Idyllic Watermill Retreat With Private Pool. This cottage/gite is in a rural setting.

Only an hour from Toulouse Airport, Le Moulin Neuf is a perfect place for one or two families, or a group of friends to relax and enjoy all the Midi-Pyrenees has to offer. Set in a lovely garden with a private pool and large dining area, the outdoor space sets this gîte apart.

With 4 light and spacious double bedrooms, 2 luxury shower rooms, a large lounge/diner (seating for 8) and a kitchen and separate breakfast room (seating for 8), the gîte offers plenty of space.

The gîte is part of Le Moulin Neuf (the New Mill.... built in the 1600s!), a beautiful and idyllic rural retreat set in a large plot of land (8 hectares). The property is surrounded by trees and fields, ensuring complete peace and quiet for our guests. A river flows along the edge of the fields, and the old mill stream runs through the property and under the original mill house (accessible from the gîte), with its three original mill stones.

The gîte has exclusive use of a 12m x 6m private swimming pool, large covered outdoor eating area and bespoke charcoal barbecue. Recliners (for 8) and large parasols line the pool (pool towels provided) and there is seating for 10 in the large covered dining area.

Kitchen and dining

The kitchen has been renovated throughout and offers a 5 burner range cooker, microwave, large capacity kettle and coffee maker, toaster, two fridges (one with a freezer compartment), a dishwasher and washing machine.

Crockery and cutlery are provided, including glasses for champagne, white and red wine (as well as water!). There are plenty of pots and pans, as well as an electric citrus juicer, small food processor and stick blender. Table clothes and tea towels are available. Cupboard staples (coffee, tea, sugar, salt, oil, vinegar etc) are provided along with basic cleaning materials (including a hoover, iron, ironing board and mop/bucket).

You have two dining options inside the gîte:
- a separate breakfast room adjoining the kitchen, with seating for 8 adults (a child's high chair is also available); and
- a formal dining table, with seating for 8 and patio doors overlooking the gardens and millstream at the back of the property, at the rear of the lounge/diner.

Living rooms

The living area of the lounge diner has two three seater sofas and two armchairs.

The living room looks out over the gardens to the front of the gîte, through a large patio window.

There is a Samsung Smart tv in the living area, attached to an Apple tv (4th gen) and a dvd player. You can access you home iTunes, Prime and Netflix accounts using the Apple tv, and UK Sky News live if you have a UK based iTunes account. There is a small library of dvds (largely in English).

Bedrooms

There are 4 generous bedrooms, set up as follows:
- Bedroom One: Kingsize Bed
- Bedroom Two: Kingsize Bed
- Bedroom Three: 2 x Single Beds or 1 x Double Bed & 1 x Single Bed
- Bedroom Four: Kingsize Bed

All bedrooms have whitewashed walls and painted floors and are furnished with a mixture of brocante/upcycled finds and lovely modern pieces, as well as handmade curtains and soft furnishings.

Every room has a wardrobe with plenty of hangers, as well as either a chest of drawers or shelving for folded clothes, bedside tables and reading lights and wall hooks for towels etc. There are two hairdryers (located in the front two rooms).

All bedding is hypoallergenic (2 pillows provided per person), with light tog duvets in high season and heavy tog in low season.

All bed linens are white French linen. A large luxury cotton bathsheet is provided for every guest, as well as additional bath and hand towels. A pool towel is also provided for each guest (exc infants).

Bathrooms

There are two newly installed luxury shower rooms with walk in shower and basin, one on each floor. Hand soap is provided.

In addition, there are two separate wcs, again one on each floor. A roll of paper will be available in each on arrival.

Heating

The gîte has gas central heating, which is available outside high season.

Garden and outside

The gîte has exclusive use of a 12m x 6m swimming pool. Wooden sun beds and cruise recliners, with mattresses, are provided for 8 and there are 4 large adjustable parasols. Pool towels are provided for all guests.

There is a large expanse of lawn in front and to the left of the gîte. If you are lucky enough to visit when the cherry and fig trees are in fruit, you are welcome to help yourself!

There is a large covered area to the left of the gîte with dining tables and chairs to seat 10. There is overhead lighting and battery powered lanterns/candles are provided.

There is a stone built charcoal bbq next to the covered area. Some bbq utensils are provided but charcoal is not.

There is a small patio to the rear of the gîte, leading from the French windows in the dining area.

Parking and garages

Uncovered parking is offered for cars in front of the main house. Suitcases need to be carried 20m (over the millstream bridge).

Lockable storage is available for cycles or motorcycles inside the main house garage/barn (as well as simple bike washing arrangements).

Visitor suitability

Please note that the millstream is not fenced so small children will need to be supervised in the grounds.

The pool has steps and a shallower area at one end and a solar powered rollout security cover. The pool is not fenced and the cover should be rolled out when the pool is not in use.

All bedrooms are on the first floor (around 20 steps) so the property may not be suitable for anyone who is unable to climb stairs.

Fresh Produce Galore at Samatan Market

The weekly Monday market in Samatan is the largest in the area and is only a 25 minute drive away. Go early, buy some pastries from a stall and grab a table at one of the local cafes/bars to order your morning coffee and watch the world go by. Stock up on fabulous fresh local produce, maybe buying a couple of market baskets to carry it all, and head back to the gîte, with its luxury range cooker, BBQ and huge covered eating area to cook up a storm.

Family Fun at Saramon Swimming Lake

If natural swimming is your thing, and you can pull yourself away from the pool at the gîte, try the swimming lake at Saramon (30 minute drive). With a sandy beach to sit on, picnic tables to set up for lunch, a cafe bar for an indulgent ice cream, slides, water inflatables and lifeguards, it makes for a fun family day out.

Jazz & Dinner in Simorre

With an allotment (potager) to table concept, the Bouche à Oreille restaurant in the lovely village of Simorre is proving increasingly popular. Each Friday evening during the summer, they host international quality jazz musicians and offer innovative set price 3 course menus in the village square. The concerts are free - just contribute what you think is appropriate to the collection bucket passed round during the evening. Go early and stash some local organic produce from the Simorre evening market in your car before the jazz starts. (Reservations necessary - happy to help with this.)

Shopping & Sightseeing in the Rose City

Many of the buildings in Toulouse are built of beautiful rose coloured local stone, earning it the nickname the Rose City. Wander the pedestrianised streets, with brand name and boutique stores, grab a coffee and an ice cream on the grand Place du Capitole or on one of the many charming smaller squares.
