its close proximity to the mountains. This is usually a selling point given that it is only 30mins from the ski slopes. You particularly requested a holiday suitable for mountain biking and considering the village was circled by the Tour de France in 2017 and is usually only 5 mins from the action each year I would say it is perfectly situated.
I’m afraid I would have to disagree if the property felt cold and would suggest that perhaps you did not make use of its features? The property has a 4 oven Aga that heats the ground floor, stairway and second bedroom. It has two large new efficient log burners for the lounge and master bedroom (logs are provided for free), it has thermostatically controlled radiators in every room and oversized heated towel rails in each of the three bathrooms. The house is newly renovated and has been insulated well above standards, particularly in the roof space where it is double insulated.
We explain clearly where the nearest amenities are in the advert so there should be no surprises when guests arrive.
